**MAX GUESTS 8. THIS IS SETUP FOR 6 ADULTS MAX and 2 children OR Teens and 1 infant. (pack-n-play size) NOT 8 ADULTS (3 beds are smaller and low to ground and shorter) This is NOT a PARTY PLACE. This a QUIET RESORT for family and friends. PLEASE DO NOT BOOK OUR PLACE IF YOU CAN'T FOLLOW THE RULES BELOW. Our place is very nice, we intend on keeping it that way. There is 24-7 security if there are any problems.

We have totally upgraded this luxurious, oceanfront condo in June 2023, where everything is new. We gutted the whole original home and started over. Over $300,000 in upgrades!

This feels like a stand alone home. Soaring wood ceilings with white beams throughout. Very spacious rooms and open floor plan. Lots of windows and light. End unit with no one above you.

*New white custom kitchen, cabinets, large pantry, lazy susan, spice rack, 2 glass front cabinets, white quartz counters, and back slash all the way up to larger 40 inch custom cabinets. New Maple wood cabinets on the island with new farmhouse sink. (we cut back the island walls for more flow, function and light from the large 12 ft lanai which allows the coastal breeze to flow throughout our home.

This is the warmer, sunnier side of island. Temperatures in the 80's year round but with the humidity most people prefer our AC.

*All new appliances including stove, refrigerator, dishwasher, microwave and large washer & dryer. 6-23

*New baths with new cabinets, quartz counters, lighting, new floor and shower tile, new custom half fixed glass in guest bath and master. We added an entire new bath with stand up shower and surround in loft.

*New white quartz counters throughout accept loft has Grey marble.
*New custom cabinets throughout, accept maple cabinets on island and Lanai.

*New gold fixtures in kitchen & master bath, new black fixtures in new 3rd bath attached in loft, new nickel fixtues in guest bath.

*Guest bath with new custom white vanity, white quartz counters and double sinks, new nickel fixtures, new bath tub, new tile, custom half glass in shower. New mirrors, lighting. New custom green tile behind sink and mirrors.

*Entirely New 3rd bath with shower attached to loft. New tile, lighting, floor(Black & white theme)
*New LVT flooring throughout and wood stairs going up to loft. (no carpet anywhere accept throw rugs)
*New electrical box and wiring throughout.
*New lighting, (added Dining room light and recessed lights in kitchen, undercounter lights in kitchen (new fan/chandelier in master bath & office)
*New fixtures throughout.
*New ceiling fans in every room and lanai. New exhaust fans in bathrooms.
*Freshly painted with subtle calming tropical colors.
*New furnishings throughout (cream colored leather sofa, power recliner and leather cream swivel chairs.)
*New designer decor.
*New mattresses and beds
*New bedding & linens, towels, beach towels.
Sleeps 9 plus infant. (Master has King bed, Guest bedroom has 2 long twin beds that can be converted to king bed and chaise lounge that can be converted to Queen bed. (2 separate mats great for kids.)

Loft is open to kitchen and living room and has *2 long twins that can be converted into King bed) and a chair converts to the twin bed (great for kids)

*Central air, with new compressor and coils and new thermostat in 2022.

*There is a new separate office for staycation with L shaped desk in case you have to get some work done (off the master bedroom) Can seat 2.

*We reworked and gutted the entire master bath. Luxurious master bath is huge with soaring wood ceilings, sky light, a new luxurious separate soaking tub *new custom white cabinets with white quartz counters, opened up large shower with custom half shower glass, large custom vanity with 2 sinks, new gold fixtures, gold Rainhead shower head, separate sprayer, white with gold marbled tile. 2 large touch light non fog mirrors, new medicine cabinet.

*New bar with new beverage refrigerator on the Lanai with new custom maple cabinets and black quartz counters, new sink, new fixtures.

The large Lanai with large comfy sectional with ottoman, small table, side tables, and 2 comfy wicker chairs that rock and swivel with 2 ottomans. There is a new wet bar with new beverage refrigerator, new sink, new cabinets, dishes, cups and coffee maker. It will be your favorite spot to relax and watch the dolphins and whales during whale season. Guests have said they see them breach right from our Lanai often during whale season which is November thru March, but December through February is best season for whales there.

Kanaloa at Condo has it all. It's a gated-resort on over 16 lush acres of tropical grounds located in the luxury resort area of Keauhou resort area. The resort area is located on the Pacific Ocean and Kona Country Club, (for the golfers out there), featuring a 3 pools and jacuzzis, one with unobstructed ocean views, one quiet adult, and one children's pool off the office with ping pong tables. You can see the ocean pool from our large Lanai in which you can watch seasonal whales and dolphins play. The fully updated condo with generous size rooms and high vaulted wood ceilings has everything you need to feel at home. Fully stocked kitchen, linens, coffee, all new appliances, and totally renovated with touches of home and designer touches.
The resort is a short distance to Keauhou shopping mall with restaurants, cinema, quaint stores, shaved ice, drug store, grocery store, post office and farmers market.
Beaches at Keauhou and Kahalu'u bays and we are just a few short miles from dowtown Kona.
One assigned parking spot near our private front porch and ample guest parking. (our complex allows 3 cars for our unit) 2 lighted tennis and pickle courts 3 swimming pools with spas, (one oceanfront, one quiet adult pool and one children's pool) 24-7 gated access and security, On site property maintenance.

We provide beach gear, snorkel gear, pool and beach toys, 3 small coolers, umbrella, chairs, boogie boards, snorkel gear, tennis, pickle ball and ping pong balls and paddles and wagon.

