Caribe Breeze is a very quiet, private villa that can accommodate up to 8 guests with new owners as of Dec 2024. It is now fully solar, off the grid. The villa was featured House Hunters International on the show "St. John Someday." Come see St. John’s natural beauty from Caribe Breeze.

Caribe Breeze boasts extraordinary, expansive views making it a wonderful place to relax - day or evening. British Virgin Islands are on the horizon, with breathtaking sun and moon rises. There are panoramic views of the Virgin Islands National Park, never to be developed. The sunrises and star-gazing are spectacular! Lay on a float in the pool at night and watch the shooting stars. The sound of the constant surf below is extremely calming.

There are two separate Master Suites (one King and one Queen) each with a lovely outdoor stone shower. Both the King and Queen Suites also have a single daybed for a child or extra guest. There is also a queen sleeper-sofa in the living area with its own private outdoor stone shower. Both bedrooms are reached by going outside and are not connected to the main living quarters, ensuring maximum privacy. The two lower suites have quiet Mitsubishi air conditioning. The villa can sleep up to eight comfortably. Pricing is based on two - four guests, and additional guests are $50 per person per night extra. The pool deck makes a great place to watch the tropical sunrises or enjoy a glass of wine or cold rum drink.
We have all the amenities of home, including large Roku TV, beach towels and chairs. This is a comfortable home with gorgeous interiors and furnishings.

You can walk to Salt Pond Bay and John's Folly Bay. There are several restaurants in Coral Bay and the Calabash Market is only 5 minutes away. There is excellent snorkeling just down the hill in John's Folly Bay, or drive a short distance to Salt Pond Bay and Lameshur Bay.

A rental car is a necessity. We recommend a jeep-type vehicle with some road clearance. It doesn't need to have 4WD. I have a list of all the rental agencies in St. John that I can provide, although Slim Man is a great choice. (It is also possible to rent a car in St. Thomas but it needs to be similar to a jeep and then you need to use the car ferry from St. Thomas and back.)

The house worked perfect for our family. A little off the beaten path, which we like. Peace and quiet and beautiful views that go on forever. Nicely stocked with everything you need and a great pool to cool off in. Great beach nearby, but an easy drive to some of the busier beach areas too. Host was quick to answer questions and very helpful. Would definitely stay again!

Excellent!

Can't say enough about this place! We've stayed at many places around STJ and this is one of the best. It has everything you need. the beds are comfortable, the kitchen is fully stocked with new appliances and cookware, beach chairs, coolers and is very clean. The view, the view, the view! We cant wait to book this property again!

Perfect location!

The two very separate and private master bedroom suites afforded us much privacy. Comfortable, well-stocked, and absolutely magnificent views. The owners were helpful and accessible. Close to great snorkeling, hikes, and beach options at Salt Pond and Lameshur. And extremely wonderful to take a relaxing dip in the pool before dinner. Highly recommended!

Great time at Caribe Breeze

We loved our stay at this villa. It was first time on the Coral Bay side and found it very easy to navigate. Drive up to the villa is a little bumpy, but not out of the island norm. The view was fantastic and the living quarters were nicely done. The master has a nice little alcove with a twin bed, which is perfect if you have younger child. My only complaint is the bed was a little stiff, but in fairness that could have just been a me thing. Linens and bedding were great. The place was exactly as pictured. If you do stay here make sure to stop at Miss Lucy's from the Grouper Rueben. The three outdoor showers are a nice touch. Also very nice breeze at this location.

Vacation Paradise

This was our 6th trip to St John and the 5th villa we've rented. Caribe Breeze is the new favorite. My husband and I spent 10 heavenly days relaxing by the pool and enjoying the view with our daughter and her husband. The sleeping arrangements allowed for plenty of privacy and we all loved the outdoor showers. Each day we'd pile into the rental jeep and go out exploring, but we never stayed away for too long because we loved spending time at the house. We enjoyed eating at the St John Brewers Tap Room several times for lunch in Cruz Bay, but we grilled almost every night at the house. We arrived late on the first night and the villa manager Roseanne was so nice, showing us the way to the house and getting us settled in. I'm about to book it again for next year!

Spectacular views day and night

Spending 2 weeks at Caribe Breeze provided incredible views from 2 porches. The upper deck for our meals and watching the sunrise, islands and rainbows, and the lower porch for sunning, cooling off in the pool and amazing star gazing at night. A walk up the driveway on a clear night can show a sunset view to Puerto Rico. The villa is beautifully decorated and the bedrooms work well for a family of 4 plus. Loved the outdoor showers. Every day was a choice of where to snorkel and hike. Be sure to rent a 4 wheel drive. Great food at nearby places - Tourist Trap, Shipwreck Landing (smoothies at Columbo's) and groceries at 2 local stores (Calabash and Dolphin Market). So nice to eat meals here when done exploring for the day. Snorkel nearby at Salt Pond and hike Rams Head or drive to Maho and other great locations. Thank you Kris and Lindsey.

