As you step inside, you'll be immediately struck by the abundance of natural light that floods the space, courtesy of the skylights scattered throughout the penthouse. The high ceilings further amplify the sense of spaciousness, creating an airy and open atmosphere that is both inviting and comforting.

The well appointed kitchen is stocked with everything you need for your culinary endeavors, and the living area is an ideal retreat for relaxation and entertainment with a 55 inch smart TV.

The two spacious bedrooms provide sanctuaries for rest and rejuvenation. The master suite is a true haven, featuring a private en-suite bathroom and a 32 inch smart TV.

One of the most remarkable features of this penthouse is the attached patio. Step outside onto this private oasis and be greeted by a spectacular view of the neighborhood. You will have access to the entire unit and the attached patio.

This space is located just 10 minutes north of Downtown in the upscale neighborhood of Hyde Park/Oakley.

The couch in the living room is a sofa-bed that can sleep up to two additional guests.

----------Section 1 - Security Deposits:------------

This property has a security deposit hold collected by us via credit/debit card. It is similar to an incidentals hold that you would pay at a hotel prior to checking in. At our discretion we may waive this deposit hold. We collect this security deposit through your credit card. It is between $300 - $500 (see the listing check-out page for details).

----------Section 2- Important House Rules (and Consequences) ------------

We strive to provide a polite request to come into compliance with our rules in the event of issues. If the request is not honored then your reservation may be terminated without refund, at our discretion.

SAME-DAY RESERVATIONS: If you are placing a reservation for same-day check-in, please contact us first. If you place the reservation without contacting us first then you may be denied entry, at our discretion.

CONSEQUENCES FOR THROWING PARTIES INCLUDES PROSECUTION: Parties and amplified music are strictly forbidden without our advance, written consent. Under Ohio Revised Code and Cincinnati municipal code, throwing an unauthorized party is considered criminal trespassing. See ORC 2911.21. If you throw an unauthorized party, we may choose to press charges for criminal trespass. You and your guests may be arrested on-site and prosecuted to the full extent of the law, at our discretion. Whether behavior constitutes a party is determined at our sole discretion, but would include things like bringing extra guests into the property, people coming in and out, etc.

NOISE AND DISRUPTIVE BEHAVIOR: Please observe quiet hours from 9:30pm-8am. In the event of a disturbance, one polite request (warning) may be given to come into compliance. If the request is not honored then your reservation will be terminated without refund. Amplified music is strictly forbidden at all hours without our advance written consent.

SMOKING AND FLAMES NOT ALLOWED: Do not smoke or light anything in this property. This includes tobacco, marijuana, incense, candles, hookah, and anything else.

VIOLATING OUR RULES MAY RESULT IN RESERVATION TERMINATION: At our discretion, we may terminate your reservation for a violation of our house rules -- no matter the time of day or night. You will not be refunded and may incur additional fees.

DISHONEST OR ABUSIVE BEHAVIOR: Dishonest behavior may result in termination of your reservation without refund, at our discretion. Abusive behavior will result in termination of your reservation without refund: yelling at, screaming at, swearing at, or menacing members of our team is considered abusive behavior.

WE RETAIN COMPLETE CONTROL OF THE PROPERTY: We reserve the right to terminate any reservation for any reason without refund if we believe, at our sole discretion, that you have done anything or intend to do anything that would harm people or property, disturb our neighbors, or harm the reputation of our property. If we have any reason to believe that you intend to throw a party then you will be denied entry.

----------Section 4 - Additional Fees and how to Avoid Them ------------

The following may incur a fee:
1) Cleanup of human biomaterial (e.g. vomit, defecation) will result in a minimum $300 cleaning fee.

2) Pet hair: $300 cleaning fee for cleanup of excessive pet hair, at our discretion. If you have a pet that sheds, bring lint rollers and remove your pet's hair from the property.

3) Stains on the carpets or linens: $89 cleaning fee per item or cost to replace, whichever is higher.

4) Smoking ANYTHING indoors: $300 cleaning fee. No exceptions. Just don't do it.

5) There is a $170 re-keying fee for unreturned keys. Unfortunately if you do not return the key then we have no choice but to have a locksmith change the lock.

6) Deep Cleaning: Units found with unreasonable amounts of waste, in complete disorder, and/or “trashed” will be subject to an additional $200 cleaning fee, or actual cost to clean, whichever is higher. Stays longer than 14 days are subject to an additional $120 deep cleaning fee which we will collect through the Airbnb resolution center.

7) Security fees: If we incur security / fire department / police fees or other costs arising out of or in connection with your behavior at the property, then you will be billed the cost. The minimum security fee is $150.

Owners should provide more information
Many things are not disclosed upfront. The location is good. The loft itself is cute, clean and there's lots of room. This unit is on the very top so be prepared to climb stairs which can be tricky. Once you arrive there is NO parking reserved for you. You have to enter the unit to get a remote control (we were never informed about the location of this remote or where the actual garage was located). The garage or space in front of the garage is for miniature vehicles. The space we were told about was already taken. To unload your luggage, you do so along the street and then climb multiple stairs just to get to the front door. Then upon entering, you lots of stairs. We arrived late and did not know this upfront so it was tough as I was traveling with my elderly parents and daughter. As I mentioned above the loft is very cute! However, it gets very stuffy and hot. The window unit stays on and you regulate the airflow but they control the main unit which helps get any air to the bedrooms. The bedrooms get very stuffy and warm. The day before our stay my mom sent me the only review. It referenced the heat. So I wrote in and asked if they could add fans. They did not respond well so I thought I would have to buy some myself. I was surprised that they added a few and had them on when we arrived. That was nice! The main bedroom has NO privacy. The glass which takes up most of the door is missing. My honest opinion is they need to take care of several issues.

Good location but not as expected
This penthouse had a great location and looked great in pictures, but we came across several issues. Once we checked in, we noticed crumbs all over the floor and couch. Then one of the bedroom doors was completely missing a handle and the glass inside the door frame - complete lack of privacy. The penthouse was also very warm, the AC was set on 68 and was reading 73. The carport reserved for the penthouse was also occupied a couple times by somebody else.
