**Important Information - Please Read**

- Minimum Age to Book: 25 years old (No exceptions)
- Max Occupancy: 2 guests (2 children under the age of 12 are permitted as additional guests - Note: Children older than 12 are not permitted due to occupancy restrictions by the HOA. Entry will be denied if over the age limit)
- Incidentals Hold: $1,500. The hold is released on the day of checkout.
- Mail & Package Delivery: Mail forwarding is in place. Do not ship packages to the home. We cannot guarantee delivery.
- Rental Agreement: Must be signed prior to arrival
- Parking: 1 standard size vehicle
- Amenity Starter Pack: Includes hotel style soaps for each bathroom, 1 roll of paper towels, 1 roll of toilet paper, 4 trash bags, 1 kitchen sponge, dish towels, and a laundry pod pack. This is designed to get you through your first night only. Guests are responsible for purchasing additional supplies.
- Kitchen: Equipped with standard appliances and Keurig coffee maker
- Check-in & Check-out: Check-in at 4:30 PM CDT & Check-out at 9:00 AM
- WaterColor Trolley: Operates daily in season (April - Labor Day) from 9:30 AM - 5:30 PM
- Community Access: Complimentary access to all WaterColor community swimming pools, including - Camp WaterColor and the Beach Club. Guests must confirm the number of people in their party and complete the resort waiver at least 10 days prior to arrival to guarantee access.

WaterColor offers an array of activities and amenities, including pools, dining options, and recreational facilities. The WaterColor Beach Club features a main pool, infinity edge pool, and zero-entry pool with enhanced dining options. Guests also have access to Camp WaterColor, which includes three water features and a cabana bar. Enjoy walking trails, a basketball court, soccer field, playground, bike riding, and various water activities at the boathouse.

No Parties/Gatherings: Strict no party policy; max 2 adults and 2 children under 12 years of age allowed
Pets: No pets allowed

Smoking: No smoking in the home, on balconies, around pool areas, or in common areas
Food/Drinks: Not allowed in bedrooms
Rental Agreement: Must be signed to avoid cancellation without refund
Vehicle Restrictions: No RVs, trailers, watercraft, or large vans

Good Neighbor Policy

This is a family-oriented neighborhood. Vulgar language, loud music, large parties, and unauthorized events are strictly prohibited. Complaints of noise, disturbances, HOA rule violations, or law enforcement involvement will result in eviction and forfeiture of all deposits.
