Located within a short distance from downtown Carbondale, and near endless opportunities for hiking, biking, kayaking, fishing, golfing and more, this location is ideal.

Parking is very limited and street parking is prohibited. Park in public spaces located within neighborhood, maximum of 2 vehicles.

Garage is not available since owner stores personal vehicle however you are welcome to store bikes and personal gear.

Included in the price of your rental is an Administrative Fee for $59. This is required protection insurance provided by Waivo for up to $2500 in accidental damage. The full agreement and list of coverage details can be found in the Additional Rules section on the checkout page.

• Cancellation policy: Full refund if cancelled at least 30 days of arrival if booked through Airbnb, 97% refund if booked through all other platforms or direct (due to non-refundable 3% processing fee), 50% refund if cancelled at least 7 days of arrival if booked through Airbnb and 47% refund if cancelled at least 14 days of arrival if booked through all other platforms or direct , NO refund if cancelled less than 7 days of arrival if booked through Airbnb, if cancelled less than 14 days of arrival if booked through all other platforms or direct.

HOUSE RULES
A. Guest is responsible for all occupants of the home and must require that all rules herein, as well as the within the Guest Rental Agreement, are followed.
B. No one under the age of twenty-five (25) shall rent this property. All children must be under direct adult supervision at all times.
C. It may be requested that Guest take trash to the curb on the scheduled day(s) of trash removal, and not before, per the Guest Guide located within the Property.
D. Quiet hours are from 10:00 PM - 8:00 AM daily. Quiet hours consist of no music and keeping all audio at a minimum level out of respect for the surrounding residents.
E. Additional persons above the maximum occupancy of the home may NOT stay overnight at the Property.
F. Guest is responsible for any fine and/or violation that is imposed on the Homeowner due to the negligence of any person permitted on the Property by Guest.
G. Guest agrees not to use the Property for any unlawful purpose, including but not limited to, the sale, use or possession of illegal drugs on or around the Property.
H. Absolutely no hazardous materials are permitted to be in or around the Property at any time.
I. The burning of candles is not permitted within the Property, with the exception of birthday candles.
J. Under no circumstances may a stove, oven or range be used as a source of heat. All appliances are to be used only for their intended purpose.
K. Charcoal and Gas Barbecue grills may not be used inside any structure located on the Property.
L. Guest may not bring a grill (of any type) or fire pit for use on the premises.
M. Tents or other structures may not be erected on the Property without written approval.
N. Commercial photography or filming is not permitted on the Property.
O. All windows and doors must remain closed during inclement weather.
P. Guest shall notify Manager of any pest control problems.
Q. The use of any provided swimming pool or hot tub is at Guest`s own risk. Guest further understands that any interruption of use will not alter or change any of the terms of this Agreement.
R. Guest may not block the fire escape at any time.
S. The Homeowner does not permit gatherings at the Property. A disturbance caused by Guest or any person permitted on the Property during Guest`s stay which results in any police action or complaints from neighbors is considered sufficient cause for immediate termination of this Agreement with immediate eviction and forfeiture of all monies paid as permitted by law.
T. No towels or linens shall be taken from the Property. A cleaning fee is automatically added and charged for each confirmed reservation. Guest is expected to leave the Property in a neat and orderly condition. An additional cleaning fee may apply if excessive cleaning or trash removal is required upon Guest`s departure.
U. A mandatory damage protection policy fee for third-party accidental rental damage insurance will be automatically charged to each booking. Should the assessed damages and or the amount of missing items, exceed the maximum limits of the insurance policy, Guest shall be held responsible to pay for the deficiency.

Very cool place

Great space, nice kitchen (well supplied), nice bathrooms, lots of linens, comfortable beds, spacious, nice decks with great hot tub. Close to the road with lots of traffic. Easy drive to hiking trails.

Great Home

Location was great for us with a wedding at river valley ranch. The townhomes are right on top of each other but larger garage for 2 cars which was nice. Hot tub was such a nice amenity. And Host was extremely responsive

New and very nice unit

Was overall a good stay. All amenities accurate and worked. Upon arrival, it appeared the cleaners missed the "final phase" with trach in 2 areas not disposed of, dishes not put away and dirty towels in the closet. Since only 2 nights, did not bother with a call to fix as it was minor but needs future follow up. Other than that the stay was good.

Fabulous property - pristine condition.

Stayed here to preview the area as we are thinking of getting a second home in Carbondale. This was a great unit. Only drawback was we had 3 cars and there is no on street parking. However there was an easy workaround- park on the main st 1 block away or in the Park out back. We were warned about this is advance. Not a significant issue since we knew what to do. Fabulous view from the Living Room. Excellent appliances in the kitchen. Garage was tight for 2 cars but again we were warned about this. Would stay again in heartbeat - hopefully for longer next time.
