Welcome to the magnificent Bay of Cul de Sac.
Shallow turquoise waters, untouched island, beach clubs and cocktails, sand bank, pelicans and turtles. What else could you possibly need? Oh, yes: a place to stay.

Villa Ti Case is a new 5 bedrooms waterfront holiday rental, run by professional Property Manager Nina (read her other properties reviews on listings #891443 and #3893381) and located in a gated luxury residence occupied by private houses, holiday rentals and hotels.

Less than 5 min drive to: French bakery, restaurants and beach bars, beaches, grocery stores, souvenir and clothing shops, boat charters, water sports, equestrian center, hikes.

The Villa is equipped with AC in all rooms, optic fiber wifi, kayaks, beach towels, a washing machine and dryer, and much more.

The outdoor of the property features a shaded lounge patio, a dining area, pool deckchairs and a private access to the ocean via a gate at the bottom of the property.

The interior consists of:
- Ocean view Master bedroom on its own floor, with an office, bathroom and private furnished balcony. Bed set up: King-size.

- Second bedroom with ensuite bathroom, separate WC. Bed set up: King size or Twin beds.

- Third bedroom with an ocean view, shared separate bathroom, separate WC. Bed set up: king size.

- Fourth bedroom with shared bathroom. Bed set up: King size or Twin beds.

- Fifth bedroom with full ensuite bathroom, 1 king size bed. This bedroom is outside the main building with its own access.

- 2 fully equipped kitchen, convenient for 2 families or when you hire a private chef.

Cul de sac is a great area, it take a few times to get the hang of the one way only streets, everyone is very friendly, and the house worked well for our visit.

The entire management team the Bay Villas were amazing and so very accommodating. The house Villa Ti Case is absolutely fantastic and relaxing. Located in a quiet and family friendly neighborhood. Everything is within easy access kayaking, Pinel, Anse Marcel, markets bakeries etc. Very central location in lovely French Saint Martin. We are already planning our return trip.

Cul de sac

We had a magical week and really enjoyed the location and gorgeous views from the house. We all loved using the kayaks and proximity to Pinel Island. Perfect space for our group of 8!

Paradise in a quiet neighborhood

Our stay at Villa Ti Case for 18 nights was amazing. Nina, Melissa & Kevin were always quick to respond and address any needs. The housekeeping team was friendly and efficient. Located in a quiet neighborhood overlooking Pinel island, which we kayaked to, twice. Only 10 mins by car to Orient Beach, downtown Grand Case and 6 mins to Anse Marcel, just a perfect location. We would happily booked this house again.

A week in paradise!

We just got back from a perfect week in St. Martin! This villa is perfect for two families. Plenty of space for everyone. Kitchen is well stocked and has everything you could possibly need. Welcome snacks were amazing especially after a long day of traveling. Nina and Kevin were amazing and very responsive. The location is perfect and close to Orient Bay and Pinel Island. 100% recommend and would stay again!

Great location, kayak to Pinel, 2 kitchens

We had an excellent stay at this house with 8 adults. The location has a wide view of Cul-de-Sac Bay even though its 1 house back from direct waterfront. We loved taking the kayaks to Pinel island and spotting sea turtles along the way! Having 2 refrigerators in the house was very convenient for storing plenty of food and drinks. Individual AC in every room if needed. Communication with the property manager was seamless and they were always responsive and helpful!

