1. No Parties or Events — Strictly Enforced

Parties, celebrations, gatherings, and events of any kind are strictly prohibited. This includes house parties, birthday parties, prom and graduation parties, after-parties, pre-parties, social gatherings, and any gathering involving people who are not included in the reservation. The property may not be used as an event venue under any circumstances.

2. Registered Guests Only

Only the guests disclosed on the reservation and approved by the host may enter or occupy the property. No unregistered visitors, additional guests, or drop-in visitors are permitted without the host’s prior written approval. This policy applies even if a visitor does not stay overnight.

3. No Unauthorized Guests or Occupancy Changes

The reservation must accurately reflect the number of people staying at the property. Guests may not invite additional people to the home or exceed the property’s approved occupancy limit. Any proposed change in guest count must be approved by the host in writing before the additional person arrives.

4. Booking Must Be for the Actual Occupants

The person making the reservation must be an authorized guest who will personally stay at the property. Third-party bookings, bookings made on behalf of undisclosed occupants, and reservations made for another person without the host’s prior written approval are prohibited.

5. No Misrepresentation of Booking Purpose

Guests must provide accurate information regarding the number of occupants and intended use of the property. Reservations made to host a gathering, event, or party are prohibited, even if the booking is for only one night or the gathering is described as a small or private event.

6. Noise and Neighbor Respect

Quiet hours are from 10:00 PM to 7:00 AM. Excessive noise, loud music, disruptive behavior, and activity that disturbs neighbors are prohibited at all times. Guests must respect neighboring homes and the residential character of the neighborhood.

7. Host Communication and Compliance

Guests must respond promptly to reasonable host inquiries concerning reservation details or compliance with house rules. If a violation occurs, the host may contact the booking platform and take action consistent with platform policies and applicable law, including seeking termination of the reservation where authorized.

8. No Unauthorized Commercial Use

The property may not be used for commercial events, ticketed gatherings, content-production events involving unapproved visitors, or any activity other than the approved residential stay without the host’s prior written consent.

9. Reservation Acceptance

By booking the property, guests acknowledge and agree to follow these house rules. Violations may result in the matter being reported to the booking platform and any applicable remedies being pursued in accordance with platform policies and applicable law.
