Song Farm Guesthouse - Winnsboro!
Get away to our quiet 40s-era Guesthouse nestled at our private 18 acres of piney woods w/ 8-acre pond. (Bring your kayak; 2 on site.) Campfire spot. Trail down to water's edge. Hosts live downhill through the woods; no neighbors in view. Just 10 miles southeast of Winnsboro - the shopping, wining and dining, arts and antiques crossroads of East Texas. Enjoy a tranquil stay on the Texas Forest Trail, surrounded by towns bubbling with history and charm. The stars at night are big and bright!
The space
The Song Farm Guesthouse is situated at the east side of our 18-acre home, along the Texas Forest Trail 10 miles southeast of Winnsboro, TX in a rural area known as Pineview. Surrounded by a sprawling yard and backed up to the woods and trails surrounding our eight-acre spring-fed pond (or "pool" as they call them here in East Texas), the house has its own private driveway with ample parking, and a carport that gets used mostly as a covered porch for coming and going.
Probably our greatest amenity here at the Song Farm Guesthouse is the overwhelming feeling of peace and quiet. Of course there is occasional traffic along our Farm-to-Market road, but the house is set way back from the road, and there's not a bad view from any side of the house. Operative color: GREEN. Mother Nature welcomes you with open arms.
WHAT BRINGS YOU HERE?!
We love the idea of you finding your way here for special events (WCA concerts, art exhibits, Winnsboro's Art & Wine Festival, Autumn Trails weeks) as well as for our famed shopping, wining and dining small-town vibe including awesomely fun antiquing and thrifting.
We also want to plant the seed of the idea of you coming here for a creative brainstorming session with a cohort. Or with an art or songwriting project. Or maybe you and some friends just want to come play cards, or fish, or journal, or figure out your next big step in life. Or forest bathe!
Please just know, we love knowing folks are coming here to connect with loved ones (or to escape - ha!), or to connect to creativity in town or with their own creative projects in solitude here at the Song Farm.

With just enough indoor space to truly relax and feel at home, the house is a one-story, wooden pier-and-beam structure with room heating and air conditioning.
Also of note (as referenced earlier), you will come and go through the carport door, which features a concrete ramp rather than a step into the house.
We've furnished the Guesthouse simply and comfortably from room to room, and have decorated with a light hand in the bedrooms especially to keep them super restful and not 'busy.' Our beds are quality mattresses with crisp white sheets, plus blankets and comforters and allergy-friendly pillows to choose from (no feathers). The front bedroom features one queen-sized bed; the neighboring back bedroom features one queen-sized and one full-sized bed.
You'll find white towels in the one bathroom, which does have both shower and tub. Peek around in the drawers and cabinets and help yourself to a few amenities you may have forgotten to bring along. You'll also find a hair dryer, some dark gray washcloths for make-up removal, and a rubber bath mat.
The kitchen is fully equipped with dishes and glassware, utensils, pots and pans, wine rack, salad bowl and spinner, a drip coffee maker, and electric tea kettle. Even aluminum foil, plastic wrap and zip lock bags. We have great drinking water from the tap, or of course you can bring the water of your choice.
In the rest of the house, you'll find a scattering of framed sheet music from our collection and framed concert posters from when we hosted the live music venue Crossroads here in Winnsboro from 2005 to 2009. Also some of your hosts' photography and song lyrics, and random works of art that mostly reflect life in natural settings.
In the living room, there are plenty of books, games and cards, DVDs and player, and there's a Firestick TV. You'll also find information about things to do in and around Winnsboro.
There's a small desk and chair in the living room too, for a dedicated workspace. Plus a substantial coffee table where you're welcome work or put up your feet. The kitchen table also grows from a two-seat drop-leaf shape to a four-seat circle. There are even four more leaves in case you bring a really big project to work on!

As our guests, you have complete run of the house and immediate surrounds. (To be clear, you won't be sharing the space with anyone else.) You're also welcome to refer to the Song Farm Map in our Guesthouse Guidebook (located in the kitchen near the bulletin board) for which parts of the lakeside trails are open to you to explore. And please do let us know if you'd like to fish, kayak or paddle boat on the pond. That can be arranged too.
We've been fixing up a couple of nice private spots for you to enjoy along the trail behind the Guesthouse. You'll find those spots marked on the map.
Other things to note
Our wi-fi strength right now is 10 mps; plenty adequate for being on your laptop, texting, streaming TV. But if you have particularly demanding needs for wi-fi strength, let us know and we'll happily upgrade to accommodate you.
As your hosts, our goal is to facilitate your ideal stay as best we can. If you don't want any more personal interaction than necessary, we'll honor that. But if you want to chat or have questions about what to do in town, we'll do our best to point you in the directions you want to go!
