Welcome to your cozy Astoria retreat! This renovated 1-bed, 1-bath basement apartment offers a private entrance, modern comforts, and a fully equipped kitchen. Located at ground level, you’ll take just two short steps down to enter the apartment. Steps from dining, parks, and the subway, enjoy easy access to NYC’s top attractions. Ideal for business or leisure stays!
OCCUPANCY RULES:
1-2 adults in apartment unit. There are no exceptions to the occupancy rules. Please make sure your total number of adult guests reflects your reservation.
BOOKING RULES:
**Must be 21+ years of age to book.
**No pets allowed (dog/cat).
**After you reserve your apartment, please provide the following for all adults (16 years of age and older):
-Copies of drivers' licenses or passports (all documents must be legible).
-Email addresses and phone numbers for each adult guest.
**For long-term rentals, a lease agreement and lease application are required. Guests with no reviews or limited booking history must complete the full application process. For well-reviewed guests, a simplified application may be offered at the host's discretion. Lease application requirements are, but not limited to; former residency, employment status, SSN (US citizens), references, and other personal details. I will send a SignNow link to make this process seamless and efficient.
APARTMENT UNIT ACCESS (CHECK-IN DAY):
The standard check in time for access to the apartment unit is 3pm, however, this can be flexible depending on if the apartment unit is ready to accept guests (case-by-case basis). Please check with me if check in time is other than 3pm.
CHECK OUT:
The standard check-out time is 11am. After check-out, the door access code will automatically expire.
NO PARTIES, GATHERINGS, OR EXCESSIVE NOISE:
To ensure a comfortable and respectful environment for all residents, guests must not host parties, large gatherings, or engage in disruptive activities. Noise levels should be kept at a minimum, especially between 10:00 PM and 8:00 AM. This includes loud music, conversations, and any other disturbances that may affect neighbors' peace and quiet.
VISITORS POLICY:
Yes, visitors are welcome for guests who have booked 30 days or longer. Visitors should be kept to a minimum at all times, and their presence must not disrupt the building or neighbors. While occasional visits from friends or family are understandable, this should not include extended stays or give the appearance of additional occupants. Guests are encouraged to notify the host in advance of any visitors to avoid misunderstandings.
GARBAGE & RECYCLING:
To keep the apartment and neighborhood clean, please follow NYC’s sanitation rules. Improper disposal may result in fines, which will be the guest’s responsibility.
PARKING:
Street Parking:
**Street parking is available but can be competitive, especially during peak times.
**Be mindful of alternate-side parking rules, which require vehicles to be moved on specific days for street cleaning. Check posted signs for details.
Metered Parking:
**Some streets in Astoria have metered parking, usually with time limits during certain hours.
Residential Parking:
**This area doesn't have dedicated residential parking zones, so availability is on a first-come, first-served basis.
Restrictions:
**Look out for no parking zones, such as near fire hydrants, crosswalks, or bus stops.
**Be cautious of commercial vehicle parking-only hours on certain streets.
Parking Garages:
**If street parking is challenging, there are parking garages nearby in Astoria for a fee.
NO SMOKING:
No smoking of any kind is permitted inside the apartment only. Smoking is permitted outside in the backyard. If suspected of smoking guest will be charged the whole amount of security deposit.
LAUNDRY/LAUNDROMAT:
While there isn’t a washer/dryer in the apartment, you won’t have to go far! Several excellent laundromats are just a short 5-minute walk away, making it easy and convenient to take care of your laundry.
NO MAIL/PACKAGES:
Guests may not receive mail or packages at the apartment. Using this address for mail, shipping, or official documentation is strictly prohibited. For deliveries, guests must use a PO box or similar service. Any mail or packages sent to this address will be returned to sender, and the host is not liable for lost or mis-delivered items.
MISSING DEVICES FROM APARTMENT:
If any streaming devices (e.g. unit owned Bluetooth speaker) or remotes are missing from the apartment after your departure, I have a right to charge you $75 per missing item.
LOST ITEMS:
I am not responsible for any items left behind. Please make sure to check that you have removed all personal belongings at departure. I will be happy to ship back any belongings, if found (at your expense), but I am not liable for them.
