Just Happy Homes is run by Brian and Jane, who stay closely involved with every property to make sure each one is well-maintained, thoughtfully prepared, and ready for guests to relax, have fun, and enjoy time together.

The home has three levels with multiple living areas, making it a great fit for families and friend groups who want to stay together without feeling crowded.

You’ll find several places to gather - including the great room, game room, screened porch, decks, and outdoor spaces - along with plenty of room to spread out when needed.

After a day at Bryce Resort, hiking in the Shenandoah Valley, or exploring nearby lakes and caverns, the house is set up for relaxing, cooking together, and enjoying time with family and friends.

★ GREAT ROOM, KITCHEN & DINING ★

The main level features a large open great room with cathedral ceilings and floor-to-ceiling windows that fill the space with natural light. The living room, kitchen, and dining area are all connected, making it easy for groups to cook, eat, and relax together.

After a day at Bryce Resort, hiking in the Shenandoah Valley, or exploring nearby lakes and caverns, this is the perfect place to gather by the fireplace, share a meal, or unwind on the couch.

The kitchen was recently renovated and fully equipped for group meals, with quartz countertops, stainless appliances, an island with seating, and everything you need for simple breakfasts or full dinners. Small appliances include a Keurig, drip coffee maker, toaster oven, Instant Pot, and more.

The dining table seats 8, with additional seating at the kitchen island. A high chair is available for younger guests.

One of the best parts of The Berkshire is the outdoor space. With multiple decks, a screened porch, and a private hot tub, there are plenty of places to relax together after a day at Bryce Resort or exploring the Shenandoah Valley.

The home sits on a quiet 1.5-acre lot on Bryce Mountain in the Shenandoah Valley, giving you privacy while still being just minutes from Bryce Resort and restaurants.

The basement game room is one of the favorite hangout spots in the house, perfect for kids and adults.
Enjoy a 75" smart TV seating area, foosball, air hockey / ping pong table, board games, and Dance Dance Revolution. There’s also a small kids’ play area and reading nook, making the space fun for all ages.

A mini-fridge is available for drinks and snacks, so you can relax and stay downstairs as long as you like.

The home sleeps up to 12 guests across 4 bedrooms on three levels, with a layout that works well for families, couples, and friend groups.

✹ QUIET HOURS AND GENERAL RULES - Primary guest making the reservation must be 25 years or older and must be staying on the premises during the reservation. Quiet hours are 10 PM to 8 AM. No parties, fireworks, or weapons are allowed on the premises at any time. Smoking and vaping of any kind are prohibited on the premises. Illegal substances and activities are prohibited.

✹ ROAD CONDITIONS - We are located on beautiful Bryce Mountain with narrow and windy roads. Like many other mountain homes, our driveway is steep. We highly recommend a 4-wheel drive, particularly in the winter. Drive carefully!

✹ RENTAL AGREEMENT - Upon booking, guests will be required to sign a property rental agreement with the house rules. No door codes will be given without this.

✹ PET POLICY - We allow a maximum of 2 house-trained, well-behaved dogs that are vaccinated and tick/flea-free for a flat fee of $125. Pets must be disclosed to us at the time of booking (there is a $500 fee if we find any undisclosed animals). Pets are not allowed on any furniture or the hot tub. Any pets left home alone must be in a crate. By booking, you accept responsibility for any damage, pest control, extra cleaning, or liability your dog(s) cause during the stay. We reserve the right to cancel a booking for animals that are not a good fit for the home.

✹ PARKING - Our driveway accommodates tandem parking for 4-5 regular cars comfortably and 6 regular cars snuggly.

✹ TRAVEL INSURANCE - Unexpected circumstances happen, so we highly recommend purchasing travelers’ insurance. We cannot be held accountable for inclement weather or events out of our control.

✹ VIDEO SURVEILLANCE - There are 4 exterior cameras (1 flood light camera at the front of the house, 1 doorbell camera at the front door, 1 doorbell camera at the side door, and 1 camera facing the driveway) monitoring and recording the driveway and side of the house for security. They are on 24/7, but only record video and audio when there are movements (motion-activated). Videos may be stored for 1-365 days for security or house rules breach review. There is no surveillance inside.