We are 14 miles or 22 min from airport and 10 minutes from downtown Kona. We are 1.3 miles from the best snorkeling black sand beach (which is known as turtle beach) and 5 min from white sand beach. You can also walk along coast from the gate at our ocean front pool and get in the water a couple min walk where there is black sand. (need tennis or hiking boots as it can get rocky near the end) There are a few other beaches close by and a bay with in a half mile where boats will take you out snorkeling, fishing, tours, and popular Manta Ray swimming at night that you can see at our place at night in Master bedroom window. (we walk there) You can swim, snorkel and picnic there with less crowds.

There are many brochures to look at in our place. Plenty to explore on the island!

*Please note there is a FULL set of stairs to walk up upon entry. It is worth it for the view and breezes and no one above you but if you have mobility issues, please be advised.

We normally are booked & can't accommodate late or early check in & outs. If we can accommodate it, we will let you know.
We have an air conditioned clubhouse with showers, pool, restrooms, TV, books, games and a shopping center right up the street with grocery store, long drugs, shaved ice, cinema, many restaurants, quaint stores and more if you want to get some shopping in before you arrive.

We will send you the many items we provide and things to do as your trip gets closer. We also have brochures and books on what to do on Big Island when you arrive.

HOE Rules to Keep It Nice:

1. No smoking or vaping anywhere inside or outside in the complex, including Lanai. (You can smoke outside the resort by the security guard post, which you can walk to from our place.

2. Quiet hours between 10 pm and 7:30 am. Pool hours quiet time 7pm to 10 pm. Please respect other neighbors & guests.

3. Nothing down toilets accept toilet paper (no kleenex or products)

4.*** No more than 8 people (2 people have to be over 30) are allowed in our place. 6 ADULTS MAX and 2 children or teens and 1 infant. (pack n play size)This is NOT designed for 8 adults as 3 beds are lower to ground and shorter.

5. There is a mandatory $30 fee for the resort key to get in & out easily. (plus tax) **When you arrive, please sign in at the desk at the office near our place and near the front entrance.

6. Hawaii is tropical and there can be bugs. We have our place sprayed often but please don't leave open food out.

7. NO loud music or parties. Take care of this as if it's your own.

8. NO BIKES INSIDE unit. You can rent bikes on the island all along Alii' drive. There is a place in downtown Kona where you can store bikes for Ironman.

9. Please wash off sand from feet, shoes, toys, boogie boards, etc., before entering our beautiful home and treat it as your own. There is a water spicket outside at parking spaces next door to ours you can use. We also provide a water pot at front door. There will be an extra $200 fee for extra sand in appliances & showers.

10. HOA needs first & last names of guests for 24 hr security guard & parking passes, 4 days ahead of trip.

12. Outside ring camera only for security.

Can’t say enough about this beautiful property. The place is beautiful but I have to say our happy place was on the lanai. The view and sound of the ocean is exactly what you envision when you think about a trip to Hawaii. Rita was so wonderful with the whole process and she gave us so many recommendations about places to eat, visit and all the high points of the island. Can’t wait to come back!

A little slice of perfection

I don't think we could have had a better stay then what we had at this property! It had everything we could have needed or wanted, including amazing sunsets, spacious living area and every beach toy! Rita was very accommodating with our scheduling, so responsive to our questions and made our experience exceptional. The view from the lanai was wonderful morning, noon and night. We wanted to spend all our time out there. The master bed is very comfortable and we appreciated the kitchen having all the things. The master bathroom is gorgeous, but so are all the bathrooms. The overall property was maintained just as well. The pool was cleaned daily, I constantly saw staff attending to everything. Location wise, being so close to the grocery store and a few restaurants was awesome. We visited the downtown area multiple times and it was such an easy drive. We can't wait to come back, this property checked all the boxes and lived up to what we dreamt it would be. Thank you so much!

Great Kona Property!

After booking the property and reading the reviews I had high expectations and I can say that it turned out better than I expected. The property is beautiful and very well maintained. Keep in mind that this is a resort and you get all the perks with it. The owner is lovely and responds to questions immediately. If you are considering this property I would tell you to just book it. It does not get better than this.

Pure perfection in Kona

Rita is fabulous! Her home immaculate. Her attention to detail, crazy spot on. Enjoyed every moment. Serious lovely from the moment you arrive till it’s time to leave. The pictures are not even as lovely as the home and the pictures are fabulous. She had tons of beach goodies too. Just splendid and can’t say enough about her or her home. Thank you Rita!!!

Do not hesitate on this booking! I searched many different stays in Kona on both booking websites and finally landed on Rita’s place. I am so glad I decided to book here. Rita’s description of her home was on point (included everything to make packing easy). The views from the the lanai were breathtaking, the feeling of home was welcoming and the peace and tranquility my family and I felt was what we all needed. The location of the resort was just far away from the busy downtown, but close enough to walk to grocery store or to catch the free Kona Trolley into town. Kids loved the pool, tennis courts and hot tub. We stayed with 2 other families on the resort and having a place to hang out and bbq at the end of a long beach day made dinners much easier and cheaper. Don’t hesitate on the booking. Being off the main strip is a whole different feel and something to be experienced. Can’t wait to come back!

I chose this area because its far enough away from the hustle and bustle of Kona, but close to shopping, the bays and favorite beaches.

Quels sont les atouts de cet hébergement ?

I love the soaring ceilings, the spacious rooms and the view from Lanai. Plenty of room for family and friends. The resort is very well kept with 3 pools and spas and well kept grounds. There is tennis and next to Kona Country club to golf that is open to the public. Great area!
