Come enjoy the fresh mountain air at this peaceful home in the desirable Ponderosa Trails neighborhood. Walk to Ponderosa Trail + Park! You`ll love the youth sized game table, fire table, fire place, and BBQ grill.
*Attention* Read Entirely!
You will be the only guests in the home during your stay. This is for the master suite and living areas only. This is a 4 bed/2 bath home, BUT the other 3 beds and bath will NOT be available for use. If any of the closed rooms are used, there will be a $50/night fee.
This home is great for couples and small families that just want to get away and relax. There is a well appointed kitchen and lots of space, all for you to relish your time at this house!
The dinning room, kitchen, and living room are all open and flow nicely. Everyone can be doing something and still feel connected to the larger group.
The huge master bedroom has a walk-in closet with ample space for your items and a generously sized full bathroom with double sinks. This bedroom also has a dedicated work station set up in it, perfect for your workcations!
There is also plenty of fun to be had in the home and neighborhood! If you want to get out and explore, there is easy access to nearby Ponderosa Park, Ponderosa Trail, and Fort Tuthill County Park. You will also be near restaurants, shopping, and downtown. Use this house as your launching point to explore Flagstaff and Northern AZ!
Snowbowl (40 min), Grand Canyon (1 hour and 20 min to Park Entrance), Sunset Crater (30 min), and many hiking and biking trails!
Huge backyard, deck with seating, and fire table! You`ll love spending time here!
Master suite and living areas only. This is a 4 bed/2 bath home, BUT the other 3 beds and bath will NOT be available for use. If any of the closed rooms are used, there will be a $50/night fee. You will be the only guests in the home during your stay.
We give our guests space and will check with them a couple times through their stay to make sure everything is well. The best way to reach us during your stay is text or phone call. Our normal business hours are M-F 8am to 7pm. Please be patient for responses outside of these hours.
Ponderosa Trails is one of Flagstaffâs premier neighborhoods with mostly newer construction single family homes. The neighborhood has convenient access to restaurants, groceries, Historic Downtown, and NAU. There is plenty of natural wooded spaces and trails to explore right out your front door in Ponderosa Trails, as well as Ponderosa Park. This neighborhood is great for families that just want to get away, relax, and not do much driving. Ponderosa Trails is also perfect for the guests that will be on the move because you can easily access big trails, major highways and the airport.
Ponderosa Trails is located in the South East portion of Flagstaff, convenient to Flagstaff Pulliam Airport, both the I17 (Highway to/from Phoenix) and I40 (west to Williams and the Grand Canyon, and east to Winslow), Highway 89 (South to Sedona and Verde Valley, North to Sunset Crater, Lake Powell, North Rim of Grand Canyon), as well as Highway 180 to Snowbowl. NAU campus lies just to the North of Ponderosa Trails. Fort Tuthill County Park (Flagstaff Extreme Adventure Course, Bike Park, Pepsi Amphitheater, Overland Expo, Rodeo, County Fair, etc.) is located to the west, just on the other side of I40.
When you stay here, you will want a vehicle to get around. Guests will be able to park in the garage and there are two additional off-street parking spaces in the drive-way.
City of Flagstaff does not allow street parking during winter time; November 1st through April 1st. There is plenty of off-street parking in the garage and driveway.
Fireplace is available for use October through April.
Cleaning fee will be an additional $50 for stays 10 days or longer. This is to make sure we are providing the utmost cleanliness experience for all of our guests.

We have a few rules which weâd like to let you know about. We know rules are boring, but weâd really appreciate if you could have a quick read.
#1 â Shoes Off
âą We ask that you please do not wear shoes while inside the house. Thank you so much!
#2 â Pets
âą For the consideration and safety of our cleaners and future guests with allergies please do not bring pets onto the property. We reserve the right to charge a fee for any clean up or remediation.
#3 â No Smoking, No Vaping, No Recreational Drug Use
âą Our house is a drug-free, smoke-free, and vape-free property. This means no smoking, no vaping, or recreational drugs inside or outside of the home. We reserve the right to charge a fee for any clean up or remediation.
#4 - Number of Guests
âą Ensure total guests matches that on your booking. If you have more guests than what you have booked for, you will not be covered under insurance coverage of the platform you used to book, and you may be charged an extra fee. This is bad for everyone!
#5 â No Parties
âą Please respect our neighbors. This is a residential working neighborhood that is quiet in the evenings. Noise levels must be minimal after 9PM. There is a noise level city ordinance and we do not want any complaints. Violation of this will result in one or more of the following; termination of your reservation, forfeiting security deposit, and/or a possible fee. We must respect the peace of the community. Thank you for understanding!
#6 - Please Clean Up Dishes
âą If you use any dishes during your stay, the cleaning team would be extremely grateful if you would clean them. This would be of great help.
#7 - Check Out is 10AM
âą Our cleaning team will arrive shortly after 10AM to clean the property. We canât stop them, they are a cleaning machine! (You may request a late check-out. Please submit your request no later than 24 hours before your check-out time. The fee for this accommodation is $25.
#8 - Lights and Electronics
âą We would really appreciate if you could turn off all lights and electronics when you leave the house each day, and upon check out.
