Escape to serenity at our 60-acre farm retreat. The farmhouse, tastefully renovated, boasts a spacious theater room and a garage transformed into an outdoor game space. Perched atop a hill, it offers amazing views of the sunrise and sunset. With 2 lakes on the property, fishing is a leisurely delight (catch and release only). Accommodating up to 10 guests and soon-to-arrive farm animals, it's the perfect blend of family adventure and peace!
THE SPACE
Welcome to Evangeline Acres: Nestled amidst the serene countryside, this charming farmhouse invites you to unwind and immerse yourself in rural tranquility. With 3 bedrooms and 2 1/2 baths, this spacious retreat offers ample room for families or groups seeking a peaceful getaway.
Step into the heart of the home, where a full kitchen awaits with modern amenities including a double oven, dishwasher, and flat top cook stove. Adorned with plenty of cabinets, the kitchen also boasts a cozy breakfast nook overlooking the sprawling farm, providing the perfect backdrop for a morning cup of coffee as the sunrise paints the sky.
For gatherings and meals, a separate dining room beckons with a large table accommodating up to 8 guests. From here, French doors open onto the back yard, where guests can soak up the sunshine.
The expansive living room is thoughtfully designed with ample lounge seating, ideal for relaxation or socializing with loved ones. For movie nights or gaming sessions, retreat to the dedicated theater room, complete with 8 plush theater chairs, a sofa for 2, and a large TV with surround sound.
When it's time to rest, the three bedrooms offer luxurious comfort, featuring two king beds and a queen bed. Additionally, two double sleeper sofas provide extra sleeping options for larger groups. The sunroom adds a fun element, and the garage offers entertainment with a ping pong table.

Additionally, certain buildings may occasionally serve as venues for events. If you have any questions about when the venue might be in use, feel free to message us.

✔ PETS: This home is dog-friendly. We allow 2 small dogs (35 lbs or less) with a non-refundable pet fee of $150. Larger dogs may be considered on a case by case basis, breed restrictions apply to comply with insurance regulations.
✔ DEPOSIT & CONTRACT: A $300 security deposit and signed rental contract will be required upon booking. Guests will have 24 hours to return the contract in order to maintain the reservation.
✔ SUPPLIES: This property is stocked with start up supplies (i.e. hand soap, toiletries, paper towels, toilet paper, trash bags). However, you will likely need to supplement with your own for stays longer than 1-2 days.
✔ TRAVEL INSURANCE: We adhere to our cancellation policy. Please secure travel insurance if you would like protection against events (including weather) that may cause a change in travel plans.
➤ HOUSE RULES:
✔ AGE: Minimum age of primary renter: 25. The primary renter must stay the entire time rented. We reserve the right to request a copy of your identification to verify your age.
✔ OCCUPANCY: The occupancy limit for this property is 10 and any additional guests on the property may be vacated for trespassing. No parties or illegal activity allowed on the premises. Quiet time between 10pm-8am. Locals please contact the host before booking.
✔ NO SMOKING: Absolutely no smoking is permitted inside the house, including the use of e-cigarettes or any smoking devices that emit smoke. A $250 fine will be applied to the credit card on file, and a damage report will be filed for any violation of this policy. Smoking is only allowed outside, with the condition that cigarette butts are properly disposed of. Furthermore, it's essential to note that NO ILLEGAL DRUGS, including marijuana, are permitted anywhere on the premises.
✔ SECURITY: To ensure mutual safety and security, we have Ring security cameras at the front door. Please be aware that these cameras are positioned exclusively outside and may record activities in their vicinity. They are intended solely for security purposes and not for infringing upon anyone's privacy. Guests are strictly prohibited from tampering with, obscuring, or disabling these cameras at any point during their stay. Any attempt to do so will result in immediate eviction from the premises without eligibility for a refund.
✔ NATURE: One of the remarkable features of this home is its serene setting surrounded by trees and natural beauty. As a result, encountering various wildlife is possible during your stay in our home or within the neighborhood. This diverse wildlife spectrum includes squirrels, deer, raccoons, mice, spiders, mosquitoes, centipedes, flies, skunks, ticks, bees, wasps, crickets, ants, frogs, snakes, assorted bugs, and other creatures native to the area. These animals inhabit the natural surroundings, and while we thoroughly clean and inspect the premises before your arrival and maintain routine pest control measures, we cannot influence their natural activities. Occasionally, a stray bug might attempt to find its way indoors, so we kindly request your attention when opening and closing doors to minimize any entry. Please note that refunds will not be issued due to natural elements, like insects, making their way into the house. Additionally, there is a specific season when mosquitoes are prevalent. Although we professionally treat everything on the property, we recommend bringing bug spray if you are sensitive.
✔ MAINTENANCE: All maintenance is normally performed prior to your arrival, but we reserve the right to conduct routine maintenance if necessary. Please notify us of any maintenance issues or if something is malfunctioning so it can be rectified immediately. If you have a complaint about any aspect of the property, you are authorizing us to enter the property and fix the stated issue to solve the problem. Please note, although we do our best to answer all calls right away, there may be a delay in our response after our normal business hours from 9am-8pm EST.
✔ DAMAGES: The tenant shall be responsible for any loss or damage to the property and its fixtures during the term of this lease. Broken, damaged, or missing items will result in additional charges which will need to be paid for by you before your departure.
✔ INSURANCE: We adhere to our cancellation policy. Please secure travel insurance if you would like protection against events that may cause a change in travel plans.
✔ CHECK OUT: Check-out time is 11 am. Late check-out may be available for $50 per hour, depending upon availability. Please follow the checkout procedures posted inside the home and located in the manual.