Spectacular View! Delightful accomodations!!

This was our first trip to St. John, and I am certain that there will be many more to come. Caribe Breeze is an amazing property and the attention to detail is obvious from the moment you walk through the door. The owners have clearly taken great care to ensure that the accommodations live up to the most spectacular view imaginable. I think that it's fair to say that my entire family was truly amazed at the views, amenities, and privacy that Caribe Breeze provided. As amazing as the pictures are, they cannot compare to seeing the home and view in person. Every room was comfortable and impeccably appointed, the pool was an absolute delight, and the stone showers were a new and amazing experience for all. The owners and concierge also provided great tips and information to make our trip immensely enjoyable. We haven't stopped talking about a return visit to Caribe Breeze since the moment we left. We will definitely be back to enjoy this phenomenal property and all that it has to offer.

Quiet Escape But Dated

The location was OKAY, far south eastern side of the island which has more rocky beaches and is more secluded and quiet. They're only about three restaurants that were a drive away and a couple of small and expensive grocery stores. The house itself was a bit more outdated than we had thought. We also had a few issues like the screens that were broken by a previous guest and the front door lock wouldn't work a couple of times so we couldn't get in and out very easily which was a major inconvenience but these were addressed within a day or two by the owner and property manager. The pool w clean but the deck was definitely in need of work and a bit hazardous. All the showers are outdoor which at first was a little weird but they actually were very pleasant and there was plenty of hot water but it does run out. The fan in the master bedroom did not work. Air conditioning works in the bedrooms as stated in the listing. It was incredibly windy up on the "hill" which kept the mosquitoes away but could be chilly at times. Overall it was interesting. Definitely need a 4x4 to get to the house because of the rough dirt roads. Having a large washer and dryer was great for Beach days. Lots of beach equipment and plenty of towels. Bring your own toiletries cuz what was provided was generic and gave my sensitive skin hives. Outdoor grill is great it was easy to use and already set up. Kitchen does not have a dishwasher. Furniture could use an update. Overall was fair.

Wonderful relaxing time

This is a wonderful house. Four of us stayed here for a very relaxing week in January. We had wonderful breezes to keep us cool. It was relaxing to watch the sailboats down in the water. The house had comfortable furniture (indoor and outdoor) and the kitchen was well outfitted. The king suite was surprisingly large, with an extra bed in the alcove and a very large bathroom with an outdoor shower. The internet had a respectful speed and my workaholic brother and I were able to keep in touch with our jobs back home. I connected my Chromecast to the TV and we were able to watch Netflix, Amazon Prime, YouTube, and our GoPro videos without any problems. Our cell phones kept connecting to the British Virgin Islands and those of us without international plans kept our phones in airplane mode or with roaming turned off while in the house (the house has a great view of Tortola which probably explains the cell phone connection to BVI). We were surprised to see a variety of wildlife on the hill near the house, including deer (a doe and a buck), a mongoose, a family (5!) of hermit crabs, large frogs, iguanas, birds, and the friendly dogs from the neighboring house. The snorkeling was great and I highly recommend Maho Bay where we saw turtles, rays, an octopus, all kinds of coral, and a lot of colorful fish (especially on the right side by the rocks). Maho Bay is not that deep so it is easy to see everything while snorkeling. I also recommend Busy Bee Charters (conveniently located right on Coral Bay) who took us to some great snorkel places only accessible by boat. Those of us who didn’t have our own snorkel gear rented from Busy Bee for the week. I also highly recommend Aqua Bistro where we ate a late lunch half the time after a morning of snorkeling (if you get to the beaches before 10:00am it is easy to find a parking spot and there are less people around to disturb the animals in the ocean).

40th Birthday Getaway

My husband and I traveled to this lovely property with our friends, to celebrate my husbands 40th birthday. We were there for the week of March 19-26. The property is very nice, with views for days, and was great for 2 couples. We really liked how separated the bedrooms were, which allowed for privacy. The outdoor showers were amazing, although sometimes chilly with the winds, but after a long day of sun, sand and sea it felt fantastic. Speaking of winds, even though the main living area is not air conditioned, you wouldn't know it because you just open the doors and let the winds keep you cool - they were constant, even heavy at times. The house is equipped with everything you will need for your stay. Having beach chairs, coolers and beach towels available was certainly a nice feature. Kris and Lindsey are excellent hosts and did a great job communicating with us prior to check in and during our stay. At our request Kris even picked up a few provisions for us to have at the house when we arrived, for a small fee, but it was nice having things there and not having to stop at the store after a long day of travel. While almost everything was perfect for us during our stay, there were a couple small negatives. Location was one, however, we did know when we booked it that it would be more of a drive than we have had in our past stays on the island, but I don't think we realized just how far. It is about a 40-45 minute drive to Cruz Bay. Calabash Market was a short 5-10 minute drive which was nice, to pick up odds and ends as we needed them, although their selection isn't huge. The North Shore beaches are also about a 25-30 minute drive. As others have written in their reviews, the road to get to the house is rough! While you could make it in a car, a jeep is highly recommended. Also, the house feels private when you are hanging out by the pool, but you are in fact very close to other homes and you can hear them and they can hear you. Sound very much carries in the valley in which the home is located, so even if talking and playing music at a normal volume on the back porch, or even inside with the doors open, it will carry to other homes, some of which are locals that have to get up for work during the week. We would certainly recommend this home as your next vacation rental. The set up is fantastic and the views just can't be beat. We had an amazing time and can't thank Kris and Lindsey enough for their hospitality! Erin and Larry McMahan

