You and your group can play games in the large open family room or indulge in your favorite movies on the 55-inch cable TV, one of 4 TVs. However you choose to spend your day, you can return home to relax on the porch, cool off in the outdoor oceanside pool, or bbq in the picnic are. No need to pack beach supplies. We provide our guests with beach chairs, umbrellas, towels, and a cart/wagon.ï»ż

It is not an app, and you do not have to sign up for an account - itâs a safe and secure website. It also gives you a guest portal with all the info about the home and all of my favorite local spots.
Upon a confirmed reservation, you will need to sign (digitally) the complete Rental Agreement. The Rental Agreement is as follow:

GUEST AGREEMENT
This legally binding agreement is between the Guest (the person booking the reservation) and Smokies to Sea Property Group, LLC (âHostâ), the managing entity of the short-term rental property located in South Carolina. This agreement outlines terms of occupancy, responsibilities, liabilities, and protections for both the guest and the host.
By reserving and/or staying at our property, you agree to the terms herein.
1. CHECK-IN & CHECK-OUT
âą Check-in: After 4:00 PM
âą Check-out: Before 10:00 AM
âą Self Check-In: Guests will receive access details via smart lock or digital system upon completion of guest verification.
âą Early Check-In / Late Check-Out:
May be available upon request and subject to availability. Additional fees may apply. Guests staying past checkout time without prior written approval will be charged a late check-out fee.
2. GUEST VERIFICATION & DAMAGE WAIVER
All guests are required to:
âą Submit a valid government-issued photo ID
âą Sign this rental agreement
âą Purchase a non-refundable damage waiver in lieu of a traditional deposit. This policy protects the property for minor accidental damages and holds guests accountable for significant or negligent damage.
Damage Waiver Fee: $35 (up to 10 nights).
Guests acknowledge that they are financially responsible for any damages or losses beyond what is covered by the waiver.
3. HOUSE RULES
âą No smoking or vaping of any kind on the premises
âą No pets (unless in accordance with ADA for service animals)
âą No parties, events, or unauthorized gatherings
âą No unregistered guests
âą No tampering with WiFi routers, security devices, or smoke detectors
âą Quiet hours: 10:00 PM â 8:00 AM
âą Use of amenities (grills, pools, etc.) is at guestâs own risk
4. CANCELLATION & REFUND POLICY
Our cancellation policy is stated on your booking platform and applies without exception. No refunds will be given for dissatisfaction with the property, weather events, travel delays, or early departures.
We highly recommend purchasing travel insurance.
5. DAMAGES, FEES & FINANCIAL RESPONSIBILITY
Guests agree to:
âą Leave the property in clean, undamaged condition
âą Pay for any necessary excessive cleaning, property damage, missing items, or misuse
âą Not rearrange or move furniture
Guest Responsibility: Any damage beyond normal wear and tear or in excess of the waiver will be charged to the card on file. You agree that by booking and staying, you authorize Smokies to Sea Property Group, LLC to charge your card accordingly.
6. CHARGEBACK PROTECTION
To prevent fraud and misuse of the payment system, guests agree to the following:
âą Chargebacks are not permitted for stays where check-in instructions were delivered and the guest gained access to the property
âą In the event of a dispute, this signed agreement, ID verification, and records of digital access will be presented as proof of service
âą Guests agree that submission of this agreement is a confirmation of services rendered and constitutes a waiver of any unauthorized payment dispute
7. RIGHT OF ENTRY
Smokies to Sea Property Group LLC, its representatives, and licensed maintenance providers reserve the right to enter the premises for necessary repairs, inspections, emergencies, or to enforce the terms of this agreement. We will provide advance notice where possible.
8. LOCAL LAWS & OCCUPANCY
âą This agreement is governed by the laws of the State of South Carolina
âą Maximum occupancy and parking limits must be observed at all times
âą No subleasing is allowed
âą Commercial activity is not permitted unless expressly approved by the Host
9. GUESTSâ RELEASE OF LIABILITY
Guests agree to use the home, outdoor space, and amenities (stairs, decks, water features, grills, etc.) at their own risk. Host is not liable for injuries, accidents, loss, or damage to guest property during their stay.
10. MAIL, DELIVERIES & PERSONAL ITEMS
âą We do not accept packages or mail on behalf of guests
âą Lost items may be returned at guestâs expense, but are not guaranteed
11. NO TENANCY CREATED
Guests understand this is a short-term license to occupy, not a lease. No tenancy is created under South Carolina law, and guests must vacate upon check-out time or be subject to removal.
12. AGREEMENT CONFIRMATION
By confirming your reservation, submitting your ID, and/or completing the pre-arrival process, you acknowledge that you have read, understood, and agreed to all terms of this agreement on behalf of yourself and all members of your party.
By signing or electronically accepting this Rental Agreement, the Guest agrees to all terms outlined above and understands that failure to comply may result in cancellation of the reservation, financial liability, and/or legal action.
