THE ROOM:



This reservation is for a private room that, if we have other guests, will share the property's common areas, including the kitchen and pool area. If you want the entire property private, consider booking our Private Entire Property. Make sure to view all images. You have the entire second floor of the house to yourself. There is no door, just the stairs, between the shared ground floor and your room.



* Comfortable Accommodations: This rental includes a private bathroom, a ceiling fan, and personal fans over the beds to keep you cool at night.



* There is 24 hr AC available that blows over the bed.

* in addition to the main fridge in the kitchen, the room has a private mini fridge

THE PROPERTY:



* Our Pool is right in front of the Ocean with Amazing views of the Pacific and its Sunsets.



* Next to the pool is an outdoor rinse shower.



* Well-Equipped Kitchen: The Main Beach House features a fully stocked kitchen with a 6-burner stove, a standard refrigerator, and all necessary cookware. This rental also has its own private mini-fridge.



* High-Speed Internet: We provide the fastest internet available in all of Nicaragua Coastal area (300 Mbps upload and 52 Mbps download). Ideal for digital work or streaming.



* Security and Privacy: The property is fully enclosed by a 10-foot wall with secure gates and a private parking area. We also have 24-hour on-site security and a groundskeeper, Yerling, who is available to assist with any needs.

* PRIVATE CHEF - Our Private Chef will come to the Beach House and cook for you. The day before the meal they will come to the house and you will tell them what you would like to eat. They can prepare Breakfast, Lunch or Dinner. The next day they will arrive with all the ingredients and cook a private meal for you in our kitchen. You will have a private meal without leaving the Beach House. Our Chef will need at least one days notice. So please make sure to contact us if you would like this.



The Rate for the Chef is $10 per meal plus ingredients.



* ATV RENTALS - We have on-site ATVs available for rent. Inquire for rates - 1 days notice required



* HORSEBACK RIDING - We can call some horses to come right to the Beach House and you can take a ride down the beach on your own horse. Inquire for rates - 1 days notice required



* BEER AND ALCOHOL DELIVERY: Give us one day's notice, and we can order a case of cold beer or bottles of rum & other liquors to be delivered.



* SURF BOARD RENTALS: One Days Notice Required and we'll have them delivered to the Beach House for you.

Guest Access:

You will have access to the entire property with exception of the other Casitas.

Pool, Hammocks, Beach Cruisers, Boogie boards, Snorkels, Fins, Sun, Waves, Sand, Sunsets and Views are all included.

The Neighborhood:

On one side is a vacant lot and the other is a small Ranchhouse that has occasional residents. The area is quite calm and peaceful and you will usually hear nothing but the rolling of the ocean waves



The closest airport is in Managua. Its a 1 hour 15 minute car ride from the airport. There are two main roads that you can travel by. One is a more straight and direct route and the other is more scenic and windy roads thru the mountains. We can advise you directions based on your preference.



all Roads are paved and well maintained right up to our property. When you arrive our groundskeeper will open the gate for you and help you get settled in and answer all your questions..



Getting Around:

We suggest you have a rental car from the Airport or your own transportation. The roads are all paved with the exception of the last 200 yards to the Beach House. This area is a dirt road. Managua Airport is 45 min to 1 hour away depending on Traffic and time of day. The roads to and from Managua once outside Managua are scenic and well maintained roads. The City of Managuas traffic is not great and is not enjoyable at all. Its about 15 minutes to get thru Managua and get to the country roads.



We will be happy to order you a car service should you need. Cars to and From the Airport are around $ 80 - $100.



Other Things to Note:

Please note, we do have security cameras throughout the common areas of the property for yours and our protection.



We do have a R/O Water purification setup in the kitchen for plenty of drinking water. We do not suggest drinking the water out of the normal taps.



The Ocean directly in front of the property is lined with rocks. We suggest if you are to go swimming directly out front to wear shoes. A short 3 minute walk to the left as you walk out to the Beach and you will find Sandy beaches for a Mile.

In the past we have had guest concerned that the water in the pool is dirty. However, please note that the color of the pool walls are painted a different color under the water line. Its is a Turquose/ Green color and the rest of the pool outside the water is a Baby Blue Color. The water is not dirty. Its just the color of the pool walls :)



Additionally. Nicaragua is a 3rd World Country. Do your research on Nicaragua and Pochomil before you come. Do not expect the area to be like Miami Beach. You will see chickens and pigs walking freely and there are not the standard 1st world accommodations in the area. Personally I love this about the area but there are some people and groups that this is not their thing. If our location was in the states the rates would be 5 times higher. Be reasonable with your expectations and keep them in alignment with where you are choosing to visit. If your concerned about everything being spic and span and super clean at all times.. This is not the place for you.
