Walkable neighborhood (stores & restaurants within walking distance). Vehicle required for some attractions such as the San Marcos River.

NOTE: PLEASE DO NOT THROW ANY TRASH INTO THE BIN WITH THE GREEN LID. THE BIN WITH THE GREEN LID IS TO BE USED FOR RECYCLE ONLY!

The total capacity of the home is 12 guests. Additional fees apply for more than 12 guests ($20 per person per night up to a max of 14 guests). Please ensure the guest count is accurate during the booking stage. Anything more than 14 guests is considered and event and is subject to an event fee.

If planning to host an event, please message us to learn about the event fee. The max number of guests allowed within the premises is 30, however, only a max of 12 guests may spend the night at the home. When hosting an event, please follow the house rules to avoid noise complaints, and or additional cleaning fees or fees for damaged items.

Pets are welcomed. A max of 3 pets with one-time pet fee ($70 per pet).

Infants and children are welcomed! Please ensure your child in the total guest count during the reservation.

(1) Please respect quiet hours from 9pm to 9am CT.

(2) No smoking allowed inside the home. Weapons, fireworks, illegal drugs and/or illegal activity is prohibited at all times. Violating this house rule will result in an additional cleaning fee of $500 and removal from the property without a refund.

(3) Guests will ensure that the home is locked upon exiting throughout their stay and upon check-out.

(4) Candles are not allowed in the home.

(5) Please ensure there are no extra guests (including pets) beyond what is listed in the reservation. If the security cameras show additional guest count, fees will be applied ($20 per person per night , $70 per pet). Events (up to a max of 30 guests) are only allowed if agreed upon with host, prior to check-in. Please note that events require an additional fee.

(6) Extensive damage to the white towels and linens, including but not limited to stains that can`t be removed by the washing machine, are subject to a replacement fee.

(7) Please keep pets off the furniture (beds, couches).

(8) Please do not use tape on furniture or walls as this may cause damage such as paint chips and dents to furniture.

(9) Please do not set the AC temperature below 69 degrees F. This can cause the HVAC unit’s lines to freeze and render it inoperable. Instead, ensure all AC vents are open, all windows and doors are closed, and use the complimentary fans to further circulate air during summer heat waves to make your stay more comfortable.

(10) If any balloons were used, POP them and DISCARD them in the trash prior to checkout.

(11) Clean off grill after each use.
