Guests will be asked to sign a short-term rental agreement and attach a photo ID that must be completed 3 days prior to arrival. Failure to do so will result in a cancellation of the reservation with no money back.

TRIP INTERRUPTION: No refunds will be made for guest departure prior to check-out date. This includes early departures due to accidents, illness, and acts of nature beyond the Owner’s control, such as hurricanes and any other natural disasters.
CONDITIONS OF PREMISES: Please report any issues to Luda Cooke, the Property Manager, via the rental app as soon as they are discovered. Any malfunctions or problems within our control will be resolved in a timely manner. These circumstances do not entitle guest to a refund.
OCCUPANCY LIMITS: The home should not be occupied by more than FOUR (4) guests, including children, unless other arrangements have been approved in advance with the Owners. If the occupancy limits are exceeded, guests will be asked to check out and the full deposit and rental fee will be forfeited.
PETS: Pets are not allowed.
PHONE: Guests should bring their own mobile phones.
PARKING AND ROADS: Parking is limited. No more than 2 vehicles in the driveway at any time due to the safety of our guests and due to the busy street traffic.
SMOKING: Absolutely NO smoking or vaping is permitted inside the home or on the property. Additional fees will result in any evidence of smoke/vape in the home.
SEPTIC SYSTEM The house sewer is on a septic system. To prevent backups, thank you for only flushing toilet tissue and human waste. NO PAPER TOWELS, BABY WIPES, FLUSHABLE WIPES, FEMININE PRODUCTS, ETC. TO BE FLUSHED DOWN TOILET. Also, please put all waste food and grease into the trash and only rinse dishes after they are scraped. Thank you!!
LINENS/TOWELS/SUPPLIES: All towels, beach towels, linens and a “starter” supply of bathroom paper, trash can liners, a roll of paper towels and hand soap are provided. Guests will need to provide their own heavy duty garbage bags and additional paper products, soap and personal items.
SMALL APPLIANCES: The home is equipped with an 8-cup coffee maker, a 1-cup Keurig coffee maker, toaster, hand mixer, food processor, blender, propane grill, hair dryer and microwave. There are multiple kitchen outlets available if you choose to bring your own appliances.
INTERNET SERVICE: High speed internet access is available via a cable modem maintained by Xfinity (Comcast). Wireless internet access is also available via the mobile phone network. Although we have never experienced an outage, outages are out of our control and so there will be no refunds or discounts if you are unable to establish internet connection.
NOISE: Loud music, noise or parties are in violation of the local police ordinance, a violation of your lease and may cause early termination of your lease, as well as forfeiture any fees paid.
SAFETY: It is the guests’ responsibility to familiarize themselves with rules, policies and safety precautions concerning the pool, canal, and busy road the house is located on. The home is not child proof, thus renters take full responsibility for the safety of their children.
INDEMNIFICATION: Tatyana and Stephen Perreault, their agents and representatives shall not be liable to guests or any other party for damages to guests’ property, loss or damage to valuables, or injury to persons upon the premises from any cause whatsoever. Guests shall indemnify and hold harmless Tatyana and Stephen Perreault, their agents, representatives and/or employees from and against all liabilities, claims, expenses, fees (including attorney's fees and costs), loss of use, any property damage and actions of any kind arising out of the guests' use and occupancy of the premises.
SYSTEM FAILURE: The Owners are not responsible for any failure of a utility system. Other systems including, but not limited to, septic, heating, air-conditioning, electrical, mechanical, major appliances and entertainment equipment, are covered by a Home Warranty policy and, should there be a failure during your stay, the Owners will do their best to have them promptly repaired. You agree to permit access to the house to make any necessary repairs. No refunds will be given for temporary failures of such systems.
HOUSEKEEPING: Upon arrival, the unit will be clean and ready to welcome you. Guests are responsible for maintaining and leaving the home in a similar condition. You will incur additional fees if extra cleaning is required at departure, items are damaged and/or missing or excessive garbage is left behind.
SWIMMING POOL WAIVER: Tatyana and Stephen Perreault, their agents and representatives shall not be liable for any damage to property of, or personal injury to, any third party, resulting from guests participation at the swimming pool. The pool equipment shall not be tampered with.
CHECK OUT: The guest agrees to vacate the property with their belongings no later than 10am on the departure date.
