The primary bedroom sits off to the right. A new king bed awaits your vacation dreams. There is a 40" Smart TV for streaming. The attached primary bathroom has a walk-in shower. There are two additional guest bedrooms. The first has a queen bed and a private bathroom with a tub shower combo. The third bedroom is perfect for the kids with the two sets of twin bunk beds and 32" TV. The private en-suite bath has a walk-in shower. This bathroom also has entry from the hall. All three bathrooms have hair dryers. A laundry closet on this level has a brand new stacked washer and dryer.

Head up the stairs to the large open living room. The owners have installed new wood flooring. You are able to see the ocean through the tree tops. Hang out with the family on the comfortable great room furniture. Watch your favorite show on the large 55" Smart TV. Please note the fireplace is only decorative. Open the sliding doors, to hear the ocean waves gently rolling ashore. Feel the low country breezes and smell the sweet salty air. The screen porch is a great spot for morning coffee, having lunch, and sharing an evening beverage together. The kitchen and dining area are fully stocked with a coffee maker, blender and hand mixer. The stainless steel appliances are new! Gather for meals at the dining table, which seats 8. You can seat additional guests on the stools at the counter.

Seabrook Island Property Association (SIPOA) has started charging for all gate passes.

Gate passes are $45/ vehicle. This charge applies if you are staying 1 night – 179 nights. If you are staying more than 179 nights, there is a different charge.

Gate pass car total is due 2 weeks prior to your arrival. Payment of $45/gate pass(es) is due at time of your final payment.

Any changes made less than 2 weeks prior to your arrival are non-refundable. If you add a gate pass less than 2 weeks prior to your arrival, a $10 additional fee will apply.

THIS PROPERTY ALLOWS FOR A MAXIMUM OF 3 GATE PASSES TOTAL
Once the car has a gate pass, any licensed driver can drive.

Feel free to bring up to (2) family dogs along on vacation! Additional fees apply. The owners have left beach chairs for your use. Use the outdoor shower to wash off the day's sand. Book this great new rental and discover the beauty of Seabrook Island just outside your door!

Many of Seabrook's finest amenities are just down the road. Amenity cards giving you access to the facilities of the Seabrook Island Club are included in the rent. These cards give you access to the Beach Club oceanfront pools (seasonal), Pelican's Nest outdoor restaurant/bar (seasonal), Island House restaurant/bar, golf and tennis. Additional fees are charged for all activities except outdoor pool usage. The Club Amenity Card also allows access to the Lake House facilities (outdoor pool/no fees; indoor pool/fitness center/fees apply).

Cancellation Policy:
If you cancel more than 30 days prior to your scheduled arrival date, you receive your funds back, minus $250. If you cancel within 30 days of your arrival date, you lose your funds. If able to re-book it, you will receive what we rent it for, minus the $250. Feel free to ask any other questions you may have.

For monthly winter rentals the policy is as follows: For cancellation made up to 60 days prior to the scheduled arrival date, the deposit will be refunded less a $250.00 cancellation fee. For cancellations made less than 60 days prior to the scheduled arrival date, all monies are forfeited. If able to rent the contracted dates after a cancellation, Guest will be refunded an amount equal to new rental rate minus the $250 Cancellation Fee. The amount refunded is not to exceed the amount paid by the Guest under the terms of the Rental Agreement.
