Welcome to The Paxton Place!

This bright and comfortable home can accommodate up to six guests, in three bedrooms.

• Classic 1950’s ranch home with mid century modern flair in a quiet residential area.
• Dog friendly! Enclosed porch sunroom has attached dog run area with 4 foot fence.
• Private fenced yard with seasonal amenities including BBQ grill and seating around the fire pit.
• 19 minutes to downtown Worcester and 8 minutes to the airport.
• There is a full kitchen, dining area for six, living room on main level.
• Free-play retro arcade, tv/game room, and laundry.
• Please note there is only one bathroom in the house.
• Bedrooms: There is a king bed in the main bedroom, and queen beds in the other two. Each bedroom has a desk with power and mirror above to serve as a workspace or dressing area. Nightstands all have USB power, and only the main bedroom has a TV. There are no other sleeping spaces or beds. There are 2 robe/towel hooks per bedroom behind the doors.

The well-equipped kitchen should have everything you need for a quick bite, or a sit down family meal. Coffee maker, electric kettle, toaster, microwave, blender, complete set of pots and pans, we’ve even got baking sheets, pizza pans, a muffin tin and more!

Seasonal amenities are generally available mid-April to mid-October, including the propane BBQ grill, seating for fire pit, and window AC units in the bedrooms and living room.

If you have significant pet allergies, please take note! We are dog friendly - so despite the cleaners best efforts, it's always possible there may be pet dander or hair.

For guests with dogs - we do have a fully fenced back yard and a separate dog run with four foot fences. This should be fine for playing with most pups, but not intended for leaving them unattended.
If you travel with your furry friends, please be sure to read the animal info in the House Rules.

Other Details of Note:
As your hosts, we’re delighted that you’ve chosen to stay at The Paxton Place. We have worked hard to make this the vacation rental that we’ve always wished for while traveling, and sincerely hope you enjoy your stay.

We’ve provided a small supply of coffee, tea, and individual sized condiments to get you started. There are markets nearby where you can stock up on your favorites.

For the fire pit we have provided fire starter supplies. Firewood may be obtained locally, if desired.

Please note that smoking or vaping is strictly prohibited anywhere on the premises.

** Winter Snow Notes: This is New England, and the weather can be unpredictable. The snow removal service will clear the driveway and front entry stairs at the end of a storm when there is more than 2-3 inches of snowfall. They may ask you to move your car(s) to allow cleanup. If there is less snow than this, or you otherwise wish to clear the walk and stairs yourself - a snow shovel and salt/ice mix are provided for your use.

The neighborhood is close to Worcester but still semi rural. There are large undeveloped areas nearby, and you will often see small wildlife in the yard. This could be squirrels, rabbits, mice, birds, chipmunks, groundhogs, turkeys, and sometimes even a deer or fox. We do have a pest control service to keep critters and insects out of the house, and so far we’ve been successful. But if they sneak in anyway, let us know right away so we can address it promptly.

One final note - we know that sometimes unexpected events or weather could require you to change your travel plans. While we look forward to hosting you, we also recommend that you purchase travel insurance to best protect your travel investment. Happy travels!


BY BOOKING, YOU AGREE TO ALL OF THE RULES BELOW:
• Failure to comply with house policies listed below may result in financial penalties and/or immediate removal without refund at hosts discretion.
• Host must be promptly notified of any issues, problems or accidents - no matter how small - so that we may address it in a timely fashion.
• No smoking or vaping anywhere on property.
• No candles, incense, or any other open flame in the house or porch. (These are allowed by the fire pit.)
• No hair dye or coloring products may be used at the property.
• No tampering with cameras, WiFi, smoke detectors. This is grounds to terminate your stay.
• No moving or rearranging large furniture.
• There is no guest access to the storage room or garage. These spaces are locked and have alarms with video monitoring.
• Maximum capacity is 6 guests. All guests must be on the reservation.
• Only the 3 provided beds/bedrooms are to be used for sleeping. No sleeping on couches, or in basement.
• No loud outside noise (above normal conversation volume) during quiet hours: 10pm - 8am
• No parties, or gatherings. We understand you may wish to have a couple of friends or family over, but you must contact the host in advance for approval. The TOTAL number of people at the property (including children/infants) may not exceed 3 more than the number of registered guests.
• Anyone who is not on the reservation may NOT stay overnight.
• No parking on lawn - use driveway or street only. No vehicle washing or maintenance at the property.
• No third party bookings allowed. The person who books the stay must be present for the entire duration of the stay.
• There are security video cameras recording the exterior perimeter of the home for your (and our) protection.
• House is on a septic system. Please do not flush anything down the toilet other than toilet paper and body waste, and do not put oils, grease, or chemicals down any drains.
• Please inquire in advance if you require electric vehicle charging - a special cord must be deployed. Note that the exterior outlet is for lighting, rated for only 5 Amps, and NOT suitable for charging.
• Propane BBQ (available seasonably) has a timer, please keep lid closed and turn off gas when done.
• We understand that accidents happen. If anything gets broken or damaged during your stay, please let us know so we can replace/remedy it for the next guest.
• Failure to report such events may result in additional charges to the Guest account.
• If excess cleaning is required the guest agrees to pay cleaner’s additional charges.
• The booking guest agrees to be responsible for any and all actions, violations, and damages caused during their stay.

Travelers with Animals :
We love our pets as much as you love yours, so to help us keep this property as pet friendly as possible, you agree to abide by the following:
• Dogs must be at least one year of age, fully housebroken, and non-destructive.
• Our standard pet fee covers up to 2 dogs. Please inquire if you plan to bring more - we may be able to accommodate, additional fees may apply.
• All animals must be disclosed, approved and included in the original booking. We do ask for proof of registration and vaccinations. Undisclosed or unapproved animals are subject to a fine of $100 per animal plus potential additional cleaning fees.
• No washing of pets/animals inside.
• All animal waste must be picked up, bagged, and disposed of in outdoor black trash bin.
• Animals are not allowed on furniture unless protective covers (provided) are used.
• If you walk your dog in inclement weather, please enter the house via the enclosed porch. We have provided a stash of towels there to bring them in and dry them.
• There is a fully fenced yard as well as a separate ‘dog run’ area for your convenience - both with 4’ high fencing. Fence and gates may not be 100% secure - so do not leave your dogs unattended outside. Hosts are not responsible for pets that escape.
• Animals are not to be left unattended inside the house unless crated. One medium-large (42x28x28) crate is available, or you may bring your own.
• The pet fee only offsets normal pet cleaning. Excessive cleaning, pet waste, or damage will be charged to the guest as appropriate.

** Special note about Service Animals:
We welcome all legitimate service animals and the guests that need them!
Guests with a Service Animal are required to follow these basic rules:
The Service Animal must be under the direct control of the handler at all times, and may never be left at the property unattended.

!!!! Note that in Massachusetts an “emotional support animal” is NOT a service animal for the purpose of lodging, and is considered a pet. While we do allow up to 2 dogs for a nominal pet fee, misrepresentation as a Service Animal will result in the fines as disclosed elsewhere in the house rules.
Misrepresenting a pet or ‘emotional support animal’ as a Service Animal hurts those with real Service Animals.
It is also against the law, and may be reported to the appropriate authorities.
