This Unique Luxurious two-story loft has a historical style with the most attractive malls. Located in the middle of any and everything you could think of in the city's most attractive neighborhood that's only 10 mins from Buckhead and 5 mins from Downtown. Restaurants, movie theatre, bowling, gym and shopping that is RIGHT OUTSIDE OF YOUR DOOR.

Sleep Accommodations: There are a total of 2 beds (1 Queen, 1 Queen sofa sleeper) that sleeps up to 4 guests.

This Luxurious Loft was uniquely design to fit each guest needs, Located on the 3rd floor steps away to a private patio balcony design for comfort. This loft combines style, comfort and convenience with walking distance from many attractions and restaurants. The living area has a unique modern style and contemporary interiors with a fully equipped kitchen with 2 flat screen Smart TVs with free Wifi, Wine bar off the living area, board games & playing cards, high-end stainless steel appliances and seating at the bar counter.

This loft is perfect for business travelers, weekend adventurers, families, or a couples get away and this condo comfortably sleeps up to 4 guests. Access to two (2) elevators in the building.

NO PARTIES/EVENTS OF ANY SIZE ARE NOT ALLOWED. THERE IS A STRICT POLICY AGAINST EVENTS & PARTIES OF ANY SIZE. This includes birthday parties, brunches, lunches, dinners, holiday or any gathering of people more than 8 (eight) people, which includes the max of 4 overnight guests that is allowed in the unit.

REQUESTS FOR EARLY CHECK-IN OR LATE CHECKOUTS WILL NOT BE ACCEPTED, due to COVID enhanced cleanings.

PARKING - There are several parking options and an onsite underground parking garage conveniently located and surrounding Atlantic Station Area and the unit.

Any damage done to the condo will be charged to the credit card on file. Cancellations/Refunds: Your reservation is subject to the cancellation terms provided in your rental agreement at time of booking.

Check in is anytime after 4 PM and check out is anytime before 11 AM unless previously arranged with your host. WE CANNOT GUARANTEE AN EARLY CHECK IN OR LATE CHECK OUT DURING YOUR STAY.

**Ring Door Camera: There is an active camera located on the front door. Please do not tamper with, obstruct and/or cover the peephole. Doing so may result in an immediate termination/cancellation of your reservation and eviction. **If we see any guest on camera that sleeps over other than what you booked for, you will be charged for each guest, So Book accordingly otherwise you will see an extra charge!

**Sleeping Accommodations: 2 total beds; one (1) QUEEN bed, one (1) QUEEN sofa sleeper. Can accommodate and sleep up to 4 guests.

****PARKING: There is a parking garage with plenty of public parking surrounding the building. PARKING RECOMMENDATION: Park in the Garage on the P2 Level (near the Orange 7 section) Located closest to the Loft entrance. Please note: We are not responsible for any loss or damage to the vehicle or possessions left unattended in the vehicle. Please pay attention to the signs posted and never leave any valuables in plain sight.

**Cleaning fee: Please leave the home in the same general condition as it was when you arrived. Trash Shute is down the hall on the righthand side past the elevators. For item too large to fit in the trash chute, please take them down to level P3 for dumpster. Staff will arrive after your departure to thoroughly clean and inspect the home. All food and drink spills should be cleaned up as they occur. Food and drink spills on carpet are considered to be damage, not normal wear and tear. Refrigerators should be emptied of all food and free of spills. All used dishes should be washed & rinsed and placed back in the original cabinets NOT the dish rack.

Additional housekeeping charges may also be applied in the occurrence of damage reported by staff. No pets in the House, Except for Services pets but will be charge an extra fee for cleaning at time of service. House rules: Please read each of the rules carefully in order to avoid any danger or deductions from your security deposit upon check-out. Please treat our house with the same respect as you would your own home. We’ve put a lot of effort into making this into a lovely space to be enjoyed by our guests. Be sure to maintain a good level of cleanliness throughout your stay, this will make it much easier when check-out time comes! In case of any accidental damage, we’ll look into the issue internally to decide if and how much the deduction or repair cost will be.

**NO eating on none of the Furniture, ONLY in the Kitchen Area!
**Do Not Sleep on decorative pillows in the living room or bedrooms, there are extra pillows upstairs in the closet that’s designed for sleeping.

**Noise: Please be mindful and keep noise to a minimum during nighttime hours as this is not a hotel but a residence. Please try to avoid making any loud noise between 11 pm and 8 am to allow neighbors a peaceful night’s sleep. If any neighboring residents report excessive noise or unruly behavior, we may have to evict you from our property and terminate the vacation rental agreement. This could result in loss of security deposit, additional fines and rental amount. In case of any disputes or neighbor complaints, it’s your duty to notify us as soon as reasonably practicable. Guests are fully responsible for the safety and security of their children at all times, as well as any disturbance caused to other residents in the neighborhood. Guests are responsible for ensuring that any visitors comply with these House Rules. Additional Overnight Visitors must be approved in advance.

**Lost & Found: We are not responsible for the loss of any personal belongings or valuables. In case you misplace something in the house, please let us know so we can look out for the item during the changeover and vacation rental cleaning. If the items are found there will be a retrieval fee, and shipping costs. Any items not claimed after 7 calendar days will be donated to the local homeless shelter.
