[RENTAL AGREEMENT]
➣A Rental Agreement will be sent for signature after booking.

[CANCELLATION POLICY]
➣Our cancellation policy is as follows:
One hundred percent (100.00%) of the total booking charges will be refunded if the cancellation is made more than 14 days prior to the arrival date of the reservation. Fifty percent (50.00%) of the total booking charges will be refunded if the cancellation is made more than 7 days prior to the arrival date of the reservation. For cancellations made within 7 days prior to the arrival date, no refund will be issued.

➣Located off Timber Ridge Way in Sevierville, you are literally minutes away from all the PIgeon Forge attractions yet you will feel totally secluded from all the chaos in the world.
➣Less than 10 minutes from Dollywood & Pigeon Forge! It doesn't get better than that.
➣Going to Gatlinburg or the National Park? You can take the back roads and avoid Parkway traffic

[ROAD CONDITIONS]
➣The main road to get here is Upper Middle Creek Rd and is is flat and barely windy
➣Timber Ridge Rd has one small hill and that's it!

[POOL CLEANING SCHEDULE]
➣The pool is cleaned twice a week (weather permitting):
Monday and Thursday or Tuesday & Friday
➣This service takes 30-60 mins to complete.
➣The service window is fairly broad during the day: anytime between 8am and 4pm
➣After cleaning, we recommend waiting about 1-2 hours before using the pool

[HOT TUB]
➣Your own PRIVATE OASIS – a Hot Tub tucked away at the back of the cabin, ensuring total privacy.
➣We have string lights to enhance the mood!
➣To ensure your safety and comfort, the hot tub is thoroughly CLEANED, DRAINED AND REFILLED with fresh water after each guest's stay, it may not be fully heated upon your arrival. We use bromine tablets to maintain water quality.

[PARKING]
There is ample parking space for up to 5 vehicles.
The driveway is a mix of gravel & a little bit of grass

[PETS]
➣We understand that your furry family members are an integral part of your vacation, which is why our cabin is pet-friendly.
➣Your four-legged companions are more than welcome to join you on your Smoky Mountain getaway (please consider this if you do not have pets or in case you have allergies).

➣We charge a pet fee of $125 per stay regardless of the number of pets you are bringing.
➣You will need to enter the number of pets to the guest list so that the nightly price can be adjusted accordingly.
➣If you bring a pet without adding them to the guest list then we will assess the pet fee
➣Dogs that are left unattended MUST be crated

[Drinking Water & Ice Machine]
The fridge in this property features an ice maker and water dispenser, however, it is not connected to a water supply. Unfortunately there’s nothing we can do about this due to the utility configuration in the area. Guests will need to use bottled water or an alternative source for drinking water and ice. The freezer has ice cube trays. We apologize for any inconvenience and appreciate your understanding

We provide a STARTER PACK of consumables, including:

➣We strive for perfection but that's not always attainable. No cabin or host is perfect. We will bend over backwards to make things right
➣If you see something then say something.
➤If there is an amenity or feature that's not working as intended, then we would like to know about it.
➤If you let us know then we will attempt to fix it, even during your stay, as long as we get your permission
➤If you deem the issue not urgent then we can always wait until after checkout to get it addressed. We would like to know about it during your stay so we can make arrangements in advance to get it fixed prior to the next guests' arrival
➣We expect each guest to treat the property with the utmost respect. This allows us to continue providing awesome accommodations to future vacationers at a reasonable price
➣If you're looking to have a drunken party then this is not the cabin for you
➣PARENTS: We expect you to control your children.
