Panama City Beach is currently proposing a city ordinance that would require all vacation rental guests to be 21 years of age or older, unless staying as part of a family. The primary renter and all guests must be 21+, with ID verification required prior to check-in. Hosts are required to enforce this policy and no exceptions can be made.

Rental Agreement Terms & Conditions
Introduction: This document outlines the terms and conditions applicable when booking and staying at our rental property. By proceeding with the booking, you acknowledge and agree to abide by these conditions, including all property-specific rules.
As an equal opportunity company, we firmly adhere to a policy of non-discrimination. Renter Requirements: - The primary renter must adhere to the age requirements as advertised on the booking platform at the time of booking. - The primary renter (named Guest) is responsible for all communications regarding the reservation, cancellation, and damage policies, and must by law be present the entirety of the stay. Other guests (invitees) are not party to these discussions.
Property Damage Protection Policy: - Damages must be reported to the property owner within 12 hours of occurrence to be covered by the Property Damage Waiver. All reservations are covered up to $1,500 in damage (read the Waivo disclaimer at the end of this document for more information). Please note: this is NOT trip insurance. All guests and travelers are advised to purchase a trip insurance policy.
Check-In & Check-Out: - Check-in: 4:00 PM local time on arrival date. - Check-out: 10:00 AM local time on departure date. - Early check-in requests are subject to availability and are never guaranteed.
Damages: - Immediate reporting of damages to the property during your stay is required. Photo and video documentation is provided to the property management company before and after each reservation to ensure fairness and honesty. - Guests are liable for repair/replacement costs exceeding deposit or Property Damage Waiver Fee.
Eviction Policy: - Unlawful activities, damage to the property, excessive noise, or breach of agreement terms can lead to eviction without refund or deposit return. Additional charges may apply for damages discovered post-eviction.
Lost Items: - The Owner is not responsible for lost, stolen, or left-behind items. Efforts will be made to return found items upon request, with shipping costs covered by the guest.
Maintenance: Report maintenance issues or discrepancies immediately. If any are found after arrival, they should be reported within 2 hours of arrival. Normal wear and tear are not considered maintenance issues. Please DO NOT spam the host or property manager with photos of items that are normal wear and tear. The management may enter the property for maintenance or inspection. After-hours emergencies should be reported via our business line.
Housekeeping/Cleaning: Report any cleaning issues or missing linens upon check-in, or within 2 hours of arrival. The home comes equipped with essentials for a starter pack; replenishing supplies is the guest`s responsibility. Promptly report any missing items in the property as soon as they are noticed, rather than waiting until the end of the stay. Failure to inform us in a timely manner is considered negligence on the part of the guest. Prompt reporting allows us to address and rectify any issues quickly, ensuring a pleasant and comfortable stay for all guests.
Cancellation Policy: The cancellation policy for your booking is determined by the platform through which you made your reservation. To provide you with peace of mind, we strongly recommend purchasing a separate trip insurance policy. This ensures coverage in the event that unforeseen circumstances require you to cancel your stay. Please review the specific cancellation policy on your booking platform for detailed information and remember that we uphold the cancellation policy in place at the time of booking.
Harassment Policy: We maintain a strict policy against harassment in any form. Abusive, threatening, harassing, violent, hostile, or inappropriate language towards our staff, servicers, vendors, or other guests is not tolerated under any circumstances. Failure to adhere to this policy may result in the immediate termination of your stay without a refund and is considered a breach of the rental agreement. We are committed to providing a safe, respectful environment for all guests and staff, and we appreciate your cooperation in upholding these standards.
WiFi/Internet/TV: - Internet services are provided subject to availability. - The WiFi password is available in your check-in instructions, your guest portal, and the Touch Stay Guide at all times.
Bunk Beds & Sleeper Sofas: Top bunk beds are for children under 100 pounds. Safety instructions for bunk bed use must be followed. Sleeper sofas sleep 2 people maximum.
Stairs: - Stairs are maintained regularly. Guests use stairs at their own risk.
No Smoking or Open Flames: Smoking and open flames are strictly prohibited inside the unit and on the balconies/breezeways (unless a fire pit has been placed there by owner/property manager). HOAs may require smoking to occur in parking lots; homes and townhomes require you to be a minimum of 10 feet away from all doors and windows. Messes must be picked up. Violations will incur charges. This policy encompasses all forms of smoking, vaping, and the use of e-cigarettes. In addition, while we recognize the legal use of medicinal marijuana, the following guidelines apply: Prohibited Areas: Smoking, vaping, and the use of e-cigarettes or medicinal marijuana are strictly forbidden inside the rental unit and on the balcony. Legal/Medicinal Marijuana Use: The use of legal or medicinal marijuana is permitted outside the rental unit in designated areas, in compliance with local regulations. Guests are required to dispose of all marijuana residue and paraphernalia before departure. Proof of a valid prescription may be requested, in line with Florida state law. Enforcement and Penalties: Violations, such as evidence of smoking or marijuana use inside the unit, will result in additional cleaning fees, forfeiture of the security deposit, and potential eviction. Guests are responsible for any costs associated with restoring the unit to a smoke-free condition.