Absolutely loved staying at Villa Ti Case. It is a gorgeous, relaxed, perfect seaside home with the best view.The house has everything you need. The best patio, comfortable beds, pool, every kitchen supply, even laundry detergent, a first aid kit, leftover liquor and spices. The concierge team of Melissa and Kevin were kind, helpful and responsive with recommendations on beaches, bakeries, and a hospital when my husband broke his arm.I could sit on the patio with the view, the breeze, listening to the sea for days. We would rise and read books over coffee and fresh croissants in the morning, plan our day to one of the amazing beaches, have happy hour by the pool before heading to another phenomenal dinner in Orient or Grand Case. The view of the bay and Pinel is perfection with constant rainbows and birds chirping. We loved kayaking to the sandbar and the small island's beach. We also took the ferry for only 12/person round trip to Pinel, but I saw many people kayak there as well. It's a quick drive to the grocery store, boutiques, delicious bakeries, great restaurants, plus the beautiful sandy beaches at Anse Marcel and Orient.One day we drove to the Dutch side of the island, but we much preferred the quiet and quaint local area of Cul du Sac and Villa Ti Case. Please know there is not a sandy beach directly in front of the house, but you can swim there. There is also construction next door during the day, but it did not bother us.We will be back!

An exceptional retreat for families and friends—expertly managed with the care of a local touch

I've been vacationing in Saint Martin for over five years, always renting through Villaway—a family-run company led by the Jouans, who live locally and treat every guest like a neighbor. This was our first stay in a home they manage but do not own, and I’m pleased to say that the Villaway standard of excellence continues seamlessly. Villa Ti Case is an ideal retreat for two families or a group of friends. With five thoughtfully arranged bedrooms—including a detached studio for added privacy—four full bathrooms, two living rooms, a full kitchen, and a kitchenette, the layout offers both shared enjoyment and personal space. We stayed with our infant daughter and a longtime friend, and each of us felt completely at ease. The home is impeccably maintained, tastefully appointed, and provides a rare balance of openness and privacy. It’s nestled behind my usual villa, offering the same tranquil setting near Cul-de-Sac and quick access to the best of the French side (especially swimming and kayaking to Pinel Island). The real difference, though, is in the management. The Jouan family’s background in luxury superyacht service shines through—they understand not only what quality means, but also how to provide it with discretion, care, and professionalism. Their presence is never intrusive, yet always reassuring. This is the kind of place discerning travelers return to—again and again.

Une villa au top pour profiter au mieux

C'est une superbe villa, avec une très belle piscine et surtout une vue exceptionnelle. Le propriétaire est très sympa, à votre écoute et il a tout fait pour que notre séjour se passe super bien. Point d'attention, la piscine est partagée avec la villa mitoyenne, nous avons eu la chance d'avoir des voisins sympathiques et discrets. Merci encore Bruno et à très bientôt, on l'espère.

"We have had the perfect ...

"We have had the perfect holiday in this lovely, well maintained house, set in a nice tropical garden with a swimming pool, and part of a gated area. It is situated in a very quiet part of the island, much less build up than the south (dutch) part. It was ideal for the children, who could enjoy both the garden, and the nearby easy access to the sea (mostly for snorkeling, as there was little sand there, but with lots of fish to see in the rocky areas not far form the closest access). The house is decorated with taste, and very well equiped, but for us the view was the major asset, with the famous "Ile Pinel" right in front of the house and we were always looking forward to the meals taken on the terrasse! You will need to have a car to go to a proper sand beach - a few of the best ones are a couple of miles away- but this is not a problem, as all beaches are different on this island, and we felt like visiting a different one each time! There are also plenty of very good utility shops around, a nice and modern supermarket 1 mile away, and the famous "grand Case" restaurants are only 2 miles away! After 10 days, this really felt like home, and if we return to St Martin for another holiday (which we all hope), we will definitely go to the same place!"

"Staying at cul de sac wa...

"Staying at cul de sac was the best time I've ever spend since being back. The house is clean and well furnished with everything. The location is breath-taken and the kids love spending time in the pool which is always clean. Nothing beats getting up at dawn to open the wide doors and seeing the warming sun rising right before your eyes. Staying here made me realize how precious sint maarten really is. You do need a car to visit other places, but when you return to your little house on the beach side, all the business vanishes away. The surroundings is very quiet (besides my two kids). I had one downpoint, no english speaking channels on the television - all french. With such a wonderful, relaxing place, who needs television? I will return,and keep returning."
