• Must be 25+ in order to book.

• Pool & Spa Heating - $125 per day (2-day minimum) *Need 48-hour advanced notice, must be paid prior to arrival, 2 night minimum. IMPORTANT NOTE: the pool & spa share the same heating system, so the utility costs are the same whether you’re heating one or both. If you choose to heat the spa, the heating fee will be the same as heating the entire pool, since they operate on a single system.

• Our private golf simulator is designed for players of all levels however, the ceiling height is limited, so guests over 6` should avoid using drivers or woods to prevent contact with the ceiling. Irons and shorter clubs are ideal for safe practice and play.


• NO PARTIES - all visitors must be listed on reservation and by name on rental contract. No unregistered guests may be on the premises without prior approval.

• Quiet hours from 9PM to 8AM are strictly enforced to ensure that neighbors are able to enjoy their homes without disturbance.

• Full acceptance of the landlord`s Rental Contract required within three days of booking acceptance.

• EARLY CHECK-IN / LATE CHECK-OUT: Check-in is at 4 PM, and check-out is at 10 AM. These times are set to ensure our team has enough time to properly clean, inspect, and prepare the home for each guest. If you need earlier access or a later departure, the best way to guarantee additional time is to book an extra night before arrival or after departure, subject to availability.

• Locals must message before booking.

• To enhance safety, exterior cameras are located at the front door, garage, side gate, pool, and golf simulator. They monitor only outdoor areas. No cameras are inside the home.

Occupancy & Use

- Do not exceed the maximum occupancy listed.
- Only registered guests are permitted on the property.
- No parties, events, or gatherings without prior written approval.
- Unauthorized guests may result in immediate termination of the stay without refund, in accordance with platform policies.

Noise & Neighbors

- Quiet hours are **9:00 PM – 8:00 AM**.
- Please be respectful of neighbors at all times.
- If management, security, or authorities are called due to noise, unauthorized guests, or neighbor complaints, enforcement-related trip fees of $250+ may apply.

Parking & Vehicles

- Follow the parking instructions provided for the property.
- Do not exceed the maximum number of allowed vehicles without approval.
- Do not block driveways, sidewalks, fire lanes, or restricted areas.
- Parking-related complaints, citations, tows, or service calls may result in trip fees.

Pool & Spa (If Applicable)

- Do not touch, adjust, or modify pool or spa equipment.
- If a pool vacuum is present, do not remove, unplug, or turn it off.
- Service calls or damage caused by misuse will result in fees.
- No glass in or around pool or spa areas.

Smoking

- No smoking or vaping inside the home.
- If smoking is detected and ozone treatment is required, additional cleaning fees of $500+ may apply.

Maintenance

- Report maintenance issues as soon as possible.
- Service calls caused by guest misuse may result in fees.

Lost & Found

- Lost items are not guaranteed to be recovered.
- Shipping within the U.S. requires a $50 fee, which includes handling and shipping.
- Payment is required prior to shipment.

Trash

- Follow all trash and recycling instructions.
- Excessive trash or improper disposal may result in additional fees.

Safety

- Some properties use exterior security cameras and/or noise monitoring devices for safety and neighborhood compliance.
- Do not tamper with or disable monitoring devices.

Rule Violations

- Failure to follow house rules may result in additional fees or termination of the stay without refund, as permitted by platform policies and local regulations.
