Our 5 colorful bedrooms provide top-quality memory foam mattresses and fresh linens for a restful night’s sleep. Guests love the reading lamps with built-in phone chargers, plus the convenience of extra pillows and cozy blankets for added comfort. Our guests have often said that they slept like a baby from the first night.
Upstairs:
• The master blue bedroom includes 1 King bed, 2 twin trundles, and a private ensuite bathroom.
• The orange & yellow bedrooms each have 1 King bed
• The pink bedroom features 2 Queen trundles.
• Downstairs the green bedroom has a Full bed.
Some bedrooms have a smart TV. The game room downstairs offers a pull-out sofa bed & additional air mattresses.

During your stay, the entire home will be exclusively yours, ensuring uninterrupted privacy. We offer self-check-in with an electronic keypad. Guests will receive a unique code prior to check-in, which will expire at the end of your stay. So go ahead, relax, unwind & truly make yourself at home!

Furthermore, we have prepared a starter supply of essential items such as toilet paper, paper towels, trash bags, laundry detergent, dish detergent, snacks, Keurig pods, coffee creamer, sugar packets, and more. Please note that these starter supplies are not unlimited, so plan accordingly and be prepared to make a trip to the store for additional food & supplies as needed. Additionally, we provide body wash, shampoo, and hair conditioner to enhance your stay and ensure your comfort.

HOUSE RULES:
★ Parties, loud gatherings, or events are strictly prohibited.

★ Fireworks are strictly prohibited on the property.

★ No firearms or illegal drugs allowed on the property.

★ No candles are permitted indoors for safety reasons.

★ Smoking or vaping is strictly prohibited inside the house. Additionally the use of weed, marijuana, or any similar substances is strictly prohibited anywhere on the property. Violations will result in a $1,500 fine, an additional $500 deep-cleaning fee, potential furniture replacement costs, and immediate cancellation without refund.

★ Pet Rules:
- $150 pet fee per pet per stay, paid at booking, is required.
- Pets must never be left unattended inside the house.
- Pets are not allowed on furniture or beds.
- Guests must clean up after their pets and dispose of waste properly.
- Guests are responsible for any damage or extra cleaning fees caused by pets.
- Pets must be leashed when outside and unfenced areas.
- Pets are not allowed in the pool.
- The property has a natural outdoor space, and while we do our best to maintain a safe environment, we are not responsible for anything your pet may eat, chew, or come into contact with in the yard. Please supervise your pet at all times.

★ Shoes Off: Please remove your shoes upon entering. Indoor sandals are provided at the door.

★ Quiet Hours
- 9:00 PM – 8:00 AM (front yard noise should end by 7:00 PM).
- Excessive noise will be monitored and may result in local authority fines.
- Please respect our retired neighbors to maintain a peaceful environment.

★ Parking Guidelines: The driveway can accommodate up to 4 cars. Additional parking is available around the corner lot. The garage can fit up to 2 small cars. Do not block the sidewalk, park on the neighbor’s side, or park on the grass. Any damage caused by improper parking will be charged to the guest.

★ Child Supervision: Please ensure that children are supervised at all times, as the property is not childproofed.

★ Pool Rules
- $30 per day for heated pool (max 90°F).
- Must request at least 24 hours in advance.
- Tampering with pool equipment will result in a $400 technician fee + $1,500 fine.
- No diving, running, or glass containers in the pool area.
- Children must be supervised at all times.
- No wet swimsuits/towels on indoor furniture.
- No pets in the pool

★ Security Cameras: For your safety and ours and insurance purposes, we have outside security cameras in place, including:
• One camera facing the parking area
• One camera facing the outdoor pool area
• One camera facing the backyard
- These devices are used strictly for security and insurance purposes. While we do not actively monitor the footage, please note that the cameras are motion-sensor and record 24/7.
- There are no cameras inside the home.
- Tampering with, disabling, or covering any of the cameras is strictly prohibited. Doing so is a violation of our house rules and may result in immediate cancellation of your stay without a refund.

★ Weekly Maintenance Service: To keep our home in top condition, we have Weekly pool service, lawn care, and pest control (usually in the morning). While we strive to keep the pool clean, debris and leaves may fall into it due to its outdoor location. Please understand that this is not subject to any refund. Pool skimmer is provided for guest use.

★ Florida Insects & Climate: Florida's climate attracts bugs. Keep all windows & doors closed to prevent entry. We provide monthly pest control, but occasional insects may still appear. No refund for this reason

★ Only guests listed on the reservation may stay. Unregistered guests will result in immediate cancellation without a refund.

★ Check-in: 4:00 PM Check-out: 11:00 AM
Early Check-in & Late Check-out May be accommodated if available at no extra charge. Unauthorized late check-out: $50 per 30 minutes.

★ Reservation & Cancellation Policy: No changes to reservations within 14 days of check-in. We strongly recommend purchasing travel insurance for unforeseen issues (e.g., weather, illness).

★ OWNER’S SHED : The locked owner's shed in the garage is not accessible to guests and are equipped with a remote alarm. Unauthorized access will result in a charge equal to three times the cost of the items

Violation of any house rule will result in immediate cancellation without a refund and a $1,500 fine.

★ LIABILITY WAIVER:
- The hosts are not responsible for any accidents, injuries, or illnesses that occur on the premises or while using its facilities.
- The hosts are not responsible for any loss of personal belongings or valuables during your stay and after check out
- By accepting this reservation, all guests acknowledge and assume the risk of any harm arising from the use of the premises.