Great Family Stay
We thoroughly enjoyed our stay. Great location with a short walk to the beach. Great amenities and plenty of stuff to do within a short drive. Just a heads up, apparently quite hours are all day because the neighbor put a sign up and verbally told us to be quiet. That being said, it is not a reflection of the listing just something to be aware of. There is 3.5 baths and not 4 which I misunderstood. Overall would definitely stay again.

Great property
Fun backyard. Nice pool. Great location. Loved sitting on the balcony and reading. Short walk to the beach. There are a couple things with the house that could’ve been cleaner or repaired, but those were minor. Property management was very quick to respond to questions and concerns.

Perfect fit for family of 8!
Check in was a breeze, and the home was spotlessly clean and ready for our arrival. There are 2 primary bedrooms with private bathrooms- 1 upstairs and 1 on the main level. The other bedrooms are upstairs. Honestly, the bunk bed room is really small and crowded- it only worked for us because we had 13 year old twins who shared it. Overall, the house was perfect for us, with one exception. It is definitely NOT across the street from the beach. Down the street with a few turns, yes. But not across the street, or even walking distance for us with 2 80+ year olds. Apart from that discrepancy, it was perfect for us.

The house was perfect for our short beach vacay. House was very clean and located pretty close to the beach, easy walk!
End of the street was great and quiet
Pool was very refreshing and clean
All the bedrooms and bathrooms were comfortable and clean.
Easy to use washer and dryer with supplied detergent and dryer sheets
There are beach chairs, some toys, boogie board, and a beach wagon in the owners backyard closet
Very responsive management group which was great!
The only cons:
LOTS of ants in the backyard. Covered the entire patio, pool deck, and all around the turf games. Hosed off the areas which helped.
Limited amount of cutlery(forks and spoons) and kitchen ware such as pots and pans, and supplies.
Lack of pool loungers, there was only two for a house that sleeps 8+

Spring Break 2024
The good: the backyard was amazing. The kids & adults enjoyed all the activities from the sand box, corn hole, to the pool and hot tub. There is also a gas grill ($25 charge for propane) we paid for the propane. The house was large with plenty of room to accommodate 12 of us. 2 master bedrooms with king beds and beautiful on suites, 3rd bedroom has 2 full beds with access to the shared hall bathroom, 4th bedroom has full size bunk over 2 twins with a trundle bed. Location was nice. The house sits on a dead-end road so not a lot of traffic. We parked an F150, Tahoe, and Expedition(sideways at the end) in the driveway. We also rented a golf cart (separate from the house) for 6 days. I would highly recommend that, it was fun and you can drive it anywhere the speed limit does not exceed 35 which is basically anywhere. The bad: All issues were handled in a timely manner by the property management company that said they had just acquired this house but we still had several. Upon arrival we could not get the door to open for 30 minutes due to wrong code provided. Pool heater & filter did not work for first 2 days. Then we had to call everyday to have heat turned on for the pool & hot tub programing issue. Dishwasher was leaking on the floor, after several days dishwasher quit working. Blinds on the front door fell off when the door was closed. Pots & pans were very worn out, rusty & needed to be replaced. There's not enough silverware for a large group so we had to eat in shifts.

Now, about those unexpected twists and turns. Firstly, please accept our sincere apologies for the initial hiccup with the door code upon your early arrival. Your group arrived earlier than the check-in time, resulting in the code not being active. Thankfully, one of our management members was able to come down and reset your code since the lock went offline.
As for the pool and hot tub situation, we're truly sorry for the chilly start to your water adventures. It turns out that a previous guest had tampered with the control panel, which unfortunately led to mechanical issues beyond our immediate control. Our pool technician worked tirelessly to source the necessary parts, but, regrettably, they were not available over the weekend, coinciding with your arrival. We appreciate your understanding during this challenging time.
Regarding the kitchen concerns you raised, we want to assure you that we took swift action to address them. Our team was on the ball and worked diligently to rectify any issues, ensuring a comfortable and enjoyable experience for you and future guests.
Despite these unexpected challenges, we sincerely hope that you were still able to create cherished memories during your stay. Your feedback is incredibly valuable to us as we continually strive to improve our services.

The house was beautiful. Showers were amazing, but lack of maintenance was definitely evident. We showed up after a 20 hr trip to a house that wasn’t cleaned. They asked us to vacate til 8 pm to clean. When they said they were done with an “above and beyond clean”, the place still wasn’t cleaned well. Then, toilets wouldn’t flush. This was fixed, but the plumber wasn’t there at the scheduled time. Never saw a pool guy the entire time we were there. The sand box was gross. The soccer/pool set was falling apart and the balls were missing/deflated. Then, part thru our stay there was an offer on this house(it is for sale) and the management company asked if the realtor could come do a walk-thru. We said no. Additionally, a lot of fixtures were loose. Also, the broom AND vacuum were both broken so it made day to day cleaning very difficult. For a house that could sleep 10-14 people, the kitchen was stocked very poorly. The utensils broken, melted, and very slim.