The host David was incredibly responsive, keeping us in the loop on a power outage and timing regarding it coming back on. The home was absolutely beautiful and the views were breathtaking. This was the perfect space for our book club trip, and we were so impressed.

Gorgeous home with amazing views from your private pool or anywhere in the house. The host makes sure you have beach chairs, floats, you name it. Flowering shrubs amazing. 3 full baths with outdoor showers. Only negative was the road to the Villa. Thankfully we had a 4x4 Jeep. Rough road for approximately 1/3 of a mile. Incredibly well stocked! Check in was a breeze, communication was great! Every view was just stunning, photos don’t begin to do it justice! Snorkeled to our heart’s content all over the island! Start early, catch the sunrise around 6am and be back at the house by 6:30pm when the sun is going down. Stargaze by the pool or in the pool!Be ready to spot all the wildlife of this incredible island, donkeys, deer, mongoose, turtles, stingrays, octopus, lobsters, conch, eels, so many beautiful fish, and the best coral reefs we’ve seen!

Amazing stay!

We loved the location of this home, its beautiful views, and the incredible pool. We had not previously spent much time in Coral Bay but we fell in love with the area and will stay here next time. The kitchen had everything we needed, the rooms were just beautiful, and the view is amazing. Dave, the property manager, was available for issues and rectified the small issues immediately. Great Place. Amazing View

This was a truly unique property. My wife and I and our three kids in their 20s stayed there. The location was peaceful and private. We woke up each morning to breathtaking views and the sounds and sights of nature. We had a great time and highly recommend this property.

A perfect family vacation.

Everything was great! We loved the quieter location and proximity to less visited beaches. The house is nice with space for our family. The tv area could use more comfortable furniture for nights when we all wanted to hangout together. The outside areas are lovely but could use some updates. We truly enjoyed the house, location and stay.

Spectacular Sunrise

Caribe Breeze is an amazing villa perfect for a family or two. The views are fantastic and the sunrises worth getting up every morning for. The pool is a lovely addition although this trip was quite windy make it a little cool in the evenings to swim. The kitchen had everything needed to cook a meal in and the entire house was well appointed. Would return again!

The location of the property is very close to Salt Pond Beach, our favorite beach. Additionally, the home itself is very private with beautiful views. Everything was clean and welcoming upon arrival. The property manager was super responsive and helpful. We would highly recommend this home.

Exactly as described, the view was amazing. The location is very private and we really enjoyed the pool. The driveway to the house is rugged and google maps finally adjusted our travel time to get to our destinations allowing 10 minutes to slowly navigate the driveway. St. John's was an amazing island, wonderful people, snorkeling and lots of live music in Coral Bay.

Wonderful Stay

Great stay. The house was very well furnished. We cooked in most nights and the kitchen was great. Dawn coffee watching the cruise ships traverse Drakes Channel. Donkey visits during happy hour. Highly recommend a stay.

Disappointed

Let’s start with verbal directions. She gave us wrong route numbers, insisting they were correct. It took us approximately 2 hours to find our destination. Later that night we found written directions on her refrigerator that were correct, but obviously she did not read them to us. She was clearly upset that it took us so long to arrive. The next day we had problems with the power. She told us we were using too much power and make sure we turned off everything when left. The solar company representative came out and told us we weren’t doing anything wrong and it ended up being a bad breaker they replaced. There is so much more to this story. If you want to know more please contact me. Wednesday we went to turn on the ac in our bedroom and it didn’t work. We didn’t get a new one until the day before we left. That is 7 days without an ac. The sheets in both rooms were stained. Our bedspread was dirty looking. The wash cloths were obviously very old. I took pictures of the stains on the sheets.

We had been traveling to St. John for many years and had been looking for our own property for several years. We were finally able to purchase beautiful Caribe Villa in December 2024.

Coral Bay area of St. John is away from the crowded Cruz Bay are a while still having access to all the beaches and National Park beautiful beaches. The Villa is next to a large area of pristine National Park Land.
