Welcome to #9 Ashley Manor in Rome, Georgia's historic "Between the Rivers" district! This charming 3-bedroom, 2.5-bath home offers walkable access to the Heritage Trail (Riverwalk), Downtown Rome, and the vibrant Broad Street with its cafes, boutiques, restaurants, and bars. Hosting a larger group? Rent Unit #1 (The Vesper) and #9 together in the same complex to accommodate up to 14 guests comfortably.
THE SPACE
Ashley Manor has been designed and furnished with your comfort in mind! Start your morning with a cup of coffee on the beautiful sun porch. Spend your afternoon relaxing in the living room on the large comfortable couch as you watch your favorite show on the 55â smart TV. At dinnertime, you will enjoy cooking in the fully furnished kitchen with new stainless steel appliances, plenty of utensils, and the same sturdy cookware we use in our home (no cheap pans around here!).
After dinner, head upstairs to the King Suite and drift to sleep on the new memory foam mattress with top-quality (100% cotton) linens. If you need time away, Bedroom #2 features a king-sized bed, & bedroom #3 features two twin beds. All beds have NEW memory foam mattresses, comfortable pillows, and super soft sheets. Each bedroom is equipped with a ceiling fan, and bedside lamps with USB plug-ins.

â SUPPLIES: This property is stocked with start up supplies (i.e. hand soap, toiletries, paper towels, toilet paper, trash bags). However, you will likely need to supplement with your own for stays longer than 1-2 days.
HOUSE RULES:
â AGE: Minimum age of primary renter: 25. The primary renter must stay the entire time rented. We reserve the right to request a copy of your identification to verify your age.
â OCCUPANCY: The occupancy limit for this property is 6 and any additional guest on the property may be vacated for trespassing. No parties or illegal activity allowed on the premises. Quiet time between 10pm-8am. Locals please contact the host before booking.
â NEIGHBORHOOD: Please respect our neighbors and refrain from any loud activity in or around the home. No loud noises between 9pm-9am. Any complaints may result in eviction, fines charged to the credit card, and no refund. Noise sensors may be used to alert of any excessive noise.
â NO SMOKING: Absolutely no smoking is permitted inside the house, including the use of e-cigarettes or any smoking devices that emit smoke. A $250 fine will be applied to the credit card on file, and a damage report will be filed for any violation of this policy. Smoking is only allowed outside, with the condition that cigarette butts are properly disposed of. Furthermore, it's essential to note that NO ILLEGAL DRUGS, including marijuana, are permitted anywhere on the premises.
â SECURITY: To ensure mutual safety and security, we have Ring security cameras at the front and side door. Please be aware that these cameras are positioned exclusively outside and may record activities in their vicinity. They are intended solely for security purposes and not for infringing upon anyone's privacy. Guests are strictly prohibited from tampering with, obscuring, or disabling these cameras at any point during their stay. Any attempt to do so will result in immediate eviction from the premises without eligibility for a refund.
â NATURE: One of the best things about this home is that it's surrounded by live oak trees and nature. This means you may encounter wildlife while in our home or neighborhood. This includes squirrels, deer, raccoons, mice, spiders, mosquitos, foxes, spotted lanternflies, flies, plant mites, skunks, ticks, bees, wasps, crickets, ants, frogs, snakes, various bugs, and other creatures. They reside in nature and we have no control over them. We clean and inspect everything before you arrive and we have routine pest control, but we do not have any control over their adventures. As an occasional bug may try to follow you inside, please use care when opening and closing doors, since no refunds will be issued for Mother Nature getting in the house. Georgia has a season when mosquitos do come out. Everything on the property is treated professionally, but please bring bug spray if you are sensitive
â MAINTENANCE: All maintenance is normally performed prior to your arrival, but we reserve the right to conduct routine maintenance if necessary. Please notify us of any maintenance issues or if something is malfunctioning so it can be rectified immediately. If you have a complaint about any aspect of the property, you are authorizing us to enter the property and fix the stated issue to solve the problem. Please note, although we do our best to answer all calls right away, there may be a delay in our response after our normal business hours from 9am-8pm EST.
â GARBAGE: Garbage is to be discarded in the outside trash containers.
â DAMAGES: The tenant shall be responsible for any loss or damage to the property and its fixtures during the term of this lease. Broken, damaged, or missing items will result in additional charges which will need to be paid for by you before your departure.
â INSURANCE: We adhere to our cancellation policy. Please secure travel insurance if you would like protection against events that may cause a change in travel plans.
â CHECK OUT: Check-out time is 11 am. Late check-out may be available for $50 per hour, depending upon availability. Please follow the checkout procedures posted inside the home and located in the manual.
â PETS: Due to severe allergies, NO PETS (including service animals) are allowed at this location.
