Parkside is located 8 minutes from Kyle Field and is surrounded by one of the best parks in Aggieland, Wolf Pen Creek Park features live music concerts, walking and bike trails, frisbee golf, also nearby is the Spirit Ice Arena for ice skating and Grand Central Station for bowling, arcade, and laser tag! So many things to do to keep your family and friends busy!
Our cozy 3 bed 2 bath property greets you with a beautiful living space fit with a massive couch and flatscreen smart TV, perfect for watching the big game or a late-night movie. Flowing straight into the dining room guests can find a large table with plenty of seating for guests, as well as barstool seating right next to the dining table, overlooking the kitchen. The kitchen is fully furnished with plenty of small appliances and plenty of housewares, so it’s sure to meet all the guest’s needs when preparing meals.
The 3 bedrooms are all equipped with queen size beds and nightstands. The beautiful décor is sure to create an inviting atmosphere in every space in the house! The bedrooms line up adjacent from the living, dining, and kitchen spaces of the home, creating a very open floor plan for guests to be able to enjoy each other’s company from anywhere!
Guests have plenty of space to roam in the park right outside the front door! Bring a frisbee, yard games, a football or soccer ball and play until the sun sets! There is also a small fenced in backyard for pets to enjoy.
Parkside is pet friendly! A Pet Addendum will be emailed to you to complete, once approved the payment request for the Pet Fee $400 per pet, $200 refundable.

Parkside at Wolfpen Addendum to Booking Agreement - Rules:
1.Smoking: Smoking is NOT allowed in or on our properties. If the cleaning crew or booking agent detects any evidence of smoking, we will retain $400 of your deposit to deodorize the home.
2. Heating & Cooling: Do not turn the thermostat below 69 during the summer as the unit could freeze and the Guest will be charged the cost to repair the heating/cooling system. When leaving in the summer season, turn the thermostat up to 80 degrees. When leaving in the winter season, turn the thermostat down to 60 degrees.
3. Visitors: People other than those accounted for in the booking agreement may not stay overnight on the property. If we find unauthorized guests have stayed a fee of $300 will be retained from your deposit plus $25 per person.
4. Guest Responsibilities: All the properties are privately owned. The Homeowners are not responsible for any accidents, injuries, or illness that occur while on the premises or its facilities. The Homeowners and Booking Agent are not responsible for the loss of personal belongings or valuables of the Guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they allow to use the premises.
5. Property Maintenance: Keep the property and all furnishings in good order. The Guests will maintain the premises in good order and appearance and will conduct themselves in a manner inoffensive to neighbors. Our properties are not intended to be party houses. Parties are prohibited.
6. Household Appliances & Furniture: Only use appliances for their intended uses. Do not use high heat or metal utensils with Teflon pans. Do not take indoor furniture outside the property.
7. Pet Policy: Pets are allowed in our pet-friendly properties only if Booking Agent and Homeowner agreed prior to booking. Pet deposits are $400, of which $200 is non-refundable. If any pets are found in the property without previous agreement with the Booking Agent, the Guest will be fined a pet deposit and the booking will be terminated. Please clean up after your pet in the yard, neighborhood, and parks. Additional information is in the Pet Addendum.
8. Parking: Parking is only allowed in respective areas on the property. Towing is enforced. Any illegally parked cars are subject to towing; applicable fines/towing fees are the sole responsibility of the vehicle owner.
9. Housekeeping: There is no daily housekeeping service. While linens and bath towels are included in the unit, daily maid service is not included in the rental rate. We do not permit towels or linens to be taken from the property. If the cleaning crew finds that the property has been left excessively dirty you will be billed for the additional cleaning time at a rate of $50 per hour.
10. DO NOT FLUSH anything other than toilet paper. No feminine products should be flushed at any time. If it is found that feminine products or other products besides toilet paper have been flushed and clogged the plumbing system, the Guest will be charged the cost of the plumbing repair.
11. Fires & Grill: Fires are not allowed on the property; absolutely no candles may be burned in the house or on the property. No grill onsite.
12. Personal Items: Guests will need to provide their own paper goods. An initial setup of trash liners, toilet paper (1-2 in each bathroom), and hand soap are provided. Extra items needed are the responsibility of the Guest (i.e., toothpaste, soap, extra toilet paper, shampoo, sunscreen, etc.).
13. Trash: No trash or other items may be left on the property or outside the front door. ALL trash must be BAGGED when placed in a dumpster at the City of Bryan/College Station. There will be a $20 charge if this rule is not followed. For long term guest trash pickup is Thursday morning so please roll the dumpster to the end of the alley/Kalanchoe Wednesday evening.
14. Secure the Property: Close all blinds and shades and secure all doors and windows. Contact the Booking Agent immediately should any difficulty arise in properly securing the property.
15. Events: If the Guest wishes to have an event at the property, permission must be obtained from the Booking Agent and Homeowner. An event fee will be added.
16. REMINDER: Guests shall not disturb, annoy, endanger, or inconvenience neighbors, nor use the premises for any immoral or unlawful act. The Homeowner or Booking Agent may enter the premises at any time without securing prior permission from the Guest. Any Guest who is found using illegal drugs or allows others to use illegal drugs on the premises will be immediately denied continued occupancy at these premises.
17. Equipment: Should there be security cameras, guests may not alter, tamper with, or access in any way. Failure to follow this rule will result in charges to the Guest for the full amount of the damage caused by such failure.
