Spacious 4-bedroom condo with WiFi, fitness room in charming Kings Beach
Nestled near the stunning shores of Lake Tahoe , this three-story condo is tucked among the pines in Kingswood Village, a woodland community with hiking trails (Griff Creek) located within the community, a beautiful outdoor pool , courts for tennis, pickleball, basketball (summer only), his/hers saunas, and, and bocce and convenient summer RV and boat parking! The location can't be beat, with the heart of Kings Beach - including Kings Beach State Recreation Area, Old Brockway Golf Course, and a host of restaurants, shops, and services - one mile south. The slopes of Northstar California Resort are only five miles west as well.
Our condo is the one of four of the largest in Kingwood Villages boasting 1730sq ft of living space. With its generous size, the home can comfortably fit up to 6 adults and 4 children. The space was carefully designed for ease of use and enjoyment with ample room for large families or responsible adult groups.
The condo has been fully renovated with a completely remodeled kitchen, bathrooms, flooring, doors, windows, new furniture, tv’s, mattresses, pillows, bedding, kitchen supplies, grill, etc. There is truly no amenity that was missed. The unit features new sliding glass doors and new windows to keep the cold/heat out along with brand new ceiling fans in all the bedrooms and loft to create a cool breeze during the hot summer months.
The first floor includes 2 bedrooms, a newly remodeled bathroom that includes a double vanity and shower/tub and a convenient laundry area with a brand new washer and dryer. The master bedroom features a king size bed, new 53” TV and boasting its own private and fully furnished balcony. The second bedroom is located on the first floor and is furnished with a queen size bed and features a 53" TV.
The second floor includes a third bedroom, living room, full bathroom and dining area.
The third bedroom has a super fun hanging chair and is furnished with a queen size bed and features a 53” TV.
There is a fully equipped kitchen, including a cappuccino machine, brand new stainless steel appliances and literally every kitchen amenity possible including food processor, blender, panini press, All Clad pots/pans, immersion blender and an electric juicer to name a few.
There is an inviting living room with a wood burning fireplace, large dining table and bar stools. The Living room has large windows and a new 60 inch flat screen tv (YouTubeTV/Streaming services). There are brand new sliding glass doors leading to a large balcony that hosts a large electric grill (no open flames are allowed) with a brand new outdoor patio set and a bar/serving area.
In the living room there is a spiral staircase leading to a spacious loft overlooking the main level which was designed with kids in mind. The loft is set up with full size bunk beds, 53” TV, bean bag chairs and a coffee table/games table. For safety no kids under 8 are allowed in the loft.

House Rules
- The pool and sports courts are available in summer only.
- Check-in time: 4:00 PM.
- Check-out time: 10:00 AM.
- Quiet hours are from 10:00 PM to 8:00 AM.
- No parties allowed. There are cameras located at the condo entry points and will be used to verify.
- No smoking or vaping of cigarettes, cigars or any other tobacco or cannabis product is allowed in or on the property. This includes all common areas, balconies, decks, porches and parking lots. This is a Smoke-Free Residential Property
- Small dog(s) are welcome in this home with pre-approval. If approved dogs must be leashed at all times.
Violation Fees
Party violation: $1500 per incident
HOA Violations: $100 per incident
Safety Violations: $500.00 for Open Flame, smoking, or vaping anywhere on property
Noise Violations: Per Placer County, start at $1500 per guest, up to $5000 per guest.
Wet Bed: $100 may apply if beds have been wet.
Lost FOB Key Card: $75.00 for replacement pool and sports complex card.
Lost Car Pass: $100 per lost pass
Late Check out: $50.00 per half hour for late check-outs unless given prior approval.
Damage waiver: The total cost of your reservation for this Property includes a damage waiver fee which covers you for up to $3,000 of accidental damage to the Property or its contents (such as furniture, fixtures, and appliances) as long as you report the incident to the host prior to checking out. More information can be found from the "Additional rules" on the checkout page.
Guests must be at least 25 years of age to book. Guests under 21 must be accompanied by a parent or legal guardian for the duration of the reservation.
There are cameras around the complex; pool and facilities, garbage areas, etc. We also have a doorbell camera at the entry which will be used to verify occupancy and rules compliance, including those regarding pets.
*Please consider travel insurance for your trip. From wildfires in the summer to extreme snow in the winter, conditions may lead to poor air quality and/or limit highway access. We suggest that you provide yourself security from the unknown.
*Placer County Occupancy Tax and North Lake Tahoe Tourism Business Improvement District (NLT-TBID) tax combined are 12% on rent and cleaning.
*Cleaning fee is $275 (larger groups and extended stays may require higher cleaning costs).
*We require a 3-night minimum, except Thanksgiving (4 nights) and Christmas/New Year periods (5 nights). Please note that until confirmed, rates are subject to change without notice.
