HOUSE RULES
You agree to pay extra fees and leave the property immediately (no refunds) for breaking any rule below:
1. No smoking within 25ft of buildings, including tobacco, cannabis, and e-cigarettes. (Smoking allowed at firepit only). $500 fine outdoors; $2000 plus remediation costs indoors. Immediate eviction.
2. Eat and drink only in dining areas.
3. Keep landscape rocks clean: no food, litter, or fluids.
4. Outdoor items: only hot tub towels and grill items allowed outside.
5. Handle our belongings with care.
6. Report damages at check-out.
7. Shower before hot tub use. $100 cleaning fee for violation.

8. Check-in after 4 pm, check-out by 10 am.
9. No furniture rearranging.
10. Strict Quiet Hours: 10 pm to 8 am.
11. Burn only wood in fire pit.
12. Flush only toilet paper.

15. Pre-approval required for events.
16. No illegal substances.
CHECK OUT INSTRUCTIONS
1. Kitchen Cleanup
âą Start the dishwasher before leaving (Wash all other dishes and grill items)
âą Empty and clean the coffee maker.
âą Leave the refrigerator clean and empty.
2. Bagged Trash
âą All trash must be bagged and placed in the outdoor can.
NO LOOSE ITEMS ALLOWED.
âą (Trash is collected on Mondays. A neighbor will move the can to the curb on Sundays and return it on Mondays.)
âą If the can is at the corner, place bags in driveway or in the can.
3. Towels
âą Start 1 load of white towels in the washing machine.
âą All other used towels & throw blankets on shower floors.
4. Bed Covers: Please fold back the covers on any beds that were used. This signals which beds need cleaning and helps our cleaning team. (Donât remove sheets)
5. Remotes on TV stands.
6. Tidy up.
7. Lock all doors/windows.

