Thank you for choosing Breezy Vacation Rentals (BVR)! By booking, you acknowledge BVR facilitates your stay, while the Property Owner retains control.

Our policies protect guests, property, and neighbors. Booking confirms your agreement to comply. Violations may result in fees, termination, or removal without refund.

• Security Deposit / Damage Waiver:

• Stays under 30 days:
• Less than 13 guests: $500 refundable security deposit — OR
• Optional $99 non-refundable damage waiver (covers up to $199 in accidental damage).
• 13+ guests: $1000 refundable security — OR
• Optional $199 non-refundable damage waiver (covers up to $400 in accidental damage).
• Stays 30+ days: See Extended Stays section for details.
• Costs beyond coverage or excluded from the waiver will be billed per Payment Authorization & Exclusions.
• Deposits are due before arrival and refunded after checkout, less applicable charges.

• Extended Stays (30+ Days):

• Lease may be required; must be signed within 24 hours or reservation may be canceled.
• Security deposit amount confirmed with property owner. If none is specified:
• Average monthly rate ÷ 365 × total days of stay.
• Example: $5,000 ÷ 365 × 50 days = $684.93 deposit.
• A $200 deep clean required after all 30+ day stays, deducted from the deposit.

• Pets – ALLOWED:

• Pets must be pre-approved. Fee: $99 per pet/stay.
• Unauthorized pets: $200 per night + damages.
• No cats (due to allergies).
• Keep pets off furniture and clean up after them.

• Events – NOT ALLOWED. Unauthorized gatherings may result in eviction.

• Payments over $3,000 — If the platform doesn’t process payments, these must be made via an approved direct method (no credit cards).

• Check-in: 4 PM | Check-out: 10 AM.
• Early check-in/late check-out require approval & fee.
• Unapproved late check-out: $150 + $50 per hour. Additional charges apply if:
• Delayed or canceled incoming reservations: guest pays 100% of lost cost.
• Blocked calendar: guest pays the nightly rate, even if vacant
• Cleaners delayed: guest pays trip charge if a return visit is required
• Door/lock codes sent 30 mins before check-in once all steps are completed.

• Remove all trash and food from fridge/freezer.
• Return items/furniture to original location.

• Retract umbrellas, turn off pool lights, cover hot tub, secure outdoor items.

Property Rules
• No smoking, vaping, or marijuana indoors – $2,500 fine + damages.
• No illegal activities or weapons.
• Guest Count – Report # of guests at booking; changes need approval.
• Max occupancy: 20.
• Extra guest fee: $30/person/night over 10 guests.
• Quiet hours: 8 PM – 8 AM. Noise monitored; if you can hear it at the property line, it’s too loud.
• Follow HOA rules and local laws; the most restrictive rule applies.

Parking
• Park only in approved areas for this property.
• Driveway: All vehicles fully inside driveway (no street overhang).
• Garage: Allowed if not used for storage.
• Street parking – IS NOT allowed.
• Boats/trailers/ATVs –NOT ALLOWED.
• Do not block driveways, mailboxes, hydrants, or signs. No parking on grass.

Pools, Hot Tubs, & Water Safety (if applicable)

• No diving, running, or glass near water
• Always supervise children
• Pool equipment is off-limits; ask host for adjustments
• Replace covers when not in use
• Pool or hot tub cleaning may cause temporary downtime
• Service days vary
• Temporary maintenance downtime is not grounds for refund
• Natural bodies of water may have currents, depth changes, or underwater hazards

Freestanding Hot Tub Use & Care
• Follow provided step-by-step instructions
• Do not change settings
• Rinse off before use
• No lotions, oils, soaps, or similar products
• Excessive cloudiness caused by misuse may require professional cleaning
• See Hot Tub Cleaning section below for full policy

Hot Tub Cleaning (Freestanding Units Only)

• The freestanding hot tub must be used without lotions, oils, soaps, or similar products. These substances can cloud the water and damage equipment.

