Fairway Villas Waikoloa Beach Resort K22 is the larger floor plan of the 2B2B condo.  This is a beautiful, well appointed 2 bedroom, 2 bathroom condo located on the 2nd floor (elevator available) next to the resort amenities offered, including infinity edge pool, spa, BBQ, and Gym.   New kitchen 2022.  Great lanai overlooking Kings' Shops & fairway- morning noon and night views.   Discounted golf, beach toys and so much more!  Gated community with 1 assigned space. Walking distance to many restaurants and shops at Kings' and Queens Marketplace. Starbucks, Roy's, Tommy Bahama, Lava Lava Beach Club, Island Calls at Marriott, Macaroni Grill and many others. Large gourmet grocery store with deli as well.
A-Bay walking distance. Many other local beaches within 1-5 miles. Marriott Hotel is located across the street and Hilton Waikoloa Village is just down the street.
Discounted Golf available. Adjacent to Fairway Villas (Condo overlooks fairways). Includes Gold Member Benefit at Waikoloa Golf- Beach / Lakes / Kings' (9 holes each). Current benefit is just over 50% of of regular rates! Does not include tax. Must call for tee time in advance.
We have now owned K22 for just about 3 years. We have been busy updating the condo to provide a comfortable, yet luxurious experience for our guests. We have just updated kitchen appliances- all stainless steel. We have replaced all the glassware, flatware, dishes, pots, pans, and kitchen necessities. We have toaster, coffee maker, grinder and other essentials. We also just upgraded all the linens throughout the condo. We purchased luxury sheets and bedding sets from Tommy Bahama. We updated the living room with a new large television, power recliner, updated sofa sleeper, etc. We just replaced the king bed in master. We try to keep the condo updated and comfortable for our guests. We want you to have an amazing experience!
The maximum condo occupancy is 6- per condo association rules. We provide a king size bed in the master, two twin size beds in the guest room and a new sofa sleeper.
Fairway Villas is a community and not a hotel. We love that the association has guidelines to help make this a wonderful place for everyone to enjoy. It is not a place to stay if you want to have parties or smoke on property. Many people call this home and the Association has some rules and they impose fines (and can evict with no refund for repeat offenses) for anyone who does not follow the guidelines (these are not under our control)- the main ones are:
No smoking or vaping anywhere on property.
Quiet Hours are from 10pm to 8am daily.
No more than 6 people. You are allowed 2 visitors and the use of a single "visitor" space in addition to the one assigned parking space.
This is not a "party place", but it is a great place for those who want to enjoy a beautiful community with resort amenities and beautiful garden-like paradise.
My husband Brennan and I live in Hilo with our daughter. We love everything about the Big Island and would be happy to give you recommendations and any info we can to help you plan a wonderful vacation.
There are 11 climates here and there are so many special things to do. If you like golf, we provide Gold Membership discounts at Waikoloa Golf. Just let us know and we will add your name so you can access this. There are also 5 star golf courses all around.
If you want some beach time, there are several beautiful beaches. The closest is Anaehoomalu (A-Bay) - which is short walk from the hotel. We provide the essentials- snorkeling set, boogie boards, chairs, etc. and if you want to paddleboard, kayak, rent loungers with umbrellas there is a place to do so on the beach for a fee. We allow all of our guests to use these and if you buy something for the beach and want to leave it for others to use after you leave, you are welcome to do so. We have accumulated a really nice collection of everything you will need for a fun day at the beach. We only ask that you clean these items off and return them to where you found them so others can enjoy. The boogie boards are located outside on the lanai storage- no lock on the door, just pull it forward with the handle. The rest of the items are located in the guest bedroom closet.
If you want something more local- Spencer Beach is our favorite. Hapuna Beach is about 2-3 miles and is in front of the spectacular Mauna Kea Hotel--built by Rockefeller and worth a stroll.... it is amazing.
If you want to see all of the island we can let you know some of our favorite places- Volcano, Rain Forest, Exotic Fruit farm (fruit, nuts and coffee), Waterfalls, Star Gazing at Mauna Kea Observatory which is the best view of the galaxy I have ever seen (Lowell in Flagstaff is #2). For those who want to see the island by air- Blue Hawaii Helicopters are located just outside the main entrance of Waikoloa.
If you want to shop and dine- you are about .10 mile walk away from Kings' and Queens Marketplace. Great retail stores, restaurants, gourmet grocery store, Starbucks, Dairy Queen, etc. Very convenient and beautiful path directly from condo. If you want to see the Petroglyphs, put on some sturdy shoes and it is just outside the condo entrance. The Marriott resort is across the street as well. The Hilton and swimming with Dolphin's is just down the street.
If you plan to BBQ- there is a great BBQ area right by the pool. We have everything you need as far as platters, tongs, etc. Many people go to Costco as they arrive as it is close to the airport. As you know, Costco sells only large things- so many of our past guests leave items behind to share with future guests. We leave all non-perishable items in the cupboards and fridge. Please note that this is intentional and meant to pay it forward. You are welcome to buy your own, but please leave these items for other guests to use. Same for items that we have in the bathrooms. Many leave sunscreen, shampoo and conditioner, etc. under the sinks in both bathrooms. Please help yourself to anything you find. We do not supply shampoo, conditioner and shower wash but we do provide soap in both bathrooms. So many people have a particular kind of these items so we have found it is easier for all to have you just bring what you like to use.
We are located very close to the infinity edge pool and spa which has a beautiful pool lounge area with chairs and umbrellas. This is next to the BBQ area as well as the well-equipped fitness center at Fairway Villas. The building has an elevator so it is very easy access.
We do have a washer/dryer unit in the condo, however, due to allergies and preferences, we do not supply any laundry soap. Please bring some or you can easily purchase this at the grocery store at Queen's Marketplace.

We are the Johnson Family.    I have lived and worked between Hilo and Los Angeles the past 8 years.  The family I work for owns many agricultural farms that produce longan, rambutan, lychee, mangostein, coffee, honey to name a few.  In Los Angeles I work for their boutique hotels.   I have worked in hospitality for the past 30 years and from our family to yours we welcome you to enjoy our second home.  We just decided to move full time to the Big Island.  It is a magical and amazing place---so much to see and do.   We would love to share with you our favorites if you need ideas.  We live in Hilo but are only 75 minutes away and we have an amazing housekeeping and maintenance team who help us and are very close by.
Pourquoi avoir choisi cet hébergement ?
This is located in building K-  it was the model condo for the development.  It has an ideal location next to the resort like amenities for the condo complex---resort pool, large BBQ area, outdoor covered fitness center, clubhouse, and of course those views.  We overlook the incredible fairway, you can not beat the incredible sunsets and the stars at night.  You can see Kings' Lake directly in front and at night it is so beautiful to see the glow of the lights from the Kings' Shops.   Shopping, dining, and the Marriott (by A-Bay beach) are all a very close walk away- across the street.
Quels sont les atouts de cet hébergement ?
Come enjoy K22----we have really tried to update the condo.  This is the largest model of 2B 2B at Fairway Villas-  extra dining area in kitchen, bigger master.  It is a large and comfortable condo.   Most everything has been upgraded--- new kitchen appliances, glassware, flatware, service ware, all new luxury linens throughout (Tommy Bahama).   In unit laundry, we have lots of beach toys and gear needed for the beach.   We offer you a genuine Aloha and hope to welcome you.......  Mahalo.
