PLEASE NOTE: TO KEEP THE INTEGRITY OF THE UNIT, 14 nights stay, requires a mid-stay cleaning during your stay, and longer stays require a weekly cleaning, for $70 USD that will be assessed via this booking website, if not left where instructed by owner/host, or given directly to housekeeper. NOTE: This booking system does not allow extra cleaning prices to be installed automatically in your pricing. Every booking will automatically be assessed a one time exit cleaning fee for $70 USD. Only the exit cleaning fee is automatically assessed with your booking. But not the extra cleaning fees for longer stays. When you book this unit, it is agreed and understood that I expect all my guests to leave the cleaning fee(s) at a specific spot in the unit, while there at the condo before you depart. Please be advised to keep the integrity of the hotel, usually every year, weeks 35 or/and 36, (slow season) will be used to do maintenance, repair, beautification projects that cannot be done while during high season. The hotel will be open during this yearly process. Hotel has right to adjust dates as need be. Owner holds no say in this.
The pool will remain open but please note the jacuzzi/hot tub may be out of service for maintenance temporarily, during this time of year.
Clean, Spacious, NON-smoking, (smoking outside on terrace only, with slider doors to unit closed) Air Conditioned, Soundproof STUDIO Condo Unit located in The Royal Islander Club-La Terrasse Hotel, on the 2nd level, facing the ocean, just across street! with breathtaking views of the ocean and the professionally landscaped rooftop tropical garden, pool, hot tub and observation deck!!! Right in the heart of the most happening spot on the island, Maho Bay Village! Located on the Dutch side of the island.
The fully furnished unit offers, safe box in closet. And plenty of space to stretch out and relax, especially in the comfortable king size bed and comfortable sofa. Fully equipped kitchen offers Espresso/Cappuccino machine, coffee maker, tea kettle, blender, 4 burners on brand new electric top stove, for cooking. No conventional oven, but the microwave is also an oven/grill in one and a toaster. NO working dishwasher at this time.
And for your outdoor pleasure, in our unit are Snorkel gear, boogie boards for pool or beach, umbrella(s ) for the tropical rain. Also there is outdoor furniture. Broom and mop, a wine rack, just under the folding bar counter inside the unit. If you use or open any of the bottles just replace with something you like! Fun Perk! :)
Huge flat screen TV, DVD player, DVD movies, books & Bible. Iron and portable ironing board. Spacious bathroom with hair blow dryer, shower, (no bathtub). Clean bath towels, linen and comforter also provided, already in the unit for your convenience.
Clean beach towels are obtained from front desk. Your own personal safe is in the condo unit's closet. Phone in room. Phone usage is paid for by guests at front desk. If any charges left and owner is left to be responsible, by the hotel, etc. those fees will be assessed from guest on this booking site. Beach is a short stroll across the street. Laundry facility on site in lower level, uses quarters. Ice machines on every level. Trash bins on every level. Also 3 elevators on every level.
Buy your own groceries at market right downstairs, or eat at one of the many local international cuisine restaurants all just steps away from unit. Also shop at the many shops, right there in Maho Village.
Many stores in St. Maarten (The Dutch Side) are famous for their duty free shopping, being the only true duty and tax free island in the Caribbean. Surrounded by magnificent beaches, golf course, sailing, fishing, snorkeling, scuba diving, wind surfing, fantastic dining & night life, day trips to Anguilla or St. Barts, Saba and more. This unit is also very close to French side of the Island. Bus/minivan or taxi service right in front of Hotel. Approx. 10 minutes walk to Airport, or less than minutes drive.
Local restaurants:
The island offers some of the finest restaurants, with many different authentic cuisines. Plenty to choose from also right outside of the unit/hotel in Maho Village!
Activities:
Play golf, Jet ski, Rhino Safari. Gamble in the casinos, Zip-line through the tree tops at Lotterie Farm. Race wet bikes at La Samanna. Spend endless days sailing, laid out on the beach tanning, or snorkeling. Explore ship-wrecks. Spend the day on one of the nearby islands like St. Barts or Anguilla, etc., etc., or do absolutely nothing!
Night Life:
24hr Security allows you to paint the town in comfort! Plenty of night life! Live street shows, right in front of Resort and also in the Casino Royale right next door. The beach is a short stroll across the street. Take a short beach stroll across the street and have one of the great drinks at Sunset Beach Bar & Grill. There are also plenty of casinos, live bands, music, dancing and entertainment in Maho Village.
If "daily" housekeeping is desired it is to be arranged with owner at time of booking. If you desire "daily" (every day) housekeeping, then the every day cleaning rate will be $50 per each day. A one time $70 exit cleaning fee will be accessed. Also assessed will be $70 per week for cleanings during your stay, for longer stays beyond 10 nights.
A down payment of approximately 50% of the rental amount is required for confirmation of booking. As not to forfeit your deposit your remaining payment required no later than 30 days before check in date.
No car needed at all. But if you desire renting a car you can park on street or you can park in the secured parking garage under the hotel, that can be arranged at front desk for their small daily fee.

We work hard and like to play, travel and relax whenever we find the opportunity. We now own our own little peace of paradise in the Dutch Caribbean, St. Maarten, and have opened it up to share with you, so that you may enjoy it as much as we do!!! We love relaxing on the beach, by the pool and in the Hot tub and watching the Jets fly into Princess Julianna Airport. Our St. Maarten Condo in the Caribbean is the ideal location for us. We love the various daytime activities, the night life, the live shows, the authentic cuisines, the casinos, the ocean and tropical garden view that our unit offers, and the fact that everything is right outside the door, literally!! But when inside our unit, it is quiet enough and peaceful!! Our Motto is "Live, Love, Laugh!!!" We aim to please each and every one of our guests!!!

This Condo offers ALOT more amenities, perks and frills than other Condos offered here, and it is located in the most happening spot on the Island!!! ALOT to do right here and plenty of restaurants, bars, music, entertainment!! The property as a whole is extremely well maintained and secure! The Maho Reef Bay Village area as a whole also is very secure and has alot of security guards as well as police presence so you can relax and enjoy to the fullest!!!
