The apartment features; new appliances, new flooring, living room fireplace, textured ceilings, patio etc. The apartment boasts a mix of old with the new! Updates have been made, but the entirety of the apartment has not been completely stripped. This 575 sqft unit is on the second floor of a Garden Style apartment complex. The unit is a one bedroom with a queen bed. Mattress is medium to firm.

The apartment is in a convenient North Dallas location with quick freeway access. Shopping awaits you at Valley View, Park Lane, Richardson Square and Galleria Malls. Restaurants, night spots, and casual eateries abound all around in Dallas. Look more in our local guide book for all of our recommendations.

RICHARDSON / NORTH DALLAS AREA - GREAT ACCESS TO FWY 75 & 635! CAN GET TO ALL PARTS OF DALLAS EASILY! DOWNTOWN OR PLANO WITHIN 15 MINUTES! RICHARDSON OR MEDICAL CITY DALLAS IS 10 MINUTES.
The property is a small apartment complex consisting of 36 apartment homes. There are a few Airbnb units in this complex. All units has the same floor plan and size. If we are fully occupied on the unit you want please ask about our other units..
The neighborhood is in north Dallas.
Great for an easy and short commute to places of work, major medical centers, SMU university, entertainment and event venues.
You may hear traffic noise from the property as we are convenient access to major roads. There is no construction on the property but city construction may apply.

Walk: Walk to Walmart, CHASE Bank, Whataburger and other fast food restaurants. Seven Eleven with a gas station close by.

PLEASE NOTE: This apartment is located inside a gated/fenced 30+ unit building. The complex was built in the 1990s and occasional noises from neighboring apartments may apply. Located off a side road to the freeway. Urban noises are to be expected during business hours and occasionally on non business hours. Guests should expect medium-high noise levels.

ALLERGIES: This unit is pet friendly. We use scent boosters. For this reason we caution allergy sensitive visitors. Refunds for allergies are not eligible.

LATE FEE: Check our time is strictly at 11am. We do not offer late check outs. Our late fee is $100. We pay our professional cleaning service for each hour of time spent at the unit.
We also often have an incoming guest the same day. We need the time to get the unit ready. Thank you for understanding that that the check out is firm by 11am.

SMOKING: PROHIBITED. If any trace of smoke/smoking will result in a $500 fine We are very strict on this house rule.

PARTIES: No other guests than registered guests allowed. No Parties. Failure to do so will result in an automatic cancellation, no refund, and $2000 security deposit.

PARKING: We offer one parking spot. Parking is first come first serve. Must use a parking permit pass. Provided. Free public parking on the street as well.

SELF CHECK IN: Check in with the provided door code. Smart digital lock.
Your door code will be given to you prior to check in.
Instructions:
Please dial the door code.
Then turn the lock to open.
Same instructions for when you leave the apartment.

PET POLICY:
$65 pet fee per dog. $150 for long term stays. Well behaved cats allowed.
No pets without prior arrangement. $300 fine.

PET RULES:
Dogs are not allowed to lay on couches, beds, or furniture.
Please do not leave your pet inside the unit unsupervised for longer than 4 hours.
ALL DOGS must be up to date on pest control and their vaccines.
*No pets without prior arrangement. $200 fine.

PLEASE NOTE: Any damages caused by pets; going to bathroom on furniture, wear and tear of flooring, breaking items, etc. Will result in paying from the security deposit.

MAIL & PACKAGES:
We do not lend mailbox keys nor offer a mail delivery service. If you would like to receive packages during your stay, you may have packages delivered to the apartment doorstep. Disclaimer: We as hosts, are not liable for any misplaced or stolen packages. We ask that if you must receive packages, please be vigilant about tracking your packages. For mail and letters, we recommend sourcing them to a local USPS, FED EX, or post office.

CHECKING IN OUTSIDE OF CHECK IN TIME FRAME:
IF CHECKING IN BETWEEN 10PM-7 AM AFTER 3 PM CHECKING TIME, PLEASE CAREFULLY FOLLOW THE CHECK IN INSTRUCTIONS. DIRECTIONS TO ACCESS THE UNIT ARE PROVIDED. WE DOUBLE CHECK OUR CHECK IN CODES PROVIDED. IF YOU ARE UNABLE TO REACH US BETWEEN THESE HOURS, WE ARE NOT LIABLE TO ASSIST YOU WITH YOUR CHECK IN. WE DO NOT OFFER REFUNDS IF YOU ARE UNABLE TO ACCESS THE AIRBNB.

ALLERGIES:
Due to the fact that this apartment is pet friendly and in an apartment building with shared vents, the apartment is not allergy sensitive friendly. The Airbnb is professionally cleaned between stays. However we cannot guarantee pet residue is 100% gone. Scent boosters may apply. REFUNDS NOT ELIGIBLE FOR ALLERGIES OR SMELLS.

INSECTS:
This apartment does occasionally have the presence of insects such as; cockroaches, water bugs, spiders. This is common in the area. We do our best to address this situation by having regular pest control treatment. If you do notice any insects, let us know immediately and we will send the pest control company by the next business day. BY READING THIS, YOU ARE AGREEING TO OUR HOUSE RULES. REFUNDS ARE NOT ELIGIBLE.
VENTS: particularly in the hot months, the AC vents get build up from a lot of usage. Dust and mildew may build up. Please let us know and we will service this. REFUNDS NOT ELIGIBLE FOR VENTS DISCOLORATION.

WATER TEMPERATURES:
Refunds and credits are not eligible for anything related to water temperatures in the Airbnb. Water may take a few minutes to warm up during peek shower hours. REFUNDS CREDITS NOT ELIGIBLE.