• If the hot tub becomes excessively cloudy due to guest misuse, a professional drain, cleaning, sanitization, refill, and chemical rebalance may be required. The cost for this service is $450 and may be charged to the guest.

Damages & Fees

• Charges apply for: property/furnishing damage, excessive cleaning, unauthorized guests/pets, missing items, smoking violations, parking violations, lost permits, and failure to follow check-out instructions.
• Any fines or costs from rule violations, HOA rules, or local laws may be billed to you.

Refunds

• Follow the cancellation policy shown on your booking.
• No refunds for early departure, appliance malfunctions, service outages, pests, or temporary loss of amenities due to maintenance.

Payment Authorization & Exclusions

By booking, you authorize Breezy Vacation Rentals to charge your payment method for any fees, damages, excessive cleaning, or other charges in this agreement not paid within 72 hours of written request. This authorization remains valid after checkout.

If damages or costs exceed the damage waiver coverage or security deposit, we may charge the card on file for the balance or submit a claim through the booking platform.

Damage Waiver Exclusions – Accidental damage only; does not cover:
• Damages/cleaning from unauthorized pets or guests
• Violation fees (smoking indoors, excess occupancy, noise, parking, etc.)..
• Guests are responsible for full costs of repairs, replacements, cleaning, and related fees for excluded items.

Severability

If any part of this agreement is found to be invalid or unenforceable, the remaining provisions will continue in full force and effect.

Relaxing Getaway!

I recently had a wonderful stay at this property that featured a fantastic pool. The location was perfect. The house was clean, spacious, and well-equipped, making it a comfortable retreat. Guys golf trip

Sean readily took care of a couple minor issues without hesitation. The house comfortably slept 15 men and it was in a great neighborhood with many places to walk. Overall, great host, great house and great location.

I absolutely Love this place! Our family spent Christmas here and if it were possible to give 10 stars I would! The hosts spared no expense in providing an excellent vacation spot. The decor was chic and upscale. The quality of the linens, towels and robes, all showed the importance of the guests to the hosts. They thought of everything, from extra toothbrushes, fully stocked laundry pantry, more than enough plush towels, and board games. We were looking for a place that would entertain us for Christmas if we didn’t want to get out. And this place exceeded that! The hosts were very friendly and accommodating. They were available if you needed them. We would go here again anytime, it was a very clean and awesome place. We enjoyed it

Second Time at This Lovely Home

We chose to stay at this home for a second time since it was so well maintained the first time. We dealt with the owner the first time, but a property management company has it now. The home is absolutely beautiful! We certainly love the location as this was a business/pleasure trip. We stayed for two weeks. The only negative I can share is that several maintenance issues that should be maintained on an ongoing basis have fallen through the cracks. Th response from the property management was that the cleaners were to have checked and handled those issues. That tells me there is a breakdown in communication somewhere. Other than that, the house has everything you could possibly want. Definetely recommend it!

Annoying noise notifications non stop!!!

We couldn't even enjoy the pool and dinner in the backyard without constant notifications about "high" level noise alerts. They had a device that would turn red if it even heard someone laughing. I got tons of text, emails, and even live phone calls. On the day of check out I started getting calls at 8am asking how checkout was...I responded by saying I dont yet, checkout is at 10am. Annoying calls and text the entire stay.

The guests mentioned they only had 2 people during their stay, but it was actually more (over 20). Our house rules clearly state quiet hours and no parties are allowed. We have a system that informs guests of our house rules to ensure the place remains quiet and respectful to our neighbors. Unfortunately, these rules were violated. Despite this, the guests left the unit in an okay condition. We always strive to be understanding and assume it was a simple mistake. However, their review does not reflect the actual situation, as the issues were caused by the guests

Really nice place

Nice place to stay very quiet neighbor hood. Pool was very nice comfortable living spaces. A lot of restaurants near by and shopping. Overall a great stay would definitely stay here again.

We loved everything about this place. The owners were very communicative and answered right away. As soon as we got there everything was ready and clean. My family and I loved every room, entertainment they had and the pool with hot tub was a plus!! Totally recommend!!
