Located in a charming older neighborhood in historical Bradenton - mornings and evenings can be spent strolling along the waters edge and watching the boats in the River.A short drive away is the pristine award winning Ana Maria island beaches.

This updated 2 bedroom 2 bathroom home includes a huge Florida room to relax, watch tv, or play a game of ping pong. The kitchen is fully equipped with items to enjoy your stay. Coffee starters are provided. The home has a fairly open floor plan with 2 living areas, a large dining area and a dedicated work space complete with docking station, laptop stand and extra monitor. The home is equipped with a netgear high speed router to help with work calls and streaming throughout the home. The large Florida room overlooks the backyard and dock on the canal.

The Sofa bed in the Florida Room is a queen size and the sliding door leading to the rest of the house closes, so the room can funtion like a private bedroom as well. The trundle under the bunk bed (inthe 2nd bedroom) is a twin size. The bunk bed is a full size on the bottom and a twin on top. Head clearance on the bottom bunk is low.

2 fishing poles and tackle box and a bunch of beach gear (chairs, umbrella, towels, sand toys, beach cart, etc). Lots of games for the whole family.

The Riverwalk expansion is about a half mile down the road and is a full 3 miles long. The Pittsburgh Pirates practice less than 2 miles away and the famous 3 Keys Brewery is less than a quarter mile away and easily walkable. Cook on the grill, fish off the dock with the provided fishing poles, play a game of jenga or connect 4, practice your putting, or just relax, overlooking the water. There is also an outdoor shower for rinsing off after a day at the beach.

Fish often jump out of the water on the canal, so don't be alarmed. Fun to sit and watch. Manatee sometimes will swim in the canal as well.

At night, be aware there are possums, racoons and other nocturnal creatures around the back and front yard. And it's Florida - plan on bugs all times of the year. Bug spray is provided for mosquitos and no see ums.

During busy season, plan to get to the beach early to find parking. Any time after 11am and parking fills up.

If you're in the mood for fine dining, Michael Johns (MJ's) Restaurant is 1.5 miles away. It's rated in the top 10 Sarasota/Manatee French-American Steakhouse.

Closest public boat ramp is right of 64 (3020 Manatee Ave E), less than a mile from the house.

The detached garage in the backyard is not part of the space available for rental. This is unavailable for use.

Quiet neighborhood. Canal home on the Manatee River with access to the Gulf of Mexico. Bring your boat!

If using dock to tie up boat, there will be an addtional $150 fee for the stay.
Additional liability waiver will need to be signed if tying up boat to dock and boat insurance will need to be shown / provided. Lift not available.

No diving in pool or water in the canal.

There is a fence separating the water and dock from the backyard but extra precaution needs to be taken. There is also a fence separating the back patio from the pool area. There is an additional lock on the Florida room door at the top of the door that needs to remain locked at all times when children are present. Please leave the chime / alarm to back door set, so it sounds when the door is opened.
No parties whatsoever. Airbnb has strict policies about parties. Any parties are immediate grounds for eviction with no refund for unused days.

Quiet times are 11pm - 8am daily.

Everyone staying at the house must provide full names for insurance purposes. Only those stipulated will be allowed to stay the night.
Max occupancy is 8.

Utilize everything at Cottage on the Canal at your own risk.

The detached garage in the backyard is for the owner and not useable by guests at any times.

Keep the top lock of the door in the Florida room leading to backyard locked at all times when children are present.

Pool is to be used at own risk. No lifeguard on duty. NO dogs in pool at any time. Gate leading to pool must remain closed and locked when children are present.

Must sign liability waiver and show boat insurance when docking boat at property. $150 boat docking fee.

Pet fee is $100. 2 dog maximum. Breed and weight need to be disclosed at time of booking. All dogs must be cleaned up after. Dog bags are provided - dispenser is located on fence in backyard by the grill.

Any tampering with the internet is grounds for immediate eviction from the property with no refund for unused days.

Please read ALL the following instructions carefully and completely.

Air conditioning: Please keep the doors & windows closed while the air conditioner/heater is on. Exposing the home interior to our humid environment can lead to mold issues and will cause the HVAC system to work overtime. This stress on the system can cause it to freeze up, malfunction or stop functioning all together, leaving you without air conditioning.

Children must be supervised at all times in the backyard.

Backyard: This property is located on the water, so there will be nocturnal critters that will make their way into the yard. Raccoons, Possums and other animals will show up in the yard from time to time.

Gas Grill: This is powered by propane. The grill might need to be lit with a lighter (located in the kitchen). The grill brush and spatula are located in the kitchen and are labeled as such. Please make sure that all propane is turned off and please put cover back on the grill a
after each use.

Sheets Towels and Blankets: There are extra towels and blankets. Linen for sofa bed is located in Florida room. Linens for trundle bed are in the bedroom closet.

Trash: Please take trash out to the receptacle in the carport and take trash receptacle to the street upon departure. Trash days are Monday and Thursday. Please place the trash receptacle at the end of the driveway the night before.

CHECK-OUT INSTRUCTIONS: Upon departing our home at the end of your visit:
Please don't forget to sign our guest book by the front door!
please turn the A/C back to 77 degrees (summer months) or 68 (winter months);
take out all trash to waste receptacle in carport and take receptacle to street;
turn lights off throughout the house;
put all dirty dishes in the dishwasher ;
make sure that all the doors are locked.
