We were surprised to read these comments, as no concerns were brought to our attention at any point during your stay, and we are always readily available to assist had we been contacted. Regarding the property's appearance, all furniture, décor, and facilities are accurately and thoroughly represented in our detailed listing photos, and the property is continuously maintained and updated on a regular basis — with the entire Game Room being a brand new addition just from last month. As for the fencing, the property is not advertised as fully fenced, and as noted in our house rules, children should never be left unsupervised around the pool at any time. The garage is accessed from the main level kitchen as clearly stated in the listing description and is intentionally not accessible from the outside for the safety and privacy of our guests. Concerning the AC, we clearly note in the listing and in the guest instructions that the system is designed to automatically shut off if an exterior door, including the garage door, is left open for more than 3 minutes to protect the HVAC unit from condensation damage. Our door sensor records confirm this occurred frequently during your stay, which is why the AC turned off as intended. Unfortunately, it was a particularly heavy and stormy weekend during your visit, and the protective weatherstripping on the basement door came loose during the storm, allowing some rainwater to seep in. As a gesture of goodwill during that stormy weekend, our pool vendor also stopped by to do a complimentary check on the pool to ensure the weather had not affected the water quality — a service we do not typically include mid-stay. As clearly stated in our house rules, vendors may be scheduled during a stay for pool, hot tub, or lawn service and guest presence is not required for outdoor visits. Regarding bugs, as outlined in the Rental Agreement, the property is situated in Georgia's naturally wooded environment surrounded by trees. Outdoor insects can occasionally find their way inside when doors or windows are opened, though they quickly succumb to our professional preventive pest control treatment. Bug spray is also provided at the property for guests' convenience. Finally, regarding pricing, we want to clarify that our rates were not adjusted for the World Cup, and your reservation actually benefited from an additional high weekly discount compared to our standard summer pool season rate for this large property. We do want to note that unfortunately the listed departure instructions outlined in our house rules and sent in multiple reminders were not followed by your group. Several USB charger blocks for our LED lights were missing after checkout, water balloon remnants were scattered throughout the pool area requiring extensive hand cleanup, and multiple linens were left badly stained and had to be replaced. We always strive to provide a great experience for guests, are always available to help during the stay and expect from guests to respect the property and follow the house guidelines.

We’d like to kindly share that all of our properties are treated regularly with professional, preventative pest control services both inside and out. However, due to Georgia’s naturally wooded environment with trees around — which can be seen in the photos of the property and mentioned in the Rental Agreement — occasional outdoor bugs such as water bugs and spiders can be present, especially in areas surrounded by trees. Before each guest’s arrival, the outdoor pool is thoroughly cleaned, and we also provide a net for guest use during their stay, as leaves and occasional bugs can collect throughout the day. Our cleaning team also removes spider webs during each turnover, and pest control treatments include targeted spraying for spiders. That said, new webs can sometimes appear quickly, particularly in wooded areas. We truly appreciate you staying with us and thank you again for your review.

However, we were disappointed to find that, unfortunately this time, there were violations of our house rules and multiple damages to the property caused by your group. We had hoped to continue welcoming you in the future.

Thank you for your feedback regarding 2659872. As noted in our Rental Agreement, check-in can be extended until 5 PM if needed for cleaning depending how the previous guests left the property, which on that day, our cleaner required, but fortunately only less than half an hour of that time. The dishwasher was fully operational before and also after your stay and was found used at check-out. All our mattresses are high-quality, checked frequently and replaced as needed. We understand firmness preferences vary and are sorry it wasn’t to your liking. Unfortunately, as mentioned in the Rental Agreement, in Georgia’s naturally wooded environment, bugs are to be expected outside, especially in areas with trees around (as seen on the pictures), and they can enter the home if doors and windows are left open, but would die soon after entry from the professional pest control treatment schedule. For guests convenience, we do provide bug-spray at the property for faster results if bugs should find their way in when they open a door. Leaving windows open and removed weather-stripping found at check-out likely contributed to them getting in. We’re glad you enjoyed the location, privacy, kitchen setup, linens, and hot tub.

We do mention on the rental agreements that the property’s readiness might get delayed to 5pm from 4pm, on days that the property has a same day check-in/check-out, and unfortunately this was one of those days. Our cleaners ensure that the garbage cans have ample space for each guest from the time of their check-in, until the next city pick up, and the cans are not necessarily emptied completely for each guest, as trash pick up is done by the city weekly. However, we do make sure there is space left for each guest and will also arrange additional mid-stay picks up in the event that it’s absolutely necessary. Unfortunately, our professional pool vendor was stuck in bad traffic on the day of your arrival and arrived within the first hour of your check-in to service the pool and hot tub, and we provided a courtesy notice of his later arrival ahead of time. The location of the exterior cameras is mentioned directly in the listing description, the one facing the backyard is high above on the back structure facing the back of the property with almost no visibility into the hot tub itself, in order to cover the actual backyard space.
