● Location: It's a single house, a brand new property.
● Parking: The property can accommodate up to six vehicles. Two parking spots are available in the garage, and there is also driveway parking in front of the garage. Street parking is also available.
● Backyard: The backyard is fully fenced.
● Climate Control: The unit is equipped with a central HVAC system. To adjust the temperature, please contact the host. The default setting is 68 degrees in the summer and 72 degrees in the winter.
● Laundry: A washer and dryer are available for bookings of 30 days or more. There are also two laundry areas.

**Hot Tub Usage Rules:**
Welcome to our Airbnb! We want you to have a relaxing and enjoyable stay, so please take a moment to familiarize yourself with the following rules regarding the use of the hot tub:
1. Maximum Occupancy:
- The hot tub is designed for a maximum of 6 people. Please do not exceed this limit for safety reasons.
2. Shower Before Use:
- Prior to using the hot tub, we request that you take a quick shower to rinse off any lotions, oils, or substances that may affect the water quality. Please do not bring any oil, lotion, or any chemical or product to the hot tub.
3. No Glass or Food:
- For safety and cleanliness, please do not bring glass containers or food into the hot tub area.
4. Temperature Guidelines:
- The hot tub is maintained at a comfortable 95°F when not in use.
- Guests can adjust the temperature up to a maximum of 100°F before using it. It may take approximately 2 hours to reach the desired temperature.
- Caution: Please use caution when adjusting the temperature above 99°F as it may not be suitable for young children.
- Maximum Temperature: For safety reasons, please do not exceed 101°F
5. Supervision of Children:
- Children under the age of [insert age] must be supervised by a responsible adult while using the hot tub.
6. No Smoking:
- Smoking is strictly prohibited in and around the hot tub area. Please use designated smoking areas.
7. Cover Usage:
- When not in use, please securely replace the hot tub cover to conserve energy and maintain cleanliness.
8. Report Issues Promptly:
- If you encounter any issues with the hot tub, such as malfunctioning equipment or water quality concerns, please report them to us immediately.
9. Liability Disclaimer:
- By using the hot tub, you acknowledge that you do so at your own risk. We are not liable for any injuries or accidents that may occur.
10. Compliance with Local Regulations:
- Please adhere to any local regulations or guidelines regarding hot tub usage.
11. Check-out Instructions:
- When checking out, please clean out the area and put the cover back and lock the room when you don't use it.
Kindly be aware that the hot tub is an optional amenity for this property, and a separate fee applies for its use. In the event that the hot tub is unavailable or undergoing maintenance during your desired time of use, a refund will be provided for the hot tub fee only. It's important to note that this amenity is additional and does not impact your overall reservation for the property
