The Fox River is (1.3 Miles) with its 40+ miles of bike paths. Rent a bike from Mill Race Cyclery & bike 10 minutes to downtown St. Charles or Downtown Batavia or a 5-minute drive!
About Space:
Modern two-story home with 2082 sq feet and an open floor plan, fully stocked kitchen, 4 bedrooms with the primary bedroom on first floor! Perfect if stairs are an issue for anyone in your party! The other 3 bedrooms are upstairs and share a large full bathroom with dual sinks and a walk-in shower. Main floor has another full bath with a walk-in shower for a total of 3 full bathrooms! Every bedroom offers a Smart TV and quick reliable Wi-Fi for all to enjoy.

This rental includes a MODERN KITCHEN with BREAKFAST BAR as well as a fridge/freezer, stove, oven, microwave, toaster oven, coffee maker. Essentials like plates, cups, glass cookware, pots/pans, utensils, & paper towels will be provided for your use.
Extra chairs for the dining room table are in the basement along with a leaf and there is a teal tablecloth in the laundry room on the shelf.
Guests can park in the driveway --There is room for 2 vehicles and street parking is also allowed in front of the home. Please do NOT block sidewalk or mailbox.

1. PHOTO IDENTIFICATION is required for security and liability purposes. Please submit a driverâs license (or an equivalent ID) at time of booking . Once the ID is received, the door code will be activated at time of checkin.
2. NO VISITORS, GATHERINGS, PARTIES OR EVENTS are allowed on our premises. We are happy to accommodate all our guests, however, for legal and insurance purposes we cannot allow unauthorized visitors, gatherings, or events. All guests, including friends or family who will be in the home at any point, are required to be listed as additional guests at the time your reservation is made. Guests who allow unauthorized persons on-premises will accrue a $100 fine per unauthorized guest and the unauthorized person(s) will be considered trespassing. Prior to instant booking, locals are required to contact the host for these reasons as well.
3. NO SMOKING, on the premises. This includes smoking cigarettes, vaping, marijuana or use of illegal drugs. Guests may smoke in their vehicles, designated by host area or at the end of the driveway. Please do not discard cigarette butts on the premises. Violation of smoking rules accrues a $500 fee.
4. NO DRUNKEN OR DISORDERLY BEHAVIOR on-premises. We want you to enjoy your stay with us but ask that all our guests conduct themselves appropriately as to not disrespect our home and neighbors. The host reserves the right to remove guests in violation of this rule and a refund will not be granted.
5. NO TAMPERING/REMOVING SURVEILLANCE CAMERAS on-premises. All our homes are equipped with exterior security cameras to ensure the safety and cooperation of our guests. Please do not tamper, block, or remove cameras. Guests who violate this rule will be removed immediately; their reservation canceled without refund.
6. DAMAGES & EXCESSIVE DIRTINESS will accrue additional fees for the guest. Please try to leave the home in the condition it was in when you arrived. Our cleaning fees are set based on a âcourteous guest', therefore excessive dirtiness and /or damages to the home or property will result in additional fees. ***Guests, will pay a 100% refundable security deposit of $250. The security deposit will be requested after the booking has been confirmed. VRBO guest terms of service state that you are responsible for leaving an accommodation (and related personal property) in the condition it was in when you arrivedâ.
7. LATE CHECKOUT will result in $50 fees for every 30 minutes the guest persists on premises after checkout. The standard checkout time for any reservation is 11 am. Our cleaning crew is scheduled to service homes between reservations; therefore, we ask guests to cooperate with check-out/check-in times.
8. PET POLICY: We allow a maximum of 2 pets (including service animals) per reservation for our pet-friendly homes.
We love pets and have one of our own! However, as a common courtesy to us, our home, our cleaners and future guests; we kindly ask that you respect the following PET POLICIES & RULES:
âą Guest must provide pet bedding/crate and towels to wipe off wet paws and fur outside. House towels are NOT to be used for pets.
âą Pets are not allowed on furniture or beds.
âą Pets are to be crated anytime they are left home alone.
âą If guestsâ pet sheds, please brush outside daily and clean up any hair inside the house.
âą Guests must pick up after their pet and discard waste properly. Our cleaners will NOT pick your pet waste from the yard. Please bring your own plastic bags.
âą Pets are NOT allowed to be washed in the bathtub or showers.
âą Guests are responsible for cleaning up any âaccidentsâ their dog has caused inside. Please notify us of any accidents or damage immediately so we can fix any issues before our next guests arrive.
âą We ask that you vacuum and clean up messes at the end of your stay.
âą The âAccidental Damage Insuranceâ does NOT cover pet damage.

13. RELEASE OF LIABILITY. To the fullest extent permitted by law, you (guest/s) agree to defend, indemnify and hold harmless, Anthony J. & Nicole Tudisco and their officers, directors, agents, and employees from and against any and all claims, suits, liens, judgments, damages, losses and expenses.
14. TOWEL POLICY: If you have anything that will stain towels i.e. make-up, hair dye etc please use the set of dark towels in the laundry room. Stained bath towels, hand towels and washcloths cannot be reused and are subject to a $20 replacement fee per item. Thank you for understanding!

My husband and I have been IL licensed Realtors for almost 20 yrs and finally decided to try our own short term rental investment! We traveled a lot and stayed at many places ourselves and hope to provide a great place for our guests!

1.1 mile walk to downtown and 1.3 to the River PLUS it's 5 minutes from 2 other great towns of St. Charles and Batavia! Tri-cities is the BEST place in the Western Suburbs of Chicago hands down!
Quels sont les atouts de cet hébergement ?
Besides being walkable to town, modern updates with the charm of a cape cod style home! We put high quality bedding and towels as well as a well stocked kitchen into the home. Those were the things that always mattered a lot to us when we traveled ourselves. We hope our guests agree!
