Perfectly Small House

Small studio house, 560 sq ft, with all the comforts of home. Updated and smart home technology. Great for individual or couple. Many things to do in close proximity to home. Hop on the 300 miles of bike trail where an entrance is only a mile away. Then come home to grill and relax in your private hot tub. Take in all the sites and activities Xenia, Yellow Springs and Dayton has to offer. All close. Street parking across from house. Fenced in backyard for fido. We accept any size dog/dogs as long as you are a responsible owner.

Enjoyed our stay! House was the perfect size for 2 people. Very clean and had everything anyone could need. Also, it was nice to be able to park in a garage if you have a smallish vehicle. I would stay again if in the area!

One of our best stays

We've enjoyed dozens of good short term rentals, with "the perfectly small house" setting the new standard for thoughtful hospitality. Everything we needed--ice, a cold drink, a comfortable bed--was already there. And anything we might want--down to eyeglass cleaner--was on hand. Five stars and we hope to be back

Just got home from Ohio! Owners very easy to contact. Lots of good instructions provided. Wonderful place with more than one could ever need for a wonderful stay.

This house is adorable. It is amazing what they have done with the space. It has everything you need and Bonnie was the best host ever!!! Very attentive to our requests. Also, the location is perfect. Nine miles from Dayton and 9 from Yellowsprings. Willl book with Bonnie again.

Great space for a couple!!

We loved our anniversary getaway!! The home was easy to find, very clean and had everything we needed. We cooked several meals and the owners very kindly had some necessities like spices, butter, etc. to help. The hot tub was an amazing end to our days!

Fantastic Host and beautiful property

This was an amazing little place! Bonnie was an excellent host and went above and beyond. The property had everything you needed from snacks to extra towels. The location was in a cute neighborhood and had all the amenities you could need. Thanks for a great trip and we will definitely be back!

We’ve been missing out!!

This place is a hidden gem. From the minute we booked Bonnie and Dave were amazing to work with. You walk in to a house with absolutely everything a person would need. Even though we have family in town we can stay at, we will def be booking here from now on.

Cozy & Clean - Highly Recommend

This charming house is spotless with modern features and decor. The hot tub is a nice addition and the back patio is lovely. The hostess is as sweet as the house - going above and beyond with accommodations (like filling the fridge with drinks & snacks, leaving hand-made chocolate confections for me, etc). The location is central with easy access to coffee shops, restaurants, and fueling stations. I highly recommend this property for rest & relaxation, or even a stop along your travels.

This adorable house was perfect! Light and bright, just the right size. Comfy bed. Well-stocked kitchen. But the best thing was our host, Bonnie, who outdid herself in hospitality! We felt welcomed in every possible way, and we plan to stay here again during our next visit to Xenia.

Fantastic!

This was one of the best rentals on any platform I have used. Perfectly clean, adorably furnished and perfect interaction with host and met all needs. It’s hard to find nice spaces that allow dogs and I pride myself in making it looking like no one stayed there by the time we left. This place was perfect and while small, absolutely comfortable and perfect for single/couple travel. Thank you!

Hospitable perfect little place

Honestly we have never stayed at a better VRBO. It was absolute perfection. I was blown away with every little detail that was thought through. The place was extremely clean, super cute, and we were very spoiled with all of the thoughtful details of everything and anything we could have needed or thought of. The host went above and frankly way beyond what I've ever experienced at a vacation home, from the sweetest special treats and drinks to great local recommendations. We used all of it and are super grateful. Trust me you will want to stay at this one!

Best VRBO Experience Yet

We wanted to come check out Yellow Springs, but didn't want to stay in downtown. We found this house and from the beginning the communication with the host was incredible. When we got to house, we were so surprised with the "extras" the host left for us. Drinks, snacks, leaving the crockpot out since I had mentioned I would be cooking. I have never had such an amazing interaction or stay. We will definitely be back and we have recommended this to our friends as well!

This rental was the best VRBO we've stayed in! The hosts attention to detail was amazing, the house was immaculate and extremely well stocked. The size was perfect for the 2 of us and our big dog. The backyard was well maintained and our dog enjoyed sitting in the grass and watching the world go by. We highly recommend the Perfectly Small House.

The owners(hosts) are Very good, personable communicators. We had Wonderful conversations prior to my booking and stay-with every question answered and every request/concern addressed prior, while there, and afterwards. My 2 pups are family to me, and I’m pleased to say they were welcomed and felt right at home. The good sized, fenced in yard is an added bonus to any pet owner. The property is extremely well cared for, VERY CLEAN, along with the house, and the Interior is decorated simply with a serene and peaceful ambiance. The owners addressed every need with an effort to make my stay worry free. The hot tub was wonderful and a nice addition. The owners went over and above to make my stay very pleasant. I can rate them and their property very high, with no qualms at all - it met my needs and priorities perfectly. Plus, they were very helpful in recommending resources in the area.

Our second time staying at this property! We love staying here because the owners are so welcoming and they're always putting our favorite snacks in the pantry. They even give us a gift card to a local coffee shop that is amazing! We recommend staying here!

We were blown away at the items there to enjoy and make our stay amazing! The special treats and gc was so generous and greatly appreciated. the owner seems to appreciate their guest ! the bicycling access is easily achieved give the closeness of the property to the Xenia station (the hub). We will be back next year.

Bonnie has created a wonderful little oasis with this property. The inside is so thoughtfully laid out & well-appointed with everything you might need. She even asked about favorite snacks & beverages & had them on hand for me. Very good attention to detail! The AC worked well keeping it a pleasant temperature inside even with high heat & humidity outside that weekend and it drown out any noise from the street. I enjoyed my stay here.
