Quiet Hours

• Quiet hours are strictly enforced from 10:00 PM to 7:00 AM.
• Noise must not be audible outside the home during quiet hours.
• Excessive noise or complaints from neighbors, HOA, security, or authorities may result in cancellation of the stay without refund.

Occupancy

• Maximum occupancy is limited to the number of guests listed on the reservation.
• Visitors who are not registered guests are not permitted beyond brief entry.
• Exceeding occupancy limits may result in removal without refund.

No Filming or Content Creation

• The property may not be used for filming, photography, recording, interviews, live streaming, social media content, or any commercial or promotional activity.
• This includes use of phones, cameras, drones, lighting, microphones, or other recording equipment.
• Unauthorized filming or content creation is not permitted.

Check-In and Check-Out

• Check-in: 4:00 PM

• Access to community amenities is subject to HOA rules, hours, and availability.
• There is no lifeguard on duty. Use is at your own risk.
• Guests are responsible for supervising children at all times.

Safety and Property Care

• Do not move furniture or make any alterations to the home.
• Hanging towels, clothing, or items from railings is not permitted.
• Firearms, fireworks, and illegal items are not permitted.

Compliance and Enforcement

The villa was nicely equipped with new furnishings. The refrigerator door was left cracked open when we arrived and it was broken and not cooling correctly. We had to throw out groceries and wait until it was fixed on Tuesday. The door has to be pushed closed carefully or it will pop open and freeze the unit. It was Wednesday before we could put groceries in it. I requested compensation for this and the owners deducted 50.00. Upon arrival Sunday evening, the master bedspread was dirty. I checked the extra blankets in the guest bedrooms and both velux blankets also needed to be washed. I contacted the owners and they quickly brought over clean bedding the next day. The unit has been very nicely furnished, decorated, and appointed. They will only cover the cost of one parking pass, which we found unusual. The unit was comfortable, well decorated, and has a convenient location. They need to invest in getting the refrigerator fixed as well as the back door knob to the trash area. We couldn't get it open. Overall a great trip and a nice place to stay.

Clean property loved the location. Not clear instructions on trash pick up or what we were to do upon leaving. Had to reach out both times. Could have more serving dishes and cooking items. Especially for families that like to cook in. Otherwise we had a great stay!

Home was clean and well stocked with all we needed. Owner was responsive and helpful and pleasant to communicate with. Love the location for a quick 5 minute bike to the beach club. Kids enjoyed having their own space and there is enough for each to have a friend if we come back

Great location five minute bike ride to the beach. Everyone loved their own bath. The place comes with some beach gear, chairs toys and a boogie board (none of this was expected, but nice to have). Overall great place.

We really enjoyed our stay! The pictures show it perfectly. There is parking near the beach as long as you get there early or you can easily bike there. It is very clean and had lots of games for the family.

Well appointed, centrally located Sea Pines stay

This home is centrally located in Sea Pines. It has a fresh decor making for a comfortable stay. A big plus is three large bedrooms with attached bathrooms. Beds have nice mattresses and good quality linens. The n’hood pool is clean, and equipped with clean furniture and bath house. The unit is a short bike ride to beach. Overall, a perfect choice.

Don't Hesitate to Book This One!

Great host! The place was just like the pictures. We all agreed that it was the perfect place for us. We had bikes and it was an easy ride to Harbour Town, the Beach Club, and everywhere we needed to be. The accommodations were perfect for 2 couples and a single, but you could fit more. We will definitely rent this lovely unit again!

Great location, plenty of room for everyone

Our family had a great time at this townhome! Larry was incredibly communicative leading up to and during the trip. The location is perfect for biking everywhere, we did not need the car at all. Our puppy had a fabulous time watching the golfers from the back door as well as enjoying long walks, trips to nearby Harbor Town for treats, and his first ocean visit. Perfect location and accomodations for families. Everyone had their own bed, and for teenagers that is a big deal. Will definitely stay again in the future!
