Our semi-open structure is naturally cooled through large openings, wide windows, and the ventilation provided by the shape of the roof.

For the hottest nights, we have installed an air conditioner strategically positioned above the main bed to provide additional cooling. This is complemented by ceiling fans and standing fans, ensuring enhanced air circulation and maximizing the fresh ocean breeze.

It’s important to note that the air conditioning is not designed to cool the entire palapa, as this is not possible given the property’s sustainable design. Unlike a fully enclosed home in the city, this space embraces an open, eco-conscious approach to comfort.

Between the months of April/May and August/September, the Mexican Caribbean —including the entire Riviera Maya— may be affected by the presence of sargassum. This is a natural, seasonal and highly unpredictable phenomenon, influenced by ocean currents, winds, and weather conditions, and it can vary significantly from one day to another.

In this regard, please note that these conditions are completely beyond our control and responsibility as hosts, as our service is limited exclusively to providing accommodation.

That said, our team carries out daily beach cleaning efforts, with the goal of maintaining a section of the beach as clean and enjoyable as possible for our guests.

◉ We want you to be able to experience the sensation of living immersed in the jungle of the Sian Ka'an Biosphere Reserve. This reserve is protected by UNESCO and is located at the end of the Tulum hotel strip. This is about a 40 minute drive from downtown Tulum.

◉ Being a nature reserve, there are no supermarkets nearby, no pharmacies, no ATMs; Therefore, we recommend that you buy all the food and things you may need in the city of Tulum before entering the reserve. We will send you the location of places that we can recommend for you to do your shopping (And if you don't want to worry about that, Our Concierge can do the shopping for you before you arrive or during your stay)

◉ We consider that the best way to get around is by renting a vehicle (preferably 4x4 or SUV style) directly at the airport or we can arrange it for you; With this you will avoid expensive taxis at the airport and you will be able to drive directly to our house. Another option to offer you may be a private transfer that can pick you up and take you back to the airport on your return; We have a very reliable agency working for us.

◉ Distances: From Cancun to the center of Tulum you have approximately 2 hours. Then, you have approximately 40 minutes. from Tulum center to the house. (If you come on a weekend night you will need more time to drive from Tulum to the house, due to the nightlife that Tulum promotes).

▹If you come from Tulum International Airport, you have approx. 1 hour 30 min. to the house.

▹Keep in mind that entering the reserve, the road becomes rural and rustic; Like any natural place, sometimes rain can leave water or potholes (This is why we recommend the use of 4x4 or similar vehicles)

⪧ It is very IMPORTANT that you know that when entering a Natural Reserve, this area being protected by the Mexican Government, and by Federal Law, the National Park Rangers will charge you $217 MXN pesos or $10 dollars aprox per day per person. They will give you a bracelet that you show every time you come and go. (Then we tell you how to do it)
