The Villages is an active 55+ Community featuring nightly live entertainment, golf, pickleball, recreation centers, adult and family pools all included with your rental, all just a short golf cart ride away.
This beautifully furnished home is close to Sawgrass Grove where you can enjoy nightly live entertainment, the indoor Market and Sawgrass Tavern. It is close to the Clifton Cove Putting Course, Franklin Recreation Center, family pool, corn toss, outdoor exercise equipment and multiple pickleball courts. Mickylee pitch & putt and Southern Oaks Championship golf course.
Beautiful Designer Home with 4 bedrooms, 2 bath. Our home is equipped with washer and dryer and has a 2 car garage.
The Master Suite features a king size bed, 65â smart tv, custom walk in closets, en-suite bathroom with double vanities and a Roman shower with seat.
The second bedroom features a queen size bed and custom closets. The third bedroom features twin XL beds as well as custom closets.
The Den / 4th bedroom features a couch with chaise lounge that converts to a comfortable queen size bed, and has a 65â smart tv.
The bright and sunny kitchen is fully equipped with everything you need with a lovely breakfast nook which is open to the living room, dining room and lanai.
The living room has reclining couch and loveseat, with 75â smart tv.
The large lanai is 26 x 11 and is furnished with a couch, 2 swivel rockers, 2 chairs, and a fire pit.
The Villages is an 55+ active adult community. You must be 25 years old to rent this property.
1. No Subletting is permitted.
2. No refund for early departures.
3. No smoking or vaping on the premises at any time.
4. No parties or loud music or disruptive activities.
5. All guests must be registered with landlord.
6. Home is to be used as a private, single family residence and NOT for any business, profession, trade, or illegal activity of any kind.
7. Cancellation policy: >90 days: amount of forfeiture equivalent to security deposit; <90 days: forfeiture of all fees paid to date, unless owner is able to re-rent for same dates and for same or better terms, less amount equivalent to security deposit.
8. Any issues must be brought to the owner's attention within 24 hours of check-in. This includes issues renter(s) have with the home or any damage incurred by the renter(s).
9. Check-in time is 3:00 PM. Check-out time 11:00 AM.
TO RESERVE:
1. Renter(s) agree to sign lease agreement and pay deposit of 50% of total rent and associated taxes, cleaning fee and security deposit within seven (7) calendar days of signing/submitting the lease agreement.
Remaining balance is due a minimum of 60 days prior to occupancy.
2. If booking is made < 60 days prior to occupancy, 100% of total rent and associated taxes, cleaning fee, and security deposit is due Within seven (7) days of signing/submitting the lease agreement.
3. All payments/funds must clear bank prior to occupancy.
4. Full security deposit will be refunded within 15 days of departure, pending inspection of property.
RATES, PAYMENTS, AND FEES:
RENT:
- Rental rates vary based on number of months requested
- Rent includes all utilities, internet/Wi-Fi, yard/lawn care, trash pick up, and amenities fee.
- As noted above, all guests must be registered. Extra fees may apply for long term guests
TAXES:
- Rent does not include taxes. There is an additional 7% Florida tax and 4% county tax.
CLEANING FEE:
There is a standard cleaning fee to cover normal cleaning costs. The fee is $250.

- ACCESS TO FREE GUEST PASSES for your other temporary visitors.
To Apply for Resident Temporary ID:
1. Request, complete, and return paperwork for Temp IDs (for up to 2 people) at least 2 weeks in advance of occupancy.
2. Fee of $50 (for 2 people) will be paid by renter(s) directly to "The Villages" and picked-up upon arrival at the Brownwood Sales Center. Payment must be by cash or personal check, as they do not take credit cards.