âą EVENTS: With approval, families/groups are welcome to host Birthdays, Thanksgiving, Christmas and other Retreat events. If you have an event in mind, please ask before booking so we can approve whether we are able to accommodate. We will also do our best to make your event special. No large parties, gatherings or events are permitted unless previously approved. Only the guests on your reservation are permitted on the property. Violating this will be considered trespassing, which will result in a $500 fine for you, and you may be asked to vacate the premises. *Do not hang pictures or any decorations in the house. No glitter or confetti.
HOT TUB INSTRUCTIONS AND WAIVER OF LIABILITY:
By renting our property, you agree to the RELEASE AND WAIVER OF LIABILITY AND INDEMNITY AGREEMENT for HOT TUB USE below:
IN CONSIDERATION OF the risk of injury that exists while SOAKING IN the HOT TUB (hereinafter the âActivityâ); and IN CONSIDERATION OF my desire to participate in said Activity and being given the right to participate in same;
I HEREBY, for myself, personal representatives, executors, administrators, assigns, guests, children, heirs, and next of kin, (hereinafter collectively, âReleaser,â âIâ or âmeâ, which terms shall also include: Releaserâs parents or guardian if Releaser is under 18 years of age), knowingly and voluntarily enter into this WAIVER AND RELEASE OF LIABILITY and hereby waive any and all rights, claims or causes of action of any kind arising out of my participation in the Activity; and
I HEREBY release and forever discharge the owners for this property, (hereinafter âOwnersâ) their affiliates, managers, members, agents, attorneys, staff, volunteers, heirs, representatives, predecessors, successors, and assigns (collectively âReleaseesâ), from any physical or psychological injury that I may suffer as a result, direct or indirect, of my participation in the Activity.
I HEREBY acknowledge that upon entering the hot tub area, I will continuously thereafter, thoroughly inspect such area. My continued presence constitutes an acknowledgment that I have inspected this area and find and accept such areas as being safe and reasonably suited for the purposes of the Activity.
I further agree and warrant that if, at any time, I feel or think anything to be unsafe, I and all guests will immediately leave the area and advise Owners.
I am voluntarily participating in the Activity and I am participating entirely at my own risk. I am aware of the associated HOT TUB RISKS which may include but are not limited to drowning, heat exhaustion, heat stroke, skin/ear/bladder/lung or other infections, chemical burns or irritations, physical/psychological injury, pain, suffering, illness, disfigurement, disability, economic or emotional loss, paralysis or death.
I understand that these injuries or outcomes may arise from my own or othersâ negligence, including that of Owners, or from the conditions at the Activity location. Nonetheless, I assume all related risks, both known and unknown to me, of my participation in this activity. Some of the known risks, rules, and precautions are noted below, and I have read and understand these:
âą Must KEEP the hot tub CLEAN and CLEAR:
(Any violations will result in the renter being charged a cleaning fee of $100.)
o YOU MUST SHOWER BEFORE you get in to remove all particles, oils, cosmetics and hair and skin products.
o No shoes, street clothes, pets or glass containers in or around the hot tub.
o Do not eat, or drink, or use soap and shampoo while INSIDE the hot tub. NO oils, bubble bath, soaps, other liquids, or any other harmful materials will be used in the hot tub.
o Do not urinate or spit into tub.
o And absolutely no sexual activity while inside the hot tub.
âą Damage to any cover will result in a $400 charge. Renter agrees that there will be no horseplay in the hot tub as well as not to sit on, jump on, or misuse the hot tub cover in any manner.
âą Cover should remain on the hot tub at all times when not in use.
âą Donât get in tub if you have open sores or wounds, or cuts, or diarrhea.
âą Pregnant women and those with heart disease ARE NOT ALLOWED IN THIS HOT TUB.
âą Use extreme caution and your own judgment when allowing children in the hot tubâyou are entirely responsible for what happens to your child. The American Association of Pediatrics (AAP) recommends that:
o Children under the age of five not go into hot tubs.
o Older children, over the age of five, should always be accompanied by an adult in a hot tub.
o The temperature of the water should be no more than 98 degrees, and kids should spend no more than 5-15 minutes in the tub.
o Children should not go underwater, because their hair could get caught in the suction drain. Going underwater in a hot tub may also increase their risk of getting an ear infection or other bacterial infection.
âą If you are taking medication of any kind, or being treated for diabetes, low or high blood pressure, strokes, epilepsy, weakened immune system or other conditions, or are a frail elderly person, consult your physician prior to use of the hot tub.
âą It is advised to limit your soak in the hot tub to NO MORE THAN 15 MINUTES at a time. If you overheat and faint, you can drown.
âą Shower when you get out to rinse off the hot tub chemicals.
âą Keep your head, arms and upper chest out of the water to avoid overheating. Get out if you feel dizzy, overheated, nauseous, or unwell.
âą Stay hydrated before getting into the hot tub.
âą Check the temperature. Do not get in if over 104Ë.
âą DO NOT DRINK ALCOHOL or USE DRUGS before or during hot tub use.
â Be careful when getting out to prevent slipping or falling.
I FURTHER AGREE to INDEMNIFY, DEFEND, AND HOLD HARMLESS the releasees against any and all claims, suits or actions of any kind whatsoever for liability, damages, compensation or otherwise brought by me or anyone on my behalf, including attorneyâs fees and any related costs.
I FURTHER ACKNOWLEDGE that Releasees are not responsible for errors, omissions, acts or failures to act of any party or entity involving this Activity on behalf of the Releasees.
â In the event that I should require medical care or treatment, I agree to assume all costs involved and agree to be financially responsible for any costs incurred as a result of such treatment.
â I am aware and understand that I should carry my own health insurance.
I hereby acknowledge that I have carefully read this âwaiver and releaseâ and fully understand that it is a release of liability. I expressly agree to release and discharge Owners and their Releasees from any and all claims or causes of action and I agree to voluntarily give up or waive any right that I otherwise have to bring a legal action against Owners for personal injury or property damage. To the extent that statute or case laws does not prohibit releases for ordinary negligence, this release is also for such negligence on the part of Owners and Releasees.
