We’re excited to host you! To ensure a smooth and enjoyable stay for everyone, please take a moment to review our house rules before booking.

House Rules:

Quiet hours are from 10PM to 8 AM. Please be respectful of our neighbors.

No smoking of any kind inside the home, including electronic cigarettes. A minimum $500 cleaning fee will apply if smoke odors are detected.

Only registered guests are allowed on the property unless prior approval has been granted. Unauthorized guests or parties will result in a $250 cleaning fee and immediate eviction without refund.

No illegal activities or inappropriate behavior will be tolerated. Violations will result in immediate eviction without refund.

Please leave the home tidy upon departure. Excessive mess requiring additional cleaning will result in a $150 cleaning fee.

Notify us immediately of any maintenance issues or damages. Damages resulting from negligence will result in additional charges.

Missing or damaged items (including towels, linens, decor, etc.) will be charged to the guest.

Please do not use white towels to remove makeup, tanning products, or creams. Stained towels/linens will be charged to the guest.

Late check-outs without prior approval will incur a $150 fee and may not be available if same-day guests are arriving.

Early check-in or late check-out may be available with prior approval for an additional fee.

The primary guest is responsible for all actions of registered and non-registered guests during the stay.

Hosts, cleaners, or maintenance staff may require access to the property during your stay. In emergencies, access may occur immediately after notice; otherwise, 24 hours' notice will be provided.

Please note: Texas is a lush and natural environment. Our home is near green spaces and creeks, and while we maintain the property, you may encounter bugs, wildlife, or varying weather. We do not offer refunds for nature-related encounters (e.g., insects, wildlife, weather) but we do have pest control servicing our property regularly.
