With its fully equipped kitchen, full functioning office, a relaxing hot tub (fully fenced and gated for the safety of minor children), competition pool table or full-size ping pong table and two entirely private gathering areas, this is an ideal location for corporate or business traveling professionals who want a relaxing place to come home to or family and friends who want someplace special to enjoy a festive or relaxing gathering.

This fabulous home is 2,500 square feet of comfort, convenience and fun.
It is situated on 1/3acre in a quite friendly neighborhood of Georgetown,
a quick 8-minute UBER drive to downtown, rated the most beautiful downtown in Texas. Nightlife, restaurants, shops, boutiques, wineries, and cafe's abound downtown. And downtown Austin, with its vibrant energy, is just a 40-minute drive away, along with many great attractions and restaurants throughout the area.
For safety and security, a Hotel Safe and Alarm is provided.
Bed linens are 100% cotton.
Internet is 1GB service. Wifi is upwards of 700Mbps.
There are 2 Bluetooth 60-watt sound systems with subwoofers.
Baby Crib/Changing Table, Baby Monitor and Booster Seat are provided.
Dog crate, dog bowl and doggy clean up bags are provided, and the back yard is fully fenced. Pets come with a $110 fee. Only one pet under 20lbs is allowed which must be house broken and crate trained.

---- HOUSE RULES

ADDITIONAL PET WASTE CHARGE of $65.00 if you do not pick up your dogs waste from the back yard, Please remove and dispose of properly before you check out.

DISHES at Check-Out. Dishwasher must be run and emptied of all Clean Dishes put away or incur an additional $45.00 charge. A charge of $60.00 if any dishes are put away dirty as it can damage incoming guest reviews.
---- EXCEPTIONS: Exceptions to house rules must be approved by the owner or management.

---- VISITORS:
Parties are not allowed. Small gathering with visitors is allowed. One visitor is allowed to stay overnight. A twin blow-up mattress is available in the master bedroom closet for this situation.

---- BONUS:
We offer a $50 discount for reporting broken or missing items missed by the inspector. Items will be repaired or replaced as soon as possible.

---- CARE OF THE PROPERTY:
Guests are asked to treat this property as their own.
The backyard landscaping requires extra care, to avoid trip hazards from lighting, landscape boarders, and irrigation lines.


---- SAFETY:
Guests with young ones must take precautions for their safety:
Guests must check for and move anything that could present a hazard. Inspect for small items or pills left by previous guests and missed by cleaners.
Guests are accountable for any resulting harm for not inspecting and addressing hazards.

---- CHILDREN AND MINORS MUST BE SUPERVISED 100% OF THE TIME.

---- PETS:
Dogs must be under 20lbs, fixed and be housebroken. Repair or replacement, plus 20%, of damaged items caused by pets will be charged to guest.

---- FIRE PIT:
Gloves are provided and must be always used when handling firewood. The firepit is out of service during summer months due to fire hazards.

---- CHECK-OUT:
The guest is expected to leave the premises in good condition, requiring minimal cleaning.

---- SMOKING/VAPING: Smoking and vaping is allowed outdoors only.

---- RECREATION ROOM:
Minors are not allowed to use the billiards table without direct adult supervision.


---- PUTTING GREEN:
ADULT SUPERVISION IS REQUIRED 100% of the time when using the putting green.

---- MISSING AND DAMAGED ITEMS:
Items taken from the property will be charged at their replacement cost plus 20%.
Damages will be charged at the cost of repair or replacement plus 20%.

---- SECURITY:
Safe: The safe override-key is closely guarded by the owner and management. Host will not be held responsible for missing items.
Alarm: A contact phone number must be provided to be issued a code to arm and disarm the Alarm. The Alarm is monitored 24/7 by Alarmgrid.
ARM-STAY does not monitor windows, it only detects door sensors.
ARM-AWAY uses door sensors and motion detectors.
The recreation room has alarm sensors.
Police or fire will be dispatched if the guest cannot be reached.

---- HOUSE GUIDE:
Guest agrees to follow house guide guidelines and all posted signs.

---- AVOID THESE FEES:
Kitchen: The dishwasher may be left full of dishes. Do not put dishes away dirty. Please start the dishwasher before leaving. A $45 cleaning fee will be charged for leaving dirty dishes out.
Overstay: An overstay fee begins 15 minutes after checkout time. A fee of $30 will be charged for each 15-minute overstay beyond that.

---- GENERAL:
Quite hours are from 10pm to 8am. Please keep noise down on the patio and in the yard during these hours.
Gardeners mow on Saturdays.
