This beachfront luxury condominium building lies in the heart of Blue Mountain Beach and sits directly on the emerald green waters of the Gulf of Mexico.  We have just 48 units and are situated on a quiet private beach nestled between two single-family home neighborhoods (The Retreat and White Cliffs).

Coffee and Cocktails is an open-concept spacious condo decorated with modern and whimsical flair.  The 1619 SF unit has 3 bedrooms and 3 bathrooms that sleep 8 comfortably. Enter into a large living space adjacent to the kitchen and dining areas. The newly remodeled kitchen provides a large dining counter with seating for 4, in addition to the dining table which seats 8.  It’s fully stocked with all of the glasses, dishes, cooking utensils and pots/pans that you’ll need during your stay.  (For health reasons, we’ve stopped stocking any oils, condiments, and spices unfortunately.)  We stock a Keurig with combo single-service coffee and a 12-pot coffee maker.  You’ll also find a Ninja blender - cue the margaritas!

The main bedroom is off to one side and features a king bed, a private balcony, large walk-in closet, private bath with 2 vanities, and a separate tub and shower.  In the closet you’ll find a Pack-n-Play as well as a twin AeroBed.  On the other side of the condo, the secondary guest bedroom offers a queen bed with private bathroom and balcony access.  The 3rd bedroom features 2 twin-over-twin bunk beds and and is serviced by the hall bathroom.  Outside on the expansive balcony there’s plenty of comfortable seating to enjoy morning coffee or an evening cocktail, or sneak away to the private balcony off the main master.  The balcony overlooks a quiet setting with natural lush trees and provides afternoon shade.

All bed linens and bath towels are provided including 8 beach towels.  There is a BEACH SET UP INCLUDED 3/1-10/31, and we also provide 4 Tommy Bahama beach chairs for your use.  The condo features a washer and dryer in the unit, and you’ll be provided with two washer pods to get you started.  In addition, we provide a starter set in each bathroom featuring a small shampoo, conditioner, body lotion, bath gel, small bar of soap and two rolls of toilet paper.  In the kitchen you will be provided with 2 dishwasher tablets, a roll of paper towels, a small dish soap, two trash bags, and a dish sponge

There’s a 65” Smart TV in the living room connected to cable and the secondary bedroom has a 25” Smart TV as does the bunk room.  There’s free high speed wifi and the main bedroom has a desk should anyone need to do any work in a quiet place.  This unit is situated on the first floor (the parking garage is ground level) and is perfect for families as it’s a direct walk out to the pool and steps to the beach - forget about hauling pool and beach toys up and down the elevators.  It’s the perfect layout for a large family, 2 small families, or a girls’/friends weekend getaway.

Blue Mountain Beach Condos offers an array of amenities that includes a gulf-front communal pool (heated in the off season) and hot tub, a fitness center, a basketball court, a grilling area (3 gas grills), a secure entry with on-site security during Spring Break and all summer long, covered parking and 2 parking spots (one in the gravel lot near the building entrance).  Excel Beach Service provides beach chair and umbrella service, offers stand up paddle board and kayak rentals and, UNIQUE to our condo, you can also book your own PRIVATE beach bonfire.  Bikes can be delivered to and picked up directly from the condo building by Big Daddy’s Bike Shop (which is also walking distance).

Blue Mountain Beach Condos are conveniently located just south (gulf side) of Scenic Hwy 30A.  Walk to many restaurants including Red Fish Taco, Blue Mountain Bakery, Blue Mountain Beach Creamery, Cowgirl Kitchen, Blue Mabel, Mimmo’s and more!  Bike into Grayton Beach, Watercolor and Seaside or head West to Gulf Place and try Shunk Gulley Oyster Bar!

The 30A corridor offers something for everyone - swimming, snorkeling, biking, walking, running, paddle boarding, kayaking.  Bike along the scenic bike path, enjoy paddle boarding on Western Lake, or explore a variety of galleries and boutiques in Seaside and along 30A. There are numerous restaurants throughout Gulf Place, Blue Mountain Beach, Grayton Beach, Watercolor, and Seaside, offering a range of dining options from fine seafood to casual outdoor eateries. Our housekeeping staff ensures clean and disinfected spaces and surfaces. Towels, linens, etc. are stripped from property and replaced with freshly laundered linens at every checkout.

Our guests are provided with an "amenity starter kit," which includes an initial supply of bath soap, shampoo & conditioner, body lotion, 2 dishwasher pods, 2 rolls toilet paper per bathroom, 1 roll paper towels,  2 laundry pods, and trash bags. These items are provided for your convenience, and are only intended to get you through your first 24-48 hours

AIRPORT INFORMATION:

Northwest Florida Beaches International Airport (ECP) is located in Panama City Beach and is approximately 45 minutes from the condo.

Destin-Fort Walton Beach Airport (VPS) is located in Destin and is approximately 1 hour from the condo.

When flying into the Santa Rosa Beach area, we highly recommend booking a car service (we can provide you with suggestions) as Uber/Lyft can be difficult to schedule in our area.

Please note our age requirement policy; One (1) parent or guardian over the age of 25 be present and staying in the property for every three (3) guests between the ages of 15 and 25.
