Welcome to Sun, Sand, and Sunsets @706W at the Sunbird in Panama City Beach FL. Our owner-managed Gulf-front condo is designed for those who appreciate quality, comfort, and a truly relaxing beach experience.

PLEASE NOTE MINIMUM RENTAL AGE IS 25.

The Sunbird requires a separate amenity registration which will be sent to you via a separate link after your reservation is paid in full. The registration fee ranges from $47 to $59 depending on the number of guests. Parking is limited to one vehicle per condo, and wristbands are required for each guest. (Registration: $35. Wristbands: $6 per person 10 yrs and up.)

This is not a high-turnover investment property. It is our personal getaway which is meticulously maintained and thoughtfully appointed. Every detail has been chosen to create a clean, comfortable, seamless beach experience. From the quality of the bedding to the fully equipped kitchen, this condo is set to feel like a home, not just a rental.

Living Space
The living area is bright and welcoming with stunning Gulf views, a comfortable queen sleeper sofa, accent seating, and a large 60” TV, perfect for unwinding after a day at the beach.

Bedroom Retreat
The bedroom features a king bed with a pillow-top mattress, quality linens, and a calm restful atmosphere. You’ll also find a walk-in closet, charging stations, and a second TV for added comfort and convenience.

Bathroom
A clean, well-stocked bathroom includes a tub/shower combination, plush towels (including beach towels), hair dryer, and essential starter supplies.

Fully Equipped Kitchen
The kitchen is thoughtfully stocked with everything needed for a comfortable stay from quality cookware and full place settings to both a Keurig and traditional coffee makers, blender, crock pot, hand mixer, and toaster. The dining area offers seating for 4 with a view of the Gulf.

Resort Amenities
The Sunbird is a gated, beachfront property with 24/7 security and a relaxed, well-kept atmosphere. Guests enjoy access to three pools (including a seasonally heated pool), tennis/pickle ball/shuffleboard courts, fitness room, grilling areas, and outdoor dining spaces.

The complex consists of two separate buildings; an East Tower and West Tower which are separated by the main pool with two smaller pools located on the side of each tower. 706W is located in the center of the West Tower.

Important Information: House Rules
• Minimum rental age: 25
• Maximum occupancy: 4
• No pets
• No events, parties, or large gatherings
• No smoking or vaping of any kind inside the condo or on the balcony
• No hanging swimsuits, towels, clothing, etc., from balcony railings
• No tampering with ring doorbell camera
• Do not remove household items from the condo (i.e., furniture, cushions, pillows,
bath towels, dishes, balcony furniture including balcony table)
• Common areas are monitored by video surveillance
• Quiet hours begin at 10:00 pm. It is a felony in Florida to throw or drop anything
from a balcony. This includes cigarette butts and liquids such as water.

• Keyless entry provided after full payment

Failure to comply with house rules, exceed the maximum or 4 guests, remove household items from the condo, or tamper with the Ring doorbell camera may result in eviction without refund and loss of damage deposit.
