Experience the energy of New Orleans at The Eleanor, a vacation rental in the heart of downtown — just minutes from Bourbon Street, the French Quarter, Caesars Superdome, and Smoothie King Center. Whether you’re visiting for Mardi Gras, Jazz Fest, a concert, or just to enjoy the city's legendary nightlife, dining, and shopping - our location puts you steps from it all.

The space is great for large groups booking together!

This listing is for two units that have connecting doors between the living rooms. One unit offers 4 bedrooms, 4 bathrooms, a full kitchen, dining table and living room with a queen size sleeper sofa. The second unit offers 3 bedrooms, 3 bathroom, a full kitchen, dining table, and living room with a queen sized sleeper sofa. All bedrooms have a king bed with an ensuite bathroom. With the two units, there is a total of three bathrooms with showers and four bathrooms offering tub/shower combo. One of the ensuites does offer an ADA compliant roll in shower. The living room offers a 65” TV and the bedrooms have a 55" TV. Each unit has a stacked washer and dryer for use during your stay as well.

The rooftop pool and hot tub are shared by all units in the property. The rooftop pool and hot tub are open daily from 8:00 am – 10:00pm, weather permitting. Our pool is not heated, and swimming is at your own risk. This area is designated as non-smoking.

We have a designated vaping area located on the 9th floor of the building. Smoking/vaping is strictly prohibited in our units and will set off our state of the art smoke alarm system.

The Eleanor New Orleans is located in Downtown New Orleans on Loyola Ave featuring 31 units that are 3-6 bedrooms and range from 1,178-1,959 sq ft. We are a locally owned and operated vacation rental in Downtown New Orleans on Loyola Avenue. Our arrival process is contactless, but our property manager and/or front desk staff are available 24/7 during your stay.

While our vacation rental does not offer parking, there are two public parking facilities conveniently located directly below the property. Rates are generally $20-30/24 hours (but will increase during special events and festivals). The two parking options are located just below our property. Park First Saratoga Garage #1025 and has a height clearance of 6’4”. The other option, ParkMobile Zone 50408 (surface lot), is also directly behind our building for overflow or oversized vehicles.

We are conveniently located near many popular attractions:

French Quarter – 3 blocks to the beginning and 5 blocks (10 minute walk) to Bourbon Street
Superdome – 10 minute walk
Smoothie King Center – 10 minute walk
Saenger Theatre- 1 block (4 minute walk)

Transportation:
Amtrak (train) and Greyhound (bus) Stations – 0.7 miles, easily accessible via the Union Passenger Terminal via Canal St Streetcar (only $3/day on the Le Pass RTA app).

Louis Armstrong International Airport (MSY) – 14.4 miles (approx. 20 minutes without traffic) – There are many Uber/Lyft/Taxi cabs at the airport that are readily available to bring you downtown.

The Eleanor is located on a streetcar line. Use the streetcar to get to the Ernest N. Morial Convention Center, City Park, Cemeteries and plenty of other areas along the way. We recommend downloading the Le Pass RTA app and getting a Jazzy Pass for getting around the city.

Pets are allowed for an additional fee of $135/stay (max 2 included). We have a designated pet relief area on the 9th floor, and there is also a grassy park located across the street from our units. Please let us know ahead of time if you are planning to bring a pet.

Early check-in or late check-out may be available for your stay for an additional fee of $500 for a 12pm arrival or $300 for a 2pm arrival. A late departure of 12pm would be an additional fee of $300 (an extra 2 hours). Unfortunately, we are unable to store luggage pre- or post-stay, so if you need to guarantee an earlier arrival or departure, we recommend booking the night before or after in order to guarantee anything earlier than the 2pm arrival or later than a 12pm departure.

We only require light cleaning prior to departure – taking out garbage and washing any dirty dishes. All linen is professionally laundered between guests.

Reservations are not confirmed until the Rental Agreement is signed. The Rental Agreement link will be sent to you immediately after booking.
You will have access into both of these units upon arrival. Once inside the unit, you can choose to lock or unlock the connecting door between the units (each side has a door that can be locked or unlocked during your stay).

You will have private access to your unit. The rooftop pool and hot tub are shared by all units in the building and is designated as a non smoking area. The rooftop pool and hot tub are open daily from 8:00 am – 10:00pm, weather permitting. Our pool is not heated, and swimming is at your own risk.

Our arrival and departure processes are contactless, but our property manager and/or front desk staff are available 24/7 during your stay. Upon booking, please provide an updated email address and phone number.

We are located above a separately owned parking garage with a second surface lot just to the rear of our building. Their prices are generally $20-$30/24 hours (unless you’re coming over a special event or festival). The garage is Park First Saratoga Garage #1025. And the surface lot is ParkMobile Zone 50408.

Just the Best!

The Eleanors is now at the very top of our stays in New Orleans! Our family gathering of 18 felt so comfortable and relaxing thanks to the unit's spacious and syper clean nature. Leigh & Shane are marvelous at communication which made it even more welcoming!!! Thanks Thanks Thanks!!!

There’s a lot of rules that were initially a deterrent and made me have second thoughts. Ex. charging 25 for make-up on a wash cloth is insane. Upon arrival I was taken back from the outside appearance. Once inside, there was a homeless man asleep on the floor behind the table next to the office. Once on the elevator, you must enter a code to access the floors. The units were modern, clean and there was plenty of space for our group. Some bedrooms do not have windows which made me feel claustrophobic at times. Walkable to the French Quarter, Louis Armstrong Park, and other attractions.

There were 13 of us staying here for 40th birthday parties/college reunion. We needed 7 bedrooms and 7 separate bathrooms, this property delivered! More importantly, this property provided us with a community space to hang out together in the living rooms since we only see each other once a year. The property had everything we could have needed or wanted. We were able to get groceries and various meals delivered easily. It's location is ideal if you want to visit Bourbon Street, Jackson Square, etc or if you'd rather head the other direction towards The Garden District (HIGHLY RECOMMENDED if you're 40). Shane was super communicative and greeted us upon arrival. He was quick to respond when we asked a question prior to arrival. We would definitely recommend this property.

Family vacation

We are a large family of 13 currently. We were looking for something close (walking distances so we didn't have to Uber too much) to the main attractions. This property had exactly what we needed for 10 out of our 13 family members to vacation together. The adjoining apartments was very nice to have so we could all gather together. Having our own bedrooms and bathrooms was very nice too. As a cleaning company owner the units were up to my cleaning standards. The hosts responded to questions we had and offered solutions immediately. The only thing we wish there would have been on the rooftop was some water misters during the extremely hot days when the pool was pretty packed. The property listing was detailed and exact. We felt safe in the area the property is located in.
