Welcome to " Good Vibes Only" @ Edgewater Beach Resort, this 2nd floor villa is located in Edgewater Beach Resort and offers 2 bedrooms, 2 baths, sleeps 8. With a spacious living room & a view of one of the lakes on property with water feature. One of the villa pools is steps away from the front balcony. Less than a 10-minute walk to the beach side or call the tram for a ride anywhere around the resort. Kitchen is stocked with everything you will need for meals inside the condo, making meal prep a breeze. Plenty of seating at the table or extra seating at the bar area. Large spacious living room that makes hanging out after a long day at the beach comfortable. Full size washer and dryer located in the laundry room.

As the only full-service resort on the beach, Edgewater Beach & Golf Resort offers an array of fantastic amenities that will make your stay unforgettable. Tee off in the morning on the Executive Par-3 Golf Course or get your competitive spirit flowing with basketball, tennis, and pickleball. Cool off in one of the resort's 11 pools or hop on the tram to reach the white sands and emerald waters of the Gulf of America. Indulge in refreshing daiquiris from the poolside bar, which you can savor while building sandcastles and enjoying the warm Gulf waters. Convenient outdoor showers allow you to rinse off the sand before taking a dip in the waterfall lagoon pool.

Please note prior to booking there is a 25-age requirement to book this condo & resort. Person who books must be 25 at the time of booking & present during the entire stay. This is strictly enforced. We do not allow 3rd party bookings. Failure to meet minimum age requirement upon check in guests will be evicted and will not be refunded for their stay. After booking a signed rental agreement & a copy of the person driver's license who booked will be requested. Rental Agreement & Driver's license must be sent back within 48 hours of booking to secure your reservation. If no signed rental agreement & driver's license is sent back within 48 hours guests forfeit reservation & will not be refunded.

This property does not allow Spring Breakers under 25 years of age. Absolutely no exceptions.

Failure to take out trash or excessive cleans caused from guest's additional charges will apply. The management company will have the right to charge the guest between $150.00- $300.00 for failing to abide by this rule.

No unregistered guests allowed in the property; violation of this rule will result in immediate eviction with no refunds given. We do not allow extra guests - including children of any age, we count heartbeats - and only allow the number of occupants, that the unit sleeps. This unit sleeps 8 people max per the fire marshal. This includes visitors as well. No more than 8 heartbeats in the condo at any given time. No exceptions. If the fire marshal is called to the unit because you are over the legal occupancy, you will be responsible for the fine associated with him coming out & will unfortunately be evicted without refund.

The resort allows up to 3 vehicles per unit. No more than 3 vehicles are allowed for this condo no exceptions. Two parking passes are already included in your booking total. If a guest wishes to purchase a 3rd vehicle pass it will be an additional $100.00 plus tax. Parking passes registered the same day of arrival will be subject to a $50.00 same day registration fee added to the parking total. Our company provides wristbands for all guests. We will leave 8 wristbands inside the condo before your arrival. If any are missing or damaged during the checkout inspection, you will be responsible for replacing the lost or damaged wristbands. Per the resort: Individuals found without wristbands will be instructed to leave the common elements of the resort. Those who refuse to comply may face trespass actions. The primary focus areas include the pool areas and the pedestrian bridge, though wristbands may be checked anywhere within the resort's fenced grounds. Compliance will be strictly enforced. Children under 12 years of age are not required to wear wristbands.

Please note we only provide a starter pack of Amenities, just to get you through the first night. As we don't want our guests checking in & having to run straight to the store.
One roll of paper towels, 1 toilet paper for each bathroom, 1 trash bag for each trashcan, 1 sponge for the kitchen, 1 cascade, 2 pods for laundry, 1 bar soap, 1 shampoo for each bathroom, & 1 conditioner for each bathroom is provided. We do not provide these items for your entire stay. Guests are responsible for purchasing their own amenities after their first night.

Check in is 4pm central on the day of arrival & checkout is 10am central on the day of departure. We do not allow or guarantee early check ins. By booking the guest agrees to wait to go to the property until the 4pm check in time or when you have been told by the office that the unit is ready.

Failure to check out by 10am will result in additional charges. Check out time is 10 AM: if you are not out of the unit by 10:15 am, you agree to be charged 50.00 per half hour until all guests have completely vacated the unit. Please be respectful to the guest checking in behind you & please make sure you & your party are checked out on time. As our cleaners are on very tight schedules.

Quiet Hours are 10pm to 8am – if security is called to your unit, management may evict without refund.

We respectfully ask all guests not to move the furniture around. All furniture must be placed back where it was found. During the checkout inspection if furniture is moved around & not put back additional charges will apply.
This is a nonsmoking unit. Evidence otherwise will result in a $300 fine & possible eviction without refund.

This property & unit are not pet friendly. Please note if we find an unauthorized pet in the home, you will be evicted without refund. If evidence of a pet is found at checkout, you will be fined a charge of $300.

Guests have complimentary access to the Fitness Center, Tennis Courts, & Pickleball Courts. To access these amenities, guests should check in at The Club's front desk & present their property wristband. Reservations for the tennis/pickleball courts can be made by calling the Club directly. Golf is not included with the rental & must be purchased separately. Guests can contact Edgewater for pricing.

Tram service will take you from your villa to the beach & gulf side. The tram runs from 9am till 10pm, during prime season and is free to use, just call them for a pickup or walk over to the gulf side, it's a short walk. The tram will not be running from November thru March. No outside golf carts or scooters are allowed within the resort.

The damage waiver included in the booking breakdown does not cover missing items. Examples: missing wristbands, missing beach towels, missing kitchen ware, missing linen, or missing parking passes. Guests will be responsible for paying for those charges.

There is a damage waiver included in the booking breakdown that covers accidental damages. The rate in the booking breakdown is for stays less than 28 days.
If a guest books a 28-90 night stay the rate does increase for those reservations. Guests will be responsible for the difference in the price.
Rates 28-59 nights will be $280.00 for the coverage & 60-90 nights will be $450.00 for the coverage. If you have any questions regarding this charge please inquire first before booking.
