PARKING

2 parking spaces are available in the driveway next to the golf cart. 5 additional free public spaces are available right in front of the home and additional public spaces are located a short walk down the street the home is located on.

GUEST ACCESS

Guests have full access to the entire home, hot tub, and outdoor spaces. The neighborhood features spacious grassy areas, with one right in front of the home. One of two community pools is located next to the property, though it's rarely used as most homes have their own pools. There's also private gated access to the beach, and guests will receive the code for direct beach access.

OTHER THINGS TO NOTE

-Please note that an additional waiver to drive the golf cart is required and will be sent to you upon booking.
-Your total reservation fee for this home includes a per-booking damage waiver fee, including any applicable taxes. The damage waiver ensures coverage for any accidental damage caused to the home or its contents, including appliances and furnishings, up to a maximum of $1,500. Damage due to smoking and pets is excluded. To benefit from this coverage, you must report the incident to the host before you check out.
-You acknowledge that this home is equipped with a device that monitors the environment inside the property, including noise levels (sound is not recorded) and smoking, to ensure guests have a pleasant stay and our neighbors are not disturbed.
-Your safety matters. This property features 2 exterior security cameras. One is located on the front of the home mounted to the left of the front door. Another is located near the side door entrance. Both cameras are outward facing and do not look into the interior of the home.

Cancel 30+ days before arrival: 100% refund (minus Processing Fee)

Cancel 14+ days before arrival: 50% refund (minus Processing Fee)

Cancel fewer than 14 days before arrival: No refund

A non-refundable 4% Processing Fee applies to all reservations and is not returned in the event of cancellation.

★HOUSE RULES★

This property requires a separate rental agreement to be reviewed and signed after booking. A link to the full agreement will be sent through the Airbnb message thread in your booking confirmation. It includes guest and property details, stay dates, fees, house rules (e.g., no parties, no smoking, pet rules), cancellation terms, and guest/host responsibilities. Please note that check-in instructions will only be released after the rental agreement is signed.

☞︎ No smoking is allowed (including vape). If you smoke inside the home you will be charged $250. You will be charged an increase in cleaning fee, and you will be charged for any damages.

☞︎ Pets are allowed. Up to two dogs under 65 pounds each are welcome for an additional fee plus taxes per pet, per stay. Dogs may only be left unattended in the cabin if they are crated. Please be sure to remove any dog waste from the yard and all public areas before departure. A $250 additional cleaning fee will be charged if waste is not properly cleaned up or if pets have been allowed on the furniture. Additional fees may also be assessed for any damage or excessive cleaning required due to pets.

☞︎ Person booking and checking in must be at least 25 years old to reserve and must occupy the rental property throughout the whole booking.

☞︎ If you use the golf cart during your stay, please ensure that the golf cart has a full tank of gas at the end of your stay. If golf cart is returned without a full tank of gas, the primary guest will be charged $75.

☞︎ Use of the pool and hot tub is AT YOUR OWN RISK. The hosts are NOT responsible for any injuries that result from the use of the swimming pool or hot tub.

☞︎Please be sure to douse the fire pit with water after use and check for burn bans on the Walton County website before use.

☞︎ Please do not adjust hot tub temperature above 104 degrees and please return to 80 degrees before departing.

☞︎ Please do not use Flushable Wipes. We have good plumbing but it does not handle flushable wipes well. Clogged toilets due to flushable wipes will result in a plumbing service charge of $250, with an additional $250 if the services are required after hours.

☞︎ Use of the pool is AT YOUR OWN RISK. The hosts are NOT responsible for any injuries that result from the use of the swimming pool.

☞︎ Please do not remove furniture from the unit, including patio chairs.

☞︎ No parties are allowed.

☞︎ No excessive noise after 10 pm or before 8 am.

☞︎ Maximum occupancy of 17 people (12 adults). Off-site visitors are not permitted without prior permission and are subject to a $100 fee per extra guest.

☞︎ We follow our stated cancellation policies under all circumstances. We highly recommended guests purchase travel insurance to cover
weather related issues (tropical storms, hurricanes, etc.) and illnesses that may arise and interrupt travel.

☞︎Boats, trailers of any kind & scooters (2 and 3 wheel), motorhomes/campers are not permitted in the community.

☞︎ON-STREET PARKING is prohibited within Emerald Waters Village including the bricked alley leading to the beach walkway. This rule will be strictly enforced, and vehicles will be towed. A notice with the towing information is posted at the entrance gate. (Gravel alleys are not considered streets)

☞︎Golf Cart parking is allowed in the driveways only. No parking on the streets or the grass.

☞︎Please do not hang towels on balconies or railings. Please hang them inside.

☞︎ You give permission to the host to use a third-party to screen your identity and check criminal databases to confirm your reservation. Complete terms regarding the guest screening can be provided upon request. You may receive an email to complete your screening. Please check your spam inbox for this email and contact the host if you have any questions.

☞︎ You acknowledge that this home is equipped with a device that monitors the environment inside the property, including noise levels (sound is not recorded) and smoking, to ensure guests have a pleasant stay and our neighbors are not disturbed.

☞︎ If an item is left behind, we're happy to help return it. A $75 flat fee applies to locate, package, and ship forgotten items within the continental U.S. Payment is required before the item is shipped. Additional fees may apply for oversized, heavy, or expedited shipments. Items not requested within 14 days may be donated or discarded at our discretion.

☞︎Unapproved late checkouts may result in a $50 fee per hour (or partial hour) past the scheduled checkout time. If the delay interferes with the cleaning schedule or the next guest's arrival, additional charges may apply.
