This 3 bedroom / 2.5 bath 1907 sq ft tri-level open floor plan home is separated by glass pony walls, has views of the backyard oasis, high ceilings, and huge windows that allow lots of natural light in.

Watch your favorite TV show or sports game on the two downstairs SmartTVs while you’re playing pool, or while you’re cooking your favorite meal in our fully equipped kitchen with stainless steel appliances! You have pots, pans, dishes, glassware, keurig coffee machine, filtered water straight from the refrigerator, and so much more! Open the front and back doors, and even the garage door, from the convenience of your smartphone!

Your primary bedroom includes a Nectar KING bed with sitting area, smart TV, and ensuite bath with large shower; the remaining bedrooms feature smart TVs with Beautyrest Recharge QUEEN beds and jack and jill bathroom; all rooms have upgraded wood-look tile or plush carpet, too!

Important Notes:
-For safety and security, there are external front door and street/driveway motion- activated cameras.
-You might notice 1–2 RVs parked in the side yard behind the tall white driveway gate. On rare occasions, a colleague may retrieve an RV during your stay, but they will only access the side yard and not any other part of the property.
-In the backyard, we have begun adding a solid fence to replace a mesh fence you will see in one of the hot tub pictures. The solid fence will be completed in late Jan 2025.
-Children must *always* be supervised by an adult.
-Our pool and spa are not gated nor is the pool heated. Please also note that the pool and spa is serviced weekly, usually on Thursdays. Vegas winds can sometimes be strong so it's possible some stray bits of mother nature will make its way into the pool and/or spa before the next service. Therefore, you may see some wayward leaves & nature's gifts in the pool and/or spa. A net is nearby to take care of those pesky leaves and such.
- No parties or events of any kind, and no loud noises of any kind after 9pm. Please respect our neighbors.
- Government issued photo ID required in order to book.
- $200 FEE/occurrence: For additional guests staying on the premises that were not disclosed in advance.
- $250 FEE/unapproved pet: Pets are not allowed on the property unless approved in advance.
- If you open it, close it; if you borrow it, return it; if you turn it on, turn it off; if you break it; fix it; if you move it, put it back; if you make a mess, clean it up; if you use it, take care of it. Basically, please take care of our home as you would your own home.
- For stays 30+ days, a Lease Agreement will be sent for your review and signature. This Lease must be fully executed within 24 hours of receipt, or your booking may be cancelled. Owner responsible for Internet, Garbage & Recycling, Sewer, Pool & Spa Service. Gas, Electricity, & Water included up to cap of $300/mo, too! Guest is responsible for reimbursing the Host for any amount above the cap.
- You and your guests shall indemnify and hold harmless the property owner against any and all claims of personal injury, or personal property damage, or loss arising from the use of the premises, regardless of the nature of the accident, injury or loss. You also expressly recognize that any insurance for property damage or loss which the host may have, does not cover your or your guests' personal property.
- Your agreement to stay on the premises represents your agreement to these house rules.
