Rental Policies:

- Minimum Rental Age is 30

- The person booking the home must be staying at the property throughout the stay. If you are booking for someone else or you are a travel agent, please contact me first.

- Guests requesting to book the property, must have a min. of 3 reviews from other hosts.

- The maximum occupancy of the house is 10 guests and may not exceed this limit.

- No Parties / No Events: Please plan to enjoy your stay and have fun, but the home is intended only for our guests to enjoy. This home is not suited for bachelor/bachelorette parties of any size, and we recommend searching further south in Scottsdale for homes better suited for those types of celebrations.

- Optimal pool temperatures above 78° are only achieved May thru September; Hot Tub heating is included with your stay year-round. Pool Heating may be provided on a case-by-case basis for an additional fee, depending on the month (not available December through mid-March)

- For safety, Master Bedroom and Outdoor Fireplaces are not available for use by guests. Family Room fireplace is available November thru March, or by request. Fire Pit available year round.

-During your stay, the property may be visited by maintenance staff (landscapers, pool cleaners, etc.) who visit the property on a scheduled basis to perform their respective duties. These technicians do not enter the house, they only work outdoors.

- Pets are not allowed, Service Animals ARE permitted. For Emotional Support Animals (ESAs), please contact Host.

- For those traveling by car or renting vehicles, the four-car garage is equipped with individually controlled doors. Garage door remotes for the car available with a $100 deposit.

- There are 4 security cameras monitoring access to the property via the front driveway, garage driveway, RV gate and side gate. To ensure the privacy of our guests, there are no interior cameras or cameras monitoring backyard amenities and activities.

- No smoking allowed inside the property. This includes cigarettes, cigars, marijuana, vapes, etc. Smoking policy violations will result in a charge for smoke remediation.

- No Lifeguard On Duty: Guests acknowledge that there is no pool barrier to prevent children or adults from entering or falling into the pool. There is no lifeguard on duty and pool / spa is to be used at your own risk. All children under the age of 18 must be supervised by an adult 21 years of age or older. Children should be equipped with floatation devices to prevent drowning.

- Pool, Hot Tub, and Steam Room are to be used responsibly and at your own risk.

NOTICE: Using this property for following purposes is prohibited:

1. Any nonresidential use
2. Parties or Special Events
3. Operation of any type of business
4. Operating any type of group home
5. Performing any acts against federal, state, or local laws
6. Adult-oriented businesses, including (but not limited to) performing, photography, and filming of any kind

Place all used towels and bath mats in the blue laundry cart located in the laundry room. Do not strip linens and do not start any laundry; it is sent off site.
Turn off all lights and AC thermostats (set mode to OFF and fan to AUTO). Move trash to the black garbage bin outside next to the garage. If full, you can use the black bin inside the garage.

It was just a home away from home. So relaxing, quiet neighborhood, clean, spacious and close proximity to stores. Everything was so great. I highly recommend this for those that are wanting good sleep, relaxation and spending quality time with friends and family.

Excellent Property and Location

House and backyard oasis are awesome. Starbucks, ice cream shop and nice grocery and deli right across the road. Target and Safeway one mile away. Numerous nice/cute restaurants vey close. Had all the basics in the kitchen, nice coffee bar and luxury bedding towels and linens. Paul was awesome to work with. Never saw a neighbor, very safe area. Easy to get to and from the airport. Our 4 young adult children (aged 19-25) loved it. We grilled outside and had nice big tables inside and on back patio for meals. Hot tub and steam room were nice. Kids played some pickleball. Highly recommend.
