《 NO PARTIES》 ➤ There is a $1000.00 surcharge charged to groups that are deceitful about the use of the unit. Please be transparent and honest. Guests partying will be asked to vacate the property immediately without a refund.
《 NO UNREGISTERED GUESTS》 ➤ All guests must be registered for liability purposes. ➤A surcharge of $50.00 per undeclared guest per night will be applied for each unapproved guest. Our cleaners and inventory are scheduled and prepared according to the number of guests occupying the unit.
《 NO SMOKING 》 ➤ Smoking indoors will result in a $500.00 fine. Removing the smoke smell and nicotine from the walls is an extremely time-intensive process.
《 SECURITY CAMERA 》 ➤ Under no circumstances is the security camera to be removed or disabled in any way that is found on the outer door frame of the unit. This is a stipulation and requirement from building management for our units, and the camera must be functional at all times. Any cameras removed or disabled will be considered a violation of the booking, and a fine of $500 is applicable. This security camera captures activity outside of the unit only.
《 PETS 》 ➤ Animal photo is required. An additional $150 (USD) cleaning fee is required due to additional work for the cleaning crew. Breed restrictions apply. Pets must be registered prior to check-in. Evidence of pets unregistered pets will result in a $500.00 fine charged to guests.
《 CHECK-OUT TIMES 》 ➤ Check-out times are strictly enforced unless arranged and confirmed at least 24 hours in advance, to avoid disruption to upcoming reservations. Guests who fail to check out by 10:00 AM will be charged a $50.00/hr late checkout fee, as our cleaning team operates on a tight schedule. ➤ Unauthorized Late Checkout: Staying past the scheduled check-out time without prior approval will result in a $50/hour penalty. If the overstay exceeds 2 hours, a full additional cleaning fee may be applied.
《 CHECK-IN TIMES 》 ➤ Guests are also expected to adhere to the check-in time. If a guest arrives before the scheduled check-in time and requests early access, an early check-in fee of $50 per hour will be applied. This fee covers the additional expenses associated with accommodating early arrivals.
《 GARBAGE 》 ➤ Garbage is to be thrown out in a sealed bag in the outdoor bins. Recycling and Garbage must be separated accordingly. Garbage is picked up weekly on Tuesdays, and Recycling is picked up bi-weekly on Tuesdays.
《 LOCK ALL WINDOWS & DOORS 》 ➤ Please lock all windows and doors if you are not home and upon check-out.
《 LOCKED CABINETS & DOORS 》 ➤ Locked cabinets and doors contain supplies for staff use only and are not for guest access. ➤ Forcing them open or taking items without permission is strictly prohibited and will result in a $500 fine. ➤ If you need extra linens, towels, or supplies, just reach out; we`re happy to assist. ➤ We kindly ask our guests to respect these boundaries so we can maintain a well-stocked and secure space for all guests.
《 LIGHTS 》 ➤ Please turn off lights when not in use. Please make sure all lights are turned OFF at the time of check-out.
《 SHOES》 ➤ Outdoor shoes are to be left by the front door and not to be worn throughout the inside of the unit.
《 CHECK-OUT PROCEDURES 》 ➤Please place all dishes in the dishwasher to avoid attracting ants. Nice location and parking is convenient. Kitchen is equipped but could use some more bowls and baking trays. Overall the apartment was very comfortable. Our kids appreciated the netflix was readily available. We did have two internet glitches which was fixed by rebooting the router. Not sure if it was due to some electrical surge or just Verizon issues.

This apartment was amazing! Large, spacious, open kitchen, living room and chill space! It’s also bright, classy in its minimalist design yet warm and comfortable! Kitchen space was large but could use at least one good pot and even a baking sheet. Most of the pots look like they were abused by previous guests whose forte is not cooking! We had a lovely weather day and even got to use the adorable little patio! Walked to Baker square with high end shops (west elm/Anthropologie) bars and restaurants. Also nearby and walking distance is Trader Joe’s, Market, liquor/beer store and target. We had two dogs and there was zero issues on our part or with host. Highly recommended this space if you want to spend more time hanging with fam/friends then going out and about. Loved our stay and will be back in the future!

Very nice. Beautiful neighborhood. Lists as Point Breeze but is also right at Shadyside and minutes to Squirrel Hill. 3 spacious bedrooms. Large modern kitchen with all amenities. Vaulted ceilings with plenty of light everywhere. Cool small rooftop deck. Onsite parking which is huge if you’re not familiar with Pittsburgh. Short walk to Bakery Square (restaurants) and Mellon Spray Park. Short drive to all other points of interest.

Top Floor in a Historic Home
We were looking for a place to host a small group for Christmas dinner and this apartment had everything we needed. The spacious kitchen was well equipped with modern appliances and the open floor plan was perfect for our purposes. The bathroom was modern and well-lit. If you're into architecture, the neighborhood is filled with one-of-a-kind historic homes and there's all kinds of shopping within a five minute drive.
