Guests have full access to the home except for two locked owner’s closets—one in the master bedroom closet and one in the 2nd bathroom.

Conroe, TX, is a family-friendly city located in Montgomery County, part of the Houston metropolitan area. The neighborhood offer a mix of housing options, including manufactured homes, single-family homes and townhouses. Safety is good, and there are community amenities like parks and playgrounds. The area is known for its excellent schools and easy access to major highways for commuting.

Please Note: Our neighborhood does not have an HOA, and sometimes our neighbor`s homes and yards are not as well kept. We really have no control over this and just want to make sure you`re aware before booking.

This small and quiet neighborhood is just 9 miles away from Lake Conroe. The area offers the convenience of many activities and places to visit, including: fishing, restaurants, water sports, the Sam Houston National Forest, swimming areas, and more. Access to shopping and grocery stores in Willis and Conroe are a 10-15 minute drive away. The property is located halfway between The Woodlands and Huntsville which are only 25 minutes in either direction, giving you a wide variety of places to visit like General Sam`s offroad park or The Woodlands Mall.

Guest Courtesy: Small gestures, such as taking out the trash on designated days, help us keep the home welcoming for everyone.

Wear & Tear: This home has been enjoyed by many guests over the years, and while it shows some natural wear, we’re committed to maintaining its charm and functionality.

Noise Policy: We have a ZERO tolerance policy on noise during quiet hours (8 PM - 8 AM). Please respect our neighbors.

Important Payment Update: Credit card payments not accepted over $3,000. Payments over this amount must be made via Zelle or other form of direct payment. VRBO will charge your credit card for their fees, but the balance will be due with one of these alternate payment method. Name on credit card must match the name on the reservation and ID. Selfie must match ID.

• Security Deposit / Damage Waiver:

• Stays under 30 days:
• $99 refundable security deposit — OR
• Optional $25 non-refundable damage waiver (covers up to $50 in accidental damage).
• Stays 30+ days: See Extended Stays section for details.
• Costs beyond coverage or excluded from the waiver will be billed per Payment Authorization & Exclusions.
• Deposits are due before arrival and refunded after checkout, less applicable charges.

• Extended Stays (30+ Days):

• Lease may be required; must be signed within 24 hours or reservation may be canceled.
• Security deposit amount confirmed with property owner. If none is specified:
• Average monthly rate ÷ 365 × total days of stay.
• Example: $5,000 ÷ 365 × 50 days = $684.93 deposit.
• A $200 deep clean required after all 30+ day stays, deducted from the deposit.

• Pets – ALLOWED:

• Pets must be pre-approved. Fee: $49 per pet/stay.
• Unauthorized pets: $100 per night + damages.
• No cats (due to allergies).
• Keep pets off furniture and clean up after them.

• Events –NOT ALLOWED. Unauthorized gatherings may result in eviction.

• Payments over $3,000 — If the platform doesn’t process payments, these must be made via an approved direct method (no credit cards).

• Early check-in/late check-out require approval & fee.
• Unapproved late check-out: $75 + $25 per hour. Additional charges apply if:

Fit our Needs Perfectly

We needed a place to stay when the Big as Texas event was taking place (we were vendors). It was less than 5 minutes travel between the Fair Grounds and the house. Access to the house and to the host was easy. The host was very accommodating when I had to add an additional day at the last minute.

Conroe TX stay

This house was great! It is very wheelchair accessible with the handicap ramp, open floor plan and large master bedroom and bathroom. The Communication with property manager was very easy and they replied promptly to any questions or requests. The neighborhood was good and the neighbors were nice. There's a fenced yard for dogs but be aware to have your dogs on a leash if you go out front. There are quite a few dogs that live in the area and roam around. The are lots of restaurants and things to do while in the area. Overall we really enjoyed our stay.

Exceptional!!

Everything you need with many thoughtful touches, including sound machines for sleeping. Great for folks with physical limitations. Gives new meaning to pet friendly even has a pet door. Outstanding place; it was immaculate and extremely well maintained.

Don't trust them when they ask you to extend stay

I was asked half way through my stay if I would like to extend my stay for a discount. I happily did. Or at least I thought. I was supposed to get extended to Sunday. I was awoken Saturday morning by the cleaning service. And then phone calls asking me why I wasn't out of the unit yet. I had proof of them confirming Sunday as my new check out. Still was told I would have to leave cause another guest was coming at 4. This was one of the most unprofessional things I've encountered. As a vacation/short term rental your whole business is knowing when people are coming, staying and going. Was offered a refund for 1 day and a discount next stay(which I will never book again). This management company is a joke. Vacation was essentially ruined by this.

Great place, very clean

This was a great place to stay. It was very clean and remodeled inside. The neighborhood wasn’t too bad, but I wouldn’t necessarily say it was the best. However the people who were renting this were very nice and answered any and all questions that we had. I would stay here again.

Clean mobile home, newly painted and remodeled. There were no wash cloths so we purchased and I could not locate any smoke or carbon monoxide detectors. The Master bedroom and living room had television but the other two bedrooms didn’t have television. Overall, home met our needs
